WelcomeWe have hosted a number of successful property auctions during 2019 with a large variety of lots. This auction includes three unique properties which we expect to draw lots of interest:

SituationAccessed from Farm Lane, just off the B5000, about 1.5 miles north of the A5.

DescriptionA very interesting and possibly unique Lot, comprising the former icehouse serving Grendon Hall, set within an attractive parcel of woodland extending to approximately 0.54 acres, together with part of the River Anker nearby. Grendon Hall was the seat of the Chetwynd family until it was sold in 1911 and demolished in 1932.

The icehouse itself is of brick construction with a domed roof and entrance passage, with a main chamber approximately 4 metres in diameter. It is not listed and may lend itself to alternative uses, subject to planning permission.

The woodland comprises mostly self set mature trees, and incorporates a drainage channel for surface water from nearby houses. It has frontage to Farm Lane, which is believed to be a public highway, and benefits from a right of way to use the track along its southern boundary.

The river bed is about 300m west of the woodland, and comprises an area of about 0.132 acres, adjoining the Grade 2* listed Grendon Bridge.

There are believed to be no public or private rights of way to access to the river bed, and we cannot confirm the position with regard to any possible fishing rights.

The Woodland is protected by the Tree Preservation Order 713.026/4
