Comfort Controls chosen by Hilton Hotels and the Kane Group to provide a unique Building Energy Management system offering integrated bedroom and central plant energy efficient control at the new Hilton Bournemouth Hotel.
Mike Wood, Comfort Controls Project Manager highlighted that ‘This is an especially exciting scheme for us, as we are one of the first to implement the latest in hotel guest experiences, offering an attractive intuitive bedroom guest colour touch screen FCU controller for all 170 bedrooms. The environment can be adjusted, within limits, to specific preferences by the guests, assuring a perfect ‘front of house’ experience.’
The 4/5 star hotel development includes 170 bedrooms,
15 luxury ‘Ted Baker’ designed high level penthouse
apartments offering magnificent views over the sea and
the towns beautiful central gardens. A sky bar with sea
views, Spa with treatment rooms, swimming pool and a
celebrity chef run restaurant tops off the excellent
facilities for the guests.

importance, the additional operational ‘back of house’
benefits to Hilton, include the provision of fully automated
and energy efficient management of the 170 bedrooms. A
selection of instantaneous and historical management
data is also provided for the staff to understand and
manage the facility efficiently, for the benefit of both
guests and Hilton.‘
The system seamlessly assures that the bedrooms’ HVAC is
not needlessly operating at full capacity, with two levels of
energy saving modes depending on either booked/un-
booked or unoccupied/occupied.
This project is innovative in that it is one of the first projects to both integrate the central M&E services plant with all of the 170 bedrooms, by utilising the Schneider Electric system and the latest SE8000 FCU BACnet colour touch screen display. Uniquely, there is also a direct interface to Hilton hotel’s ‘OnQ’ worldwide room booking system, to automatically set the environment in the bedrooms, ready for the arrival of the guest.

Historically, hotels have disparate control systems in terms of controls for the central plant equipment and bedrooms. Due to cost and lack of suitable networkable sensor products in the industry, the bedroom controls are typically standalone and the hotel management team have limited or no information on conditions. One of the innovative solutions of this project is the use of a new range of SE8000 FCU compact touch screen controllers which come complete with integral in-put and outputs to control the room fan coil unit directly. Tradi-tionally this would have been achieved by two separate prod-ucts, which increased the instal-lation costs.
The SE8000 maintains the bedroom at 18–24°C when un-
booked and unoccupied. Once the room has a booking,
the system reduces the band to 20-22°C to make it com-
fortable ready for arrival. Once the guest enters the key-
card, the lights are available and the guest has full tem-
perature control. The SE8000 is also linked to the win-
dow to alleviate wasted HVAC energy when open.
Ian Wilson, Hilton’s Director of Engineering Support com-
mented ‘ We have been working closely on developing
this novel solution for our new hotel developments with
SE8000 manufacturer, Schneider Electric and integration
specialist, Comfort Controls. We are very pleased with
the outcome and performance of this first project and
look to expand the system in our future developments.’
The central M&E services are controlled by 7 No. Motor Control Centres located in plant rooms around the hotel. Each of these have their own networked Automation Server and IOU modules serving systems throughout the hotel over various communication protocols including: 4 x Packaged Chillers communicating to
Rooftop MCC via Modbus. 14 x Packaged AHU’s communicating
over BacNet/IP. 50 x Electricity meters monitored and
logged over Modbus. 250 x SE8000 controllers interfaced via
BacNet MS/TP to BacNet/IP.
The benefits to Hilton include the provision of full opera-tional, management and energy efficient management and data for the 170 bedrooms at this new hotel. The system seamlessly assures that the bedrooms HVAC is not need-lessly operating at full capacity, with two levels of energy saving modes depending on either booked/un-booked or unoccupied/occupied. As the SE8000 all in one attractive colour display, inte-
grated IO and networkability, provides a unique level of
minimised installation cost, this new unit ‘opens the door’
for Hilton hotels to have visibility and central integrated
control of the bedrooms as well as the traditional plant
room equipment.
