Exterior

Your homes exterior can have minor damage from settlement cracks or it can have major damage from structural movement or water damage. Protect your self with a professional home inspection.

Structure

Your homes structure extends from your foundation up to your roof support system. Ensuring there is no major issues can save a home owner a lot of stress and money!

Heating

Heating, Air Conditioners and HRV units are expensive to replace and also have to be installed properly for efficient and safe operation. Older homes may have Asbestos on boilers and ducts, which is a health hazard and expensive to safely remove.

Electrical

Knob and Tube and Aluminum wiring are 2 reasons insurance companies may not insure your home. Improperly installed electrical boxes and wiring may make your home unsafe and a fire hazard. Electrical panel is not allowed in bathroom and is illegal.

Plumbing

Poorly installed plumbing can cause wood rot, mould and moisture damage. If you buy a home with Galvanized Plumbing your insurance company may refuse coverage. Proper installation of supply and drain lines is important for your home plumbing system.

Roofs

Shingled roofs typically last between 15 to 20 years and will usually show early signs of failure on side of roof facing South.Ice Damming is the leading cause of moisture and shingle damage in Canada. Improper installation of insulation and lack of ventilation can wreak a terrible toll on your shingles and your ceilings.

Decks and Porches

Decks and Porches have to be built to the minimum standards set out in the Ontario Building Code. Some municipalities have added stricter requirements. Decks and porches require building permits unless they are less than 10m2 (107ft2) in size and not attached to the building or located at an entrance.

Home Inspection Report

Modern day Home Inspector’s provide a computer generated report which will address every part of your home and will generally contain around 80 to 100 pictures. Every defect will have a picture, describe deficiency and recommend a remedy or repair.
