Building Information Modelling (BIM) is both a new technology and a new

way of working. BIM is a term that has been around for a while in

manufacturing and engineering industries, and is now beginning to make

an impact in the construction sector.

ENERGY PERFORMANCE CRITERIAApproved documents L1A / B, L2A / B -

Conservation of Fuel and Power.

Some of this is actually very straightforward. AD

L1A (3.1 p7) defines a Dwelling as a “self-

contained unit designed to accommodate a single

household”, and that “buildings exclusively

containing rooms for residential purposes such

as nursing homes, student accommodation and

similar are not dwellings and in such cases

Approved Document Part L2A applies”.

A live-work unit (AD L1A 3.3) is defined as a unit

containing both living and a space for commercial

purposes. “The whole unit should be treated as a

dwelling as long as the commercial part could

revert to domestic use”.

Mixed use developments (AD L1A 3.4) where a

dwelling exists in a larger building that contains

other types of accommodation, ADL1A should be

used for each individual dwelling. However, for the

“non-dwelling” parts, including communal lounges,

common rooms, retail or commercial spaces AD

L2A applies.

An example of this application type would be

“Extra-care” homes where each resident has their

own self-contained accommodation, and

communal spaces are provided for social activities.

As part of our continuous product development process, Nuaire recently carried out a survey of its customers to ascertain

the design engineer’s views on the ventilation system design requirements for Student Accommodation (SA) and Care Homes

(CH). It became apparent that there wasn’t a straight-forward answer, and in many cases engineers choose from a variety

of guidance sources for flow rates, and also between AD (Approved Document) L1 A/B and AD L2 A/B (L1 – dwellings;

L2 – non-dwellings; A – new buildings; B – existing buildings) for the energy assessment criteria on SA / CH buildings.

Faced with this ambiguity, we decided to look at the guidance in more detail and the following should provide clarification

and demonstrate how we interpret it.

New changes to Part L1A and B, and Part L2A and B

come into effect from 6th April 2014.

VENTILATION CRITERIAApproved Document F and other guidance.

VENTILATION FOR DWELLINGSApproved Document F1 offers a great deal of

guidance on dwelling ventilation methods and

rates as shown in Tables 5.1a and 5.1b.

The available methods are :-

System 1: Intermittent extract from wet rooms

(i.e. kitchen, bathroom, utility room), and

background ventilators (trickle vents).

System 2: Extract from wet rooms using Passive

Stacks. (Trickle vents required).

System 3: Continuous extract (from wet rooms –

either using a centralised unit (MEV - Mechanical

Extract Ventilation), or several individual units

dMEV – decentralised Mechanical Extract

Ventilation). (Trickle vents required).

System 4: Continuous Mechanical supply and

extract Ventilation with Heat Recovery (MVHR).

The table below shows continuous whole dwelling

ventilation rates based primarily on the number of

bedrooms, and extract rates that “at least” match

these in normal operating mode, but with provision

to boost to a higher rate on demand.

Typically all of these methods result in an overall

ventilation rate of approximately 0.5 air changes

per hour.

Other criteria ensure that at least 0.3 l/s per m2 of

floor area is provided, and that an additional 4 l/s

per person are provided for occupancy levels above

normal (two occupants per main bedroom and one

in each of the other bedrooms).

Purge Ventilation:An additional requirement for

purge ventilation at 4 ach for each habitable room

is stipulated to “rapidly dilute pollutants and/or

water vapour”. Since the purge requirement is by

definition occasional and temporary, appropriately

sized open-able windows or manually controlled

local extract fans may satisfy this requirement.

ADF Paragraph 4.15 states that “Purge ventilation

provisions may also be used to improve thermal

comfort, although this is not controlled under the

Building Regulations”.

VENTILATION OF INDIVIDUAL STUDY /BEDROOMSThe guidance in ADF1 offers a starting point for the

evaluation of the ventilation requirements for an

individual study / bedroom. Where provided with

an en-suite bathroom, this type of accommodation

closely equates to a small single bedroom dwelling,

and a continuous supply to bedroom / extract from

bathroom rate of 13 l/s will satisfy all general

requirements (n.b. whilst floor area and occupancy

must also be considered, the need for purge

ventilation in individual rooms with no cooking or

maintenance whilst occupied is debatable).

Approved Document Part L2A covers work on

new non-domestic buildings and major extensions

to existing non-domestic buildings i.e where the

additional useful floor area is greater than 100m2

and 25% of the original building’s floor area.

Approved Document Part L2B addresses work on

existing buildings including extensions (smaller

than 100m2 and 25% of the original building’s

floor area), change of building use, provision or

extension of controlled services and fittings,

replacement of thermal elements and

consequential improvements.

Approved Document Part L2A General Guidance

states that a Room for residential purposes is a

room, or a suite of rooms, which is not a dwelling-

house or a flat and which is used by one or more

persons to live and sleep and includes a room in a

hostel, a hotel, a boarding house, a hall of residence

or a residential home, but does not include a room

in a hospital, or other similar establishment, used

for patient accommodation.

Approved Document Part L is concerned mainly

with assessment of energy performance.

The methodology or calculation tool used for non-

domestic buildings is SBEM (Simplified Building

Energy Model). SBEMmakes the following

assumptions about air flow rates:- (see table

below).

Consideration needs to be given to the comfort

requirements of the building occupants. Care

homes for example, require a continuously warm

environment and students are not known for their

ability to consistently control the ventilation

within their rooms.

Providing a mechanical centralised system would

generally ensure that the healthiest environment is

maintained. Manually opening a window would not

be seen as the most effective method particularly

for areas that have external pollution and noise.

CIBSE Guide A (Environmental criteria

for design).

Table 1.10 recommends an outdoor air supply rate

of 8 l/s per person for sedentary, occupants (e.g. in

a Care Home).

This outdoor air supply rate assumes that the

outdoor air supplied to the space is fully mixed

with the room air and should be adjusted if the

ventilation effectiveness, (see CIBSE Guide A

section 1.7.4), is expected to take a value other

than 1.

SMOKING IN CARE / RESIDENTIAL HOMESOur research has shown that it is typical for limited

smoking provision to be made for residents (not

staff) in this type of building. This being the case,

the most relevant specification data available is

offered in the Table 1.10 CIBSE Guide A.

(see table above).

Adoption of the outdoor air supply rates given will

not guarantee that non-smokers present will not

be exposed to harmful effects. Steps must also be

taken to ensure that there is no transfer of smoke

from areas in which smoking is permitted to other

areas (for example constant pressure control to

maintain a negative differential (see page 29).

The outdoor air supply rates given in Table 1.10

assume that the outdoor air supplied to the space

is fully mixed with the room air. These rates should

be adjusted if the ventilation effectiveness, see

section 1.7.4, is expected to take a value other

than 1.0.

Part F 1 Table 6.3 Ventilation of other buildings and

spaces states for Communal residential buildings to

refer to CIBSE Guide B:2005, Section 2.3.8. and

Good Practice Guide (GPG) 192 - Designing

energy efficient multi-residential buildings. The

latter document gives general information but was

last published in 2003.

CIBSE Guide B 2.3.8.1 - Communal residential

properties - are defined as buildings containing

separate residential units with some provision of

communal facilities. The Guide considers

residential care homes, student accommodation

and military barracks and says that ‘as with

domestic properties, effective ventilation is best

provided by reducing air leakage, extracting

moisture and pollutants at source, and providing

occupant controllable ventilation’.

CIBSE Guide B 2.3.8.2 Requirements – It is

stated that “Overall ventilation rates of between

0.5 and 1 air change per hour are generally

appropriate, however, where possible, residents

should be able to maintain autonomy and control

over their immediate environment”.

The degree of occupant control available must be

considered with regard to the capabilities of the

occupants. It is therefore recommended that

baseline conditions are maintained automatically,

with provision for authorised personnel to alter

conditions by a relatively small amount – or for a

limited time, before returning to default conditions.

In accordance with normal design practice, the

ventilation provision for higher occupancy zones

should be based on commercially acceptable

ventilation rates of 10 l/s per person, ideally with

demand control. For dining rooms, 1 ach is

appropriate, and for “process” (e.g. laundry,

kitchen) areas, specific design guidance should

be followed depending on the activity levels.

For example DW172 (Specification for kitchen

ventilation systems. www.hse.gov.uk) may be

suitable for larger premises with extensive

catering needs.

Provision should be made to include an

appropriate smoke control system. Approved

Document B Volume 2, addresses Fire Safety

within Buildings other than Dwelling Houses.

SUMMARYThe importance of a suitable ventilation system

should not be underestimated and there are a

number of ways the required performance

standards for ventilation can be met.

Each of these has their advantages and

disadvantages and the decision regarding which

one to implement will be based on various

criteria.

The choice to some extent will be dependent

upon whether it is a new build or refurbishment

project.

For multi-room requirements a zonal heat

recovery supply and extract unit with 80%+

efficiencies would provide the most efficient

solution. However regardless of the system

output, regular maintenance is required to

ensure the system efficiencies are maintained.

blocks through to individual refurbished houses.

Student accommodation can feature central

heating, communal lounges and kitchens, individual

bedroom/ studying areas with en-suite shower

Why ventilate empty rooms? Constant pressure is

ideal for student accommodation. A central extract

system provides the necessary extraction, linked to

all ‘wet’ areas such as bathrooms via a central fan,

which is normally positioned on a roof and unique

direct-acting multi position CVD dampers or NRG

grilles ensures operation only when room is

occupied.

Ventilation control for added safety -

Airemiser is a temperature and/or current sensing

control device that activates an extract fan when

either a cooker, bath or shower is being used – this

is particularly useful in student accommodation

and care homes. Airemiser as part of a balanced

ventilation system will help prevent condensation

problems and can assist in the reduction of false fire

alarms (a requirement of BS 5839-1:2002 section 3).

MRXBOX95AB-WH1 is designed to provide optimised balanced (supply & extract) mechanical

ventilation with heat recovery. Tempered air is delivered into ‘living’ areas whilst extracting moisture

laden air from ‘wet’ areas creating comfortable well ventilated homes.

The unit has the facility to commission the supply & extract fans independently on both minimum

and maximum speeds. The heat exchanger block can recover up to 95% of normally wasted heat.

MATCHING ATTENUATORS

A lower casing height makes for an ideal solution for ceiling, underfloor or slab mounted applications.

Side access is standard on XBC range however, bottom access is available, contact Nuaire for further

details. XBC’s unique design of centre line supply/ discharge connections together with configurable

intake/extract connections to either side of the unit provides multiple onsite flexibility.

XBOXER’s high efficiency heat recovery units are designed to save energy, improve indoor air quality and provide the

lowest noise breakout (when used as part of a system). By incorporating a high efficiency counter flow plate heat

exchanger (up to 95% efficiency) together with a segmented 100% bypass facility (patent applied for) complete with

automatic control and actuator.

Four G4 filters are fitted as standard (other options available) in the XBC models two of which are spare for install and

commissioning purposes and provide an extra 12 months of filtration. Units incorporate a choice of LPHW heater battery,

valve and actuator or Electric heater battery and burst fired temperature controller. Alternatively a ‘No Heater’ version is

also available.
