Entryway Lighting In July, electricians completed installing new unit entryway lights to replace the rusted and old lights that were original to the buildings. The lights needing replacement were only on the lower level units, located on the ceiling outside the front door. Several unit owners had already replaced their light and those were not included in the new installation. Backflow Prevention Device Testing In May, each unit’s backflow prevention device was tested by McDonough Plumbing, paid for by the Association. However, McDonough did not timely post the results with Manatee County. Thus, a couple of owners have reported seeing a $40 charge for the testing on their most recent utilities bill from Manatee County Utilities. If your bill shows this charge, report it to John Yilmaz, Argus Property Manager. He will have McDonough contact the County, and the Utilities Department will then credit $40 to your account. Roof Repairs A leak was found in the roof over units 7520 and 7522. Argus Management hired a roofing company to repair it; that work is now completed. 2018 Budget

The Board will be working on preparing it this fall.

In July, electricians completed installing new unit

entryway lights to replace the rusted and old lights that

were original to the buildings. The lights needing

replacement were only on the lower level units, located

on the ceiling outside the front door. Several unit

owners had already replaced their light and those were

not included in the new installation.

Backflow Prevention Device Testing

In May, each unit’s backflow prevention device was

tested by McDonough Plumbing, paid for by the

Association. However, McDonough did not timely post

the results with Manatee County. Thus, a couple of

owners have reported seeing a $40 charge for the

testing on their most recent utilities bill from Manatee

County Utilities. If your bill shows this charge, report it

to John Yilmaz, Argus Property Manager. He will have

McDonough contact the County, and the Utilities

Department will then credit $40 to your account.

Roof Repairs

A leak was found in the roof over units 7520 and 7522.

Argus Management hired a roofing company to repair

it; that work is now completed.

Road Repairs and Resealing

For our street, Marsh Orchid Circle, some minor repairs

will be made in August (date TBD), which should not

impact any driving in our neighborhood. We plan to

schedule the resealing of our street in September (date

TBD) and will send out emails and have information

posted regarding parking and other restrictions.

2017/2018 Tara CDD Assessment

The Approved Budget for Fiscal Year 2017/2018 from

the Tara CDD website shows a 7.63% increase for

Orchid Cove owners from our 2016/2017 assessment.

The 2017/2018 unit assessment will be $415.57,

compared to the previous year’s $386.11.

WELCOME NEW RESIDENTS

Please welcome Kathleen Faticone, the new renter of

Unit 7618. Kathleen is a registered nurse working at

Sarasota Memorial Hospital. She recently lived in Mote

Ranch. Kathleen has a daughter in NY and a son in

nearby Brandon. She enjoys yoga, staying healthy,

hiking and cooking. After telling her about some of our

local activities, such as the pool socials and wine tasting

parties, we know she’ll join us to meet new people and

enjoy the neighborhood. Welcome, Kathleen!

RULES AND REGULATIONS REVIEW

and Regulations (R&R) will be

reviewed in this and future

editions of the Connection.

This month, we’re highlighting

the Building Changes section,

which reads as follows:

“Building Changes

No unit owner shall paint or change the appearance of any portion of the exterior of the unit building without Board approval.

All interior window coverings must have a neutral or white/off white color or lining as seen from the exterior so as not to change the exterior color appearance thereof. Window film will be permitted providing the existing specifications on file have been followed and an Architectural Review Form has been submitted and approved prior to purchase and installation.”

ROAD CONSTRUCTION ON 1-75

Future Noise Barrier

By letter dated June 21, 2017, owners were informed by the Florida Department of Transportation (FDOT) of its decision to build a noise wall for our neighborhood.

Excerpts from that letter:

“The FDOT has been considering the construction of a noise barrier between Interstate 75 (I-75) and Tara Preserve Community in the vicinity of the State Road (SR)70 interchange in Manatee County. The improvements will increase the number of lanes on I-75 from a six-lane facility to an eight-lane facility and also include a redesigned interchange at SR 70.... “The FDOT has reached a decision regarding this noise barrier. Based on the results of the survey effort and federal requirements, this noise barrier will be included in the design plans for construction adjacent to Tara Preserve. Two noise barrier segments are to be built – the first would be 22 feet high and approximately 7,845 feet long near the western edge of the FDOT's right-of-way (property). A second segment within the SR 70 interchange would be located near the outside shoulder of the southbound lanes, and be 8 feet high and approximately 1,380 feet long….”

2017 World Rowing Championship

Beginning on Sept. 24 and running through Oct. 1,

the 2017 World Rowing Championships will be

hosted at Nathan Benderson Park in Sarasota (just

south of the UTC Mall). It will be only the second

time that the U.S. has hosted the event. If you’d like

to help out, go online at wrch2017.com/volunteers.

With 1,700 athletes from 60+ countries in

attendance, nearly 2,000 volunteers will be needed.
