ENERGY SAVING NOTES

- Geyser to be coupled to solar panels, to be wrapped with Isover non- combustable geyser insulation. Insulate hotwater piping where not built into wall, insulate all exposed hotwater pipes with Isover to a minimum R-value of 1.00.- Water saving - water saving or low flow shower heads, dual flush toilets, tap aerators. Energy saving bulbs to be used in house.- Isotherm to be provided to specialist contractor as per SANS 10400-XA.- All roofs to be insulated so that a min. R-value of 3.7 is achieved (to comply with SANS 10400-XA:2011: 4.4.5.1.). Type of insulation to be flexible polyester blanket (Isotherm or similar approved) with a density of 11.5kg/m³ installed as per SANS 204:2011 thickness min. 160mm and R- value of a min. 3.3 (for main roof) and min. 3.35 (for lean-to roofs).- Electrical installation to comply with local authority requirements and SANS 10142-1.- Plumbing installation to comply with local authority requirements and SANS 10400.- Natural ventilation to comply with municipal regulations and SABS0400 in terms of min. 5% floor area.- Natural light to comply with municipal regulations and SABS 0400 in terms of min. 10% floor area.

FLOOR CONSTRUCTION 1: GROUND FLOOR:Finish: Floor finish as shown, on 25mm screed on100mm 30MPa concrete slab to engineers details andspecifications on Isoboard® insulation (elsewherespecified) on Gundle® API USB Green 170Hm dampproof membrane under concrete surface bedsconforming to SANS 952-1:2011 laid with minimum150mm overlaps and sealed with Gunplas pressuresensitive tape on 50mm sandbed on min. 150mm wellcompacted filling. All compacted earth fill to becompacted to 98% mod AASHTO and not to exceedlayer thickness of 150 mm. Provide 193 mesh wherefilling exceeds more than 900mm. All floors to stoepsand patios to have efficient fall away from building. Allfloors to stoeps and patios to have efficient fall awayfrom building. All external tiles to be non-slip tiles.Skirting: As per GENERAL NOTES.

FOUNDATION WALL CONSTRUCTION:R.O.K Bricks Cavity: 50mm The inner and outer cavitywalls to be tied with pvs butterfly wall ties; 5 per sqm.Cavity to be filled with concrete from foundations up toground floor dpm.All Walls to comply with SANS 10400-K:2011.

ROOF CONSTRUCTION 3: CONCRETE ROOF:Concrete Roof as per engineer's details and specifications.Waterproofing: One layer derbigum SP4 waterproofing membrane, with 75mm sidelaps and 100mm end laps, sealed to primed surface to falls and crossfalls by "torch-fusion" finished with two coats bituminous aluminium paint. Waterproofing to beinstalled by an approved derbigum contractor under a ten year guarantee.Downpipes: Downpipe to be 100mmØ uPVC fixed in brick column with outlet intocatch pit.

CHIMNEY CONSTRUCTION:Line firebricks on concrete slab, against side- & back walls, stacked in stack bond.Built in Homefires steelhood in braai and fire place and finished with turbo cowl onchimney stack, all to comply with SANS 10400, Part T.

WATERPROOFING CONSTRUCTION: COVERED STOEP with BRAAI:Headwall - and Sidewall flashings with Counter flashings are to be counterflashedwith 150mm wide Geoflex acrylic coating, including white polypropylenereinforcement. Waterproofing to be installed by an Approved Derbigum Contractor.

CEILING INSULATION:Isover flexible 130mm thick Aerolite non-combustible lightweight fibreglass reinforcedinsulation blanket (Class 1 fire index rating), closely fitted with ends butted firmlybetween tie beams and laid loose on top of brandering between roof timbers, all inaccordance with manufacturer's recommendations.

CEILING CONSTRUCTION 1: MAIN ROOF:Finish: Gyproc 6,4mm RhinoCeil Value gypsum flush plastered ceiling with squareedged Rhinoboard fixed print side up with 32mm galvanised clout or semi-clout nails@ max. 150mm centres fixed to 38x38mm SA Pine timber battens @ max. 300mmcentres in one direction. All joints to be covered with Rhinotape fixed over joints andthen plastered with 3mm to 6mm thick Rhinolite gypsum skim plaster, all fixed totrusses, all in accordance with the manufacturer's recommendations. Ceiling to bepainted.Cornice: As per GENERAL NOTES.

CEILING CONSTRUCTION 2: CONCRETE ROOF:Ceiling to be finished with cement plaster and to be painted as per clientsspecifications.

TIMBER COLUMN CONSTRUCTION:COLUMN: 2 x 152x38mm Hardwood timber column posts with 76x50mm timber blockpieces (top&bottom), fixed on 5mm thick galv.steel plate with 30mm turnup. 12mmØgalv. steel rod fixed to 10mm galv. steel plate bolted to concrete floor slab.

WALL CONSTRUCTION 1:R.O.K Bricks Cavity: 50mm The inner and outer cavity walls to be tied with pvsbutterfly wall ties; 5 per sqm. Cavity to be filled with concrete from foundations up toground floor dpm. Closed cavity 2 courses below wall plate. Stepped dpm: 375micronembossed Brick grip at floor level, horizontal and vertical to doors and windows.Provide weep holes @600mm c/c max.All Walls to comply with SANS 10400-K:2011.

WALL CONSTRUCTION 2:R.O.K Bricks single skin: laid in running bond to be plastered and painted as perClients needs and specifications. All Walls to comply with SANS 10400-K:2011.

Prime surface with one coat Dulux Supergrip with anovercoating time of 12 hours and finish with two coats Dulux Wash 'n Wear Matt withan overcoating time of 4 hours.INTERIOR AND EXTERIOR WOOD: Woodgard Interior/Exterior Timbavarnish alkydevarnish to all interior and exterior wood. Sand with abrasive paper, leaving surfaceclean and dust free. Apply two coats Woodgard Interior/Exterior Timbavarnish with anovercoating time of 4 hours.

Internal Plaster: 10-15mm single coat of internal plaster shall be steel trowelled to asmooth, even and true finish.External Plaster: 10-15mm single coat shall be finished to a true and even surfacewith a wood float.All plaster surfaces shall be free from blemishes, cracks, blisters or other defects.Plaster shall turn into reveals and soffits of openings, and all angles shall be true andstraight with salient angles slightly rounded.

WALL FINISHES:INTERIOR: Smooth plastered and painted. Dulux Wash 'n Wear Matt adhesionpromoted pure acrylic paint to interior cement plaster or gypsum plaster. Surface tobe clean, dry and dust free with a moisture content of less than 15%. Prime surfacewith one coat Dulux Primer for New Plaster (Code: D192-0802) with an overcoatingtime of 18 hours and finish with two coats Dulux Wash 'n Wear Matt (Code: D170-0734) with an overcoating time of 4 hours. (Paint colours as per estate guidelines)EXTERIOR: Smooth plastered and painted. Dulux Weatherguard Ultrasmoothadhesion promoted pure acrylic paint to all exterior cement plaster. Surface to beclean, dry and dust free with a moisture content of less than 15%. Apply one coatDurafill Fillercoat (Code: M370-2700) with an overcoating time of 4 hours and finishwith two coats Dulux Weatherguard Ultrasmooth (Code: D186-LINE) with anovercoating time of 4 hours. (Paint colours as per estate guidelines)

WALL TILES: Kitchen and Scullery: Wall tiles laid above cabinets and counters tounderside of wall mounted cupboards.Ensuites & Bathrooms: Wall tiles laid from Floor to Ceiling height. Wall Tiles as perclients specifications.

FLOOR FINISH: all external tiles at COVERED STOEP & COVERED STOEP withBRAAI, must be NON-SLIP.

CORNICES AND SKIRTINGS:Cornice: Creative cornicing, polystirene cornice cataloque number: CC013. to bepainted as per clients specifications.Skirtings: Pedross Skirtings, code: MFS 120, 120x18mm high skirting board to beinstalled as per manufacturers recommendations. Skirting to be painted as per clientsspecifications.

PAVERS & PAVING:Smartstone Ibanzi Pavers 1000x500mm, 40mm thick, laid loose on ground towardscovered entrance.Smartstone Square Pavers 500x500mm, 40mm thick, laid loose on ground arounddwelling in garden.Smartsone Aztech Cobble paving, colour: Charcoal, size: 148x148x50mm covering150x150mm. To be used in driveway & drying yard.

LINTELS: All Lintels to comply with SANS 10400-K:2011.-Precast prestressed concrete lintels, which comply with the relevant requirements ofSANS 1504, may bebuilt into walls compositely with masonry in accordance with table 27 and figure 30.-Secondary reinforcement in accordance with table 23 shall be provided in theuppermost bed joint.-Where the width of piers between adjacent openings is less than 750 mm, theprimary reinforcement, as given in table 28 shall be provided at the top of the linteland extend across at least half of the length of the openings on either side of the pier.-Lintels shall be set in mortar and have a minimum bearing ofa) lintel that supports masonry only: 150 mmb) lintel that supports roof trusses of1) span less than or equal to 1,5 m: 150 mm2) span between 1,5 m and 2,5 m: 250 mm3) span greater than or equal to 2,5 m: 350 mm-All openings with clear span bigger than 3.5m to receive a reinforced concretebeam as per Engineers details and specifications.
