Roamingwood Sewer and Water Association Master Plan Update

The general and electrical contractors have begun the third

and final stage of construction.

Stage 3 home inspections are 96% complete and we

encourage all homeowners to call our construction office

and set up an appointment if you have not done so already.

The inspection is the first of two appointments where the

homeowner must provide access to the interior of the

house. The inspection takes about a ½ hour where we

inspect the electrical panel and sewer system in the home

to assess the compatibility with the new system.

RS&W continues to schedule second appointments in the

Stage 3 area to install the control panels for the street side

pumps or the new retrofit pump inside your home.

The installation of the new water and low pressure sewer

mains will continue on Lake View Drive West. Road

closures and detours will be in place, please allow for

delays.

CONSTRUCTION AREAS AND WORK SCHEDULING

All Hideout homes within the project area, whether they currently have a sewage pump system or not, will require a pump to connect to the new low-pressure sewage system.

Description and Nature of Concern Items that are considered part of “basic” project restoration will not be considered a complaint until such time as weather/temperature allows for project restoration and the contractor has progressed past that property’s location in its restoration. Standards for restoration within the easement areas will be deter-mined to be basic landscape restoration (i.e. grass, stone) but are not to include replacement of shrubs, trees, or plants that had to be removed or were damaged due to project work. What exactly is a Low-Pressure

Sewer System?

The sketch below illustrates how such a system

might look for homes with gravity and pumped sewer

service laterals:

Home wastewater would be diverted to a new buried

grinder pump station located on each lot. The grinder

pump station would discharge to a new pressurized

collection system.

The grinder pump stations might be located

anywhere along the general route of the home service

lateral … near the street or near the homes

themselves. There are pros and cons to each option.

Final locations and perhaps other siting options will

be determined during the design phase, after

surveying is completed.

What will be done to prevent the

backflow of sewage into my home?

The grinder pump station will be located outside,

between the home and the low-pressure sewer piping.

The first line of defense against sewage backflow is

the check valve (“backflow preventer” valve) on the

discharge side of the grinder pump, which closes if

flow is reversed in the line. The second line of

defense is a check valve built directly into the new

grinder pump. The third line of defense is the pump

station itself. In the rare event that the check valve(s)

leak back sewage from the collection system, the

pump station holding tank will fill and the pump will

switch on automatically and remain pumping to push

the sewage back into the collection piping. This will

also set off an alarm to alert both homeowner and

neighbors of a problem. If this happens, RS&W

should be alerted and we will respond.

The utility easements in the Hideout are 10 feet in from your property line along the road and 5 feet in from the property line along the sides and back of each lot.

Please note that the 10-foot area along the road starts at the property line, not at the edge of the road surface.

No permanent landscaping should be done in the easement area.

If RS&W needs to repair or replace a water or sewer line in the easement, the work involved may destroy what you have placed there.

Your water and sewer lines are buried on your property and you need to pay special attention to this.

Water distribution lines and sewer collection lines are buried in the right-of-way that surrounds your property.
