PricingIt is important from the beginning that you know exactly what your new home will cost you. To help you we have included some information here, however you will be encouraged to buy the maximum share you can afford and sustain between 25% and 75%.

Mortgage fees and financial adviceThe amount you pay will depend upon the product that your advisor suggests is most suitable. Some financial advisors will charge you for their advice and some will take a fee from your mortgage lender when you complete your purchase.Mortgage related costs can sometimes include arrangement, booking and valuation fees. Most lenders will require a minimum 5-10% deposit. You may be required to pay some fees in advance, some may be payable at completion and some may be added to your mortgage.

Life and critical illness cover Your lender may require that you have a life insurance policy in place. You may also want to consider other options that will cover you in the event of serious illness or disability.

Mortgage protection insuranceThis insurance should cover your mortgage payments in the event of sickness or unemployment.

Following completionBuildings insurance Your buildings insurance is already included within your monthly rent.

Estate management charge This a contribution from each property towards the maintenance of any communal areas on the development.

All repairs and maintenanceAlthough you are buying a share in the property, you will be responsible for all maintenance and repairs to your property. Should you wish to make improvements or alterations to the property, you will require consent from Connect Housing in writing.

We do not unreasonably withhold consent, but it enables us to ensure that any work complies with current regulations.

Utilities and council taxYou will be responsible for all payments in relation to gas, water, electricity and council tax at the property from the day of completion.

Other costsYou will need to organise payment of your own contents insurance and any other utilities that you require e.g. internet, telephone, satellite television.

Connect Housing is offering up to £500 towards your legal costs at completion.

CriteriaWhen assessing applications, we do not work on a first-come first-served basis.

We will advise you of the deadline for applications to be considered. We will then ensure that you meet the following criteria:

• First time buyers*• Unable to afford to buy a property that meets your needs on the open market• The affordable properties are for owner occupation only • The property must be your main residence and you must not have any financial

interest in another property• A local connection is preferred but not essential

*NB: Previous homeowners may be considered where there has been a relationship breakdown, but the property must have been sold subject to contract before we can consider the application.

We and our partners at Metro Finance conduct an affordability assessment based upon the information that you provide within your application form.

We do take into consideration individuals’ circumstances. Please provide any relevant supporting evidence along with your application.
