January | February | 2010 | 1 Wow, an you believe tat 2009 is over? And wat a great year for te real estate maret, too! We've seen some strong growt in te last year, and some noteworty reords ave been set. Everyting seems to be trending upward: Sales numbers, pries, and onsumer condence are all on the rise, and industry experts are prediting interest rates to up in 2010, too. My point is, now is a great time to buy or sell a ome. We're in a mu better plae wit te real estate maret now tan we were a year ago: Te number of sales rose from mont to mont almost all year long, so te maret is te strongest now tat it's been in a while, inspiring condence in buyers and selle rs alie. And altoug pries ave remained low trougout 2009, meaning tere were some really good deals to be ad for buyers, toward te end of te year pries were sowing signs of rising nationwide. To demonstrate ow mu te number of ome sales rose in 2009, onsider tat te Florida Assoiation of Realtors as reported a 61 perent rise in sales  between November 2008 and  November 2009, wile ondo sales more tan doubled wit an 111 perent rise! Te trend was pretty steady all year long, too, wit sales inreasing over te previous mont nearly every mont in 2009. Some monts were pretty spetaular, too – for instane, in Otober losed sales inreased more tan 10 perent over September's numbers. People are beginning to sit up and tae note of te improved  performane in te real estate maret. Aording to te  bellweter survey performed by te University of Miigan, onsumer condence rose 7.5 percent just in Deember . Te oter indiator of consumer condence is how many more buyers are entering te maret – tey wouldn't be snating up omes so eagerly if tey didn't believe tat te maret ad stabilized and was on te mend. Unfortunately, owever, maret statistis su as sales numbers and pries aren't te only tings tat will be rising in 20 10. Mortgage rates, wi were just below 5 percent in early December, nished off the year at just over 5. Many experts , and even major players in the industry such as Freddie Mac, project that rates will rise to around 6 perent or more over te ourse of te next year. Wile te rise in mortgage rates ertainly isn't good news for tose planning on buying a ome – or even selling, sine it will affet your buyer's ability to nd affordable nancing – it isn't terribly bad news eiter. It simply means tat if you are tining of  buying or selling your ome, you may ave to at more quily tan you ad initially planned. Te sooner you list your ome on te maret or start looing for a ome to buy, te lower te interest rates will be wen it omes time to lo tem in. We're starting off 2010 on a better foot tan almost anyone ould ave dreamed a year ago, wen te beginning of te year ad a mu more dismal outloo. It doesn't mean tat you an sit  ba, relax, and tae your time, owever. As te real estate maret improves, te dynamis will ange. As pries go up, you may lose te ability to get as qui a sale (as a seller) or as good a deal (as a buyer) on your ome; and as interest rates go up and nancing options beome a little more  priey, it ould affet your anes of losing te deal. Buying or selling a ome taes a lot of nesse, as there is a lot of timing involved in traing trends and using tose to list a property or mae a n offer on a ouse. S ientists said t ese seemingly sui idal lizards are a result of Sout Florida'sre ord old weat er. Iguanas prefer temperatures in t e 80s and 90s. WitWednesday morning's temperatures at around 35 degrees, a handful of lifelesslizards ung from bran es and fell to t e ground.

W ile t ese iguanas appeared dead, experts said t ey are not. W en temperatures drop below 40 degrees, iguanas go into a type of ibernation in w i t eir bodies essentially turn off, only allowing t e eart to pump blood. W en t e temperature rises above 40 degrees again, t e iguanas are revived.

"It's almost li e t ey go totally to sleep. Generally spea ing, if it warms up afterwards, t ey an re over," said Ron Magill of Miami Metrozoo.According to Magill, the nonnative lizard was rst introduced to Florida by careless pet owners and has become one of the state's most invasive species. continuing to ght a tough battle between funding collegeand funding t eir own retirements.

In O tober, t e college Board reported t at t e average publis ed pri e of tuition and fees for in-state students atfour-year U.S. public colleges was $7,020 for the 2009-10school year, up $429 or 6.5 percent higher than a year ago.After adjusting for in ation, the average net price paid for tuition and fees by publi four-year ollege students overall

is lower in 2009-10 than it was ve years ago — but higher t an it was last year. Private four-year olleges saw a smaller in rease of 4.4 per ent or $1,096, but for a mu ig er average annual tuition of $26,273 for the school year.

Parents an offer elp in a better e onomy, but t e momentum lost in saving for retirement ismu toug er to repla e. But not so fast.

There are serious nancial consequences to breakinginto 401 ( ) and ot er tax- advantaged retirementsavings, and parents tempted to do so s ould loo for other alternatives. A July 2007 Country Insurance andFinancial Services survey found not only that 25 percent of

respondents thought it would cost less than $50,000 to senda ild to a four-year ollege (on average, publi s ools

ave surpassed t at w en you add room and board), but t atnearly alf believe t at saving for ollege is more importantthan their retirement, which most quali ed experts adviseagainst.

Improve Your Short Game WithThe Proper Grip

Golfers often struggle with the short gamearound the greens because they try using their normal golf grip for the short game. The grip isas different for the short game as the grip is for

putting. You would not use your putting grip tohit a driver so why would you use the driver gripto hit a chip or pitch shot.

First let us understand the function of the full

swing natural grip. The hands need to be placedon the golf club grip to supply leverage for power and speed along with the ability to re-square theclub face during the release back through theimpact zone. This is best accomplished with themore conventional grip which is held more in the

ngers and diagonally across the palm of the lefthand. Notice from the front view that the leftthumb is at about 1:00 o’clock on the club gripand that the left thumb is only down to the second

joint of the index nger. The “V” that is formed by this position is indicated by the blue line in the

picture. When the right hand is placed on the club both “V’s” form a parallel line to the right side of the face.

The short game grip in function, is to eliminatewrist action and for the clubface to stay moresquare through the impact zone. Generally mostgolfers use an open stance and the short game gripwhich allows the ball to track better and offers a

softer impact for better feel and control. Noticein the short game grip photo that the left thumbis on top at 12:00 o’clock and that the thumb ismore stretched down the grip. This is because theclub is held slightly more in the palm of the hand.When the right hand is placed on the club you canclearly see that on the short game grip the “V’s”

point towards the left side of the face.The next time you go to the practice range give

the short game grip a try and you will be amazedwith the results.
