Dear Prospective Home Owner,

We would like to thank you for your interest in Tri-County Homes, Inc. Let us assure you thatwe take great pride in building a quality home. We value a satisfied customer, not only duringthe building process, but in the years following completion. While looking through the enclosedinformation, be sure to take a minute to review our Standard Building Features List.

As you may know, new builders come and go and often disappear within a few years. We arevery proud to have been in the home-building business in Western Pennsylvania for the last 49years! We take pride in our solid reputation.

Having worked with many of the same subcontractors and employees for many years gives usan advantage that other builders don't enjoy. We can complete most projects within 90 to 120days. Our track record over the last 49 years in meeting or beating agreed upon completiondates is one of the best, if not THE best.

Take a few minutes to review throughout this booklet some of our sample floor plans. If youdon't find one that fits your needs and your budget be sure to let us know. We have hundreds ofadditional plans to choose from, or we can build your custom dream home from scratch.

If you're still not sure, we feel confident enough in our service and in our product that we inviteyou to shop around. We strongly believe that our expertise and hands on approach to the entirebuilding process is what makes us the Premier Custom Modular Home Builder in WesternPennsylvania. WHAT IS A MODULAR HOME?Modular Homes are comprised of several different boxes, or modules, that are individually manufactured andtransported on-site where they are assembled into a cohesive structure. Jigs and templates produce precisestructures resulting in tighter joints, straighter lines and strong connections and materials cut with a higher de-gree of accuracy. The components of a modular home are built in an environmentally-controlled factory set-ting where quality control is monitored at every station in the production line. Because all materials are storedinside and the construction of the home is done inside, weather is a non-factor for your new home. You don'thave to worry about delays or damage that is created to rain, sleet or snow.

Modular Homes are built with up to 20% to 30% more framing lumber then site built homes to insure securetransportation to the site. The material that is used is often of higher quality than what a stick builder uses andthe material is stored indoors until needed. All homes are designed and reviewed by a Certified Engineer or aThird Party to ensure the home is built to meet the specific code requirements for the area in which it is beingplaced.

SOME OF THE ADVANTAGES OF MODULAR CONSTRUCTION INCLUDE: INHERENTLY ‘GREEN’: On average only 2% material waste generation. ENERGY EFFICIENT: Most modular homes consume 15% less energy then the typical site built home. REDUCED SITE RISKS: Protection from weather, theft, vandalism, mildew and mold. FAST COMPLETION: Typically built and finished in less than 120 days from the start of production. MORE DURABLE: Built to be transported on the highway and lifted into position by a crane. MORE CONTROL: Factory production means enhanced supervision and a highly dependable timeline. INCREASED QUALITY: Third party inspectors and engineers are engaged throughout the process.

WHAT IS THE PROCESS INVOLVED WITH BUILDING YOUR NEW HOME?There are 7-basis steps for building your new home.1. Acquire Land

2. Select Home Design and Options3. Home Pricing4. Engineering & Permits5. Production & Site Prep6. Home Delivery7. Home Finishing
