01 IAQ & Green Building Certifications
2019 IAQA Annual Meeting
Importance of Good IAQ
“People are the most valuable asset of organizations,
and efforts to improve Indoor Air Quality can improve
health, well-being, productivity, and profitability.”

IAQ in Green Building Certifications
- Lab based : more complete parameters (i.e.: 33* VOCs per CDPH)
- Limited window: must finish testing prior to occupier moving-in
- Design-rating to performance measurement: LEED Arc, performance based pilot credit
- Lab + handheld: less parameters but have to be done by their own auditors (WELL Assessors)
- Conduct testing after occupation; can re-test if failure
- Have one separate Feature on dynamic monitoring (≥3 parameters)
- Monitoring-reliant: test for PM2.5, TVOC, & CO2
- Focus on ongoing performance
- Results must be kept within required limits and continually reported for > 3 months to get certified
2019 IAQA Annual Meeting
LEED Arc (Dynamic Plaque)
A building performance monitoring and scoring platform
* 2 parameters tested via handheld (TVOC and CO2); readings once a year comply
2019 IAQA Annual Meeting
Performance Based Pilot Credit
Pilot Credit for LEED V4 O+M: Performance based indoor air assessment in Existing Buildings (possible 9 points)
Tier Requirement Points
Tier 1: Baseline IAQ evaluation
Walkthrough+ baseline testing+ occupant evaluation 2 points under Indoor air quality management program
Tier 2: IAQ optimization (Monitoring data
accepted)
Improvement over baseline 1 point under Enhanced Indoor air quality strategies
Achieve pass criteria for mandatory testing (meet contaminant limits + 80% occupant satisfaction)
1 point under Green cleaning products and materials
Optional contaminant testing: Perform testing 1 point in Innovation credit
Optional contaminant testing: Achieve pass criteria
1 point under Enhanced Indoor air quality strategies
Tier 3: Ongoing IAQ performance
Implement annual air testing and indoor air quality evaluation
3 points in Innovation credit

02 What’s the Trend?
2019 IAQA Annual Meeting
What’s the Trend?
In terms of IAQ:
With the availability of reasonably priced IoT sensing
equipment and the hardware that sits behind, the industry is
seeing a move away from design checkbox type certification to
dynamic performance-based measurements

IAQ Management
Strategies
How to Achieve – IAQ Management
Emission Source Control
Ventilation & Air Cleaning
Pre-Air Testing or
Monitoring
• choosing low-emission indoor materials
• Reducing indoor pollutants, mainly for VOCs
• Evaluate the efficiency • Target the issues
2019 IAQA Annual Meeting
Fine Particle Matter – BIG Matter
After IAQ management strategies being successfully
carried out, chemical pollutions (VOCs) are more
controllable than particulate matters, since outdoor fine
particulates (PM2.5) is continually a big source.

Conclusions
With the tightening of air quality standards for certification and the
increased requirement for dynamic real time operational data, A
combination of central HVAC system and additional decentralized
solution with real-time monitoring is the practical and effective pathway.
