PROPERTY DESCRIPTIONThe property is located in the High First Ward Historic District. There is an existing 1,183 SF (total building) wood framed single-story residence on pier and beam foundation.
CURRENT CONDITIONSThe original house has been extensively modified per the following exhibits.
Exhibit AThe original wrap-around porch has been enclosed and a new front porch added. The aerial view shows a small cross-gabled portion of the house with a lower sloped hipped roof that wraps around the north-south gable. Queen Anne bungalows of this period almost always had lower sloped hopped roofs over porches. In addition, the existing front door and transom are now an interior door to a closet showing that the porch was enclosed at some point.
Exhibit BThe shed roofed rear portion of the house is a later addition. The foundation has doubled piers at the junction between original house and later addition. The foundation of the later addition is also in noticeably worse condition than the foundation at the original house. The roof slope is also dissimilar from the other roof slopes.
Exhibit CThe original siding and trim has been covered with metal siding and trim. The metal cladding will be removed and the existing wood trim and siding below will be inspected. The goal is to patch and repair the existing wood. If the original wood is extensively damaged than new wood siding and trim will be provided to match the existing conditions.
Exhibit DThe existing windows are not original. Some of the locations may be original but without opening the walls it is difficult to tell.
PROPOSED WORK1. A portion of the original porch facing White Street will be restored. The existing front door will remain
facing the street.2. Demolish shed roofed addition at rear of house.
3. Remodel existing residence to include an open Living-Dining Room, 2 Bedrooms with Closets, and a shared Bath.
4. Construction of a 919 SF (total building) 2-story wood framed addition at rear of the original house. The total building including original house and addition will be 2,102 SF. The first floor of the addition will include a Kitchen, Laundry Room, Mechanical Closet, Stairs, covered exterior deck and uncovered exterior deck. The second floor will include a Master Bedroom, Master Closet, Master Bath, and covered exterior deck.
5. All windows at the original house will be replaced or new windows provided. All windows and doors will be new at the addition. The windows will be 1-over-1, single-hung vinyl with dual-pane insulated glass.
6. Construction of a new decomposed granite driveway from the existing curb cut.
