Well friends , 2016 has come and gone and our journey continues. This letter is overdue so I will try and catch up in short order. My vacation in Costa Rica was blessed with good friends, good weather and good health. It was quiet and uneventful with many trips to the beach and many hours spent at poolside with Roxie. I would normally try for a two month stay during December and January as typically this is a slower time in real estate. This year however I am working with my good friend Jack on the restoration of a strip mall in Keswick. It’s very time intensive and certainly a hands-on project. This forced me to cut my holiday short but I hope to make it up, in the coming weeks with another trip down to spend with family. The New Year got off with a big bang with the celebration of Robert Burns Day. I had hosted this event several years ago, so had a format in mind as to how the evening should unfold. I like to open these events up to friends and clients on my database. It’s an excellent opportunity for me to visit and for different people to make new friends.

This forced me

to cut my holiday short but I hope to make it up, in the coming weeks with another trip down to spend with family.

The New Year got off with a big bang with the celebration of Robert Burns Day. I had hosted this event several years ago, so had a format in mind as to how the evening should unfold. I like to open these events up to friends

and clients on my database. It’s an excellent opportunity for me to visit and for different people to make new friends.

I read a little while ago a saying, you enter as a guest and you leave as a friend. That certainly was the case on Robert Burns Day. At my last event,

Six Top Reasons Why The Treb Recommends The Buyer Representation AgreementThe Toronto Real Estate Board (TREB) highly recommends that before you begin your search for your dream home, that you enter into a Buyer Representation Agreement (B.R.A.) with your Realtor®.

Buyers who enter into a Buyer Representation Agreement with Realtors® are part of a growing trend in today’s real estate market, where buyers gain preferred status as a “client” as opposed to a “customer”.

The six main benefits of signing a B.R.A. before you buy your home are:

1. Reassurance that your agent will fulfill his duties, such as disclosing all property information.2. Any information you tell your agent is kept confidential.3. Expert and professional advice.4. Diligent and attentive service.5. In order to find your home faster, your “must haves” will be put on the Buyer Registry Service®, so selling agents will find you.6. Peace of mind that your best interests are being protected.

By entering into an agency relationship, through the use of a Buyer Representation Agreement with your Realtor®, you can be assured that your real estate needs and confidences will be safe guarded.

Call me today at 519-216-0138, and I will be pleased to discuss with you how a Buyer Representation Agreement might benefit you as you search for the perfect home. Remember, helping you is what I do!

for sale at Toad Hollow, but the size of the piece and the fact I have every inch of space occupied with clients’ cars, meant there was no space. An antique watch did however catch my eye. It was a Waltham with a very unique face. The face was a photograph etched onto porcelain, depicting Abraham Lincoln in a civil war scene. It was an item I had never seen before so was totally unaware of

what the value should be. Sometimes I have to go by my gut instincts and my instincts told me this was old and this was rare.

having been manufactured between September and December. As was the custom in those days, a client could go to a jewelry store and custom order a watch totally of his own design. The jeweler would have catalogs with different workings, different casings and different faces, etc... I am not certain if there was a variety of photographs available as watch faces but expect there was. I always look forward to when the classics leave and Toad Hollow is once again setup. So if any of you reading this, have items of an antique nature, of which you would wish to dispose, please give me a call and we can discuss a purchase price. As always The Thrill of the chase is the best part of collecting.

I purchased the watch for $275 or once again 350 everything in. As in buying my hope is to double my money in selling. I will try this item on Kijiji first and failing that it will Grace a showcase at Toad Hollow waiting for its next owner.

In getting the watch home, I was able to remove the back and identify the serial number. When going online, I found a registry for most pocket watches and I was able to trace the date of the watch as being 1891 and

May you enter as a guest and leave as a friend... continued from page 1

It was a potluck affair and everyone was asked to try and bring a Scottish dish. Needless to say with 38 people, the table was not only full but overflowing. Desserts were stored on the balcony, till we could finish the main course and clear the table.

The evening started with cocktails and samplings of various scotches. Several of the guests were gracious

enough to bring Scotch along so we ended up with six different varieties of scotch to taste test.

After the scotch, we did the celebration of The Haggis. With bagpipe music playing, I marched the beautiful dish in. My good friend Jill from across the lane and her mother Dolly were kind enough to bake the haggis for us. Fellow Headwaters British Car Club member Alan Sands did the Address To The Haggis. He was dressed in full Kilt and looked quite dashing. As Alan recited Robert Burn’s famous poem, in anticipation, Jill waived the carving knife and fork about, and then she sliced it open to reveal the steaming delicacy inside.

All that ceremony said and done, everyone dug in to a wonderful meal, followed by a few ballads sung by my friend Angela van Breemen. There was a vast array of Scottish dishes

system. At this time, we have seven to ten listings!

This situation is being caused by no inventory in Toronto and Brampton, which is forcing those buyers further north. They are accepting the reality

that they must drive or commute by transit to get to work.

This situation has also created an upward pressure on home prices. We have witnessed a 14.5% increase in prices over the last 12 months. The average throughout the past 40 years has been 6%.

I congratulate my friends who had the foresight to invest in my five year plan. They will now be able to reap benefits, far beyond the projections.

For those still wishing to invest, there is a window of opportunity which exists in properties to the north and Northwest of Orangeville, where prices have not escalated to the same degree as here in Orangeville. Interest rates remain the same, averaging around 2.65. The experts are saying this should not change in the next year or so.

Having said that, we are now in the era of The Donald with worldwide opinion, mixed and varied, however, I do wish the new president the best and pray for his success in whatever form that may take. The value of positive thinking and a positive attitude should never be underestimated.

To my bride in Costa Rica, love you, miss you, be home soon and to that son of mine, keep your stick on the ice, Bud. Love you. Take care out there, my friends and may God go with you.

which was thoroughly enjoyed by everyone in attendance. It was finally about 3 o’clock in the morning when the lights were turned out and the party ended.

In the past couple of newsletters, I have made a running dialogue of my beloved Jeep. My original intent was to save the body work until spring when the top could be removed and a full paint job completed.

Unfortunately, the insurance company did not see things my way and were insisting that the total body work and paint job be completed before they would further insure the Jeep.

Faced with that, I took her to my good friend Doug at DH auto in Orangeville for the final touches. I sourced a missing running board and molding in British Columbia and had it shipped out. Doug did a meticulous job, preparing the vehicle for paint and I was totally thrilled to come and see the brand new Sally Sahara. It’s amazing how safe I feel in her. She’s my baby and I hope to have her for a long time.

On the real estate front, we have entered into virgin territory. In my 32 years of helping clients find and sell homes, I have never encountered a market, as it is today. There is an extreme shortage of inventory. In Orangeville we would typically carry 100 to 125 listings on the MLS
