Take A Bite Out Of Closing CostsHow to Save If You’re Buying aNew Home or Just Refinancing

As anyone who has shopped around for a mortgage knows, it’s extremelydifficult to compare one lender’s offering with that of another lender be-cause the upfront fees vary so much and are not guaranteed. Lenders canand sometimes do, add or inflate fees in the eleventh hour of a transaction.

The U.S. Department of Housing and Urban Development (HUD) has beenworking on regulations that promise to simplify the mortgage process andsave consumers as much as $1,000 off a typical mortgage transaction.When such rules will be rolled out, if ever, is still anyone’s guess. With noregulation in sight, borrowers should consider these strategies for keepingtheir closing costs in check.

Get friendly with your current lenderIf you’re looking into refinancing, the first call you should make is to yourexisting lender, who already has critical information about you and yourhouse on file. Since you have a relationship, a streamlined process mightbe possible. This can save you a lot of extra paperwork and money on ev-erything from application fees to appraisal fees.

Closing costs are certainly a consideration for both new loans and refi-nancing, but keep the big picture in view. It’s important not to lose sight ofwhat your first priority should be - getting the lowest rate possible.

The difference between paying say 6 percent and 5.5 percent on a newloan ads up to nearly $23,000 in total interest on a $200,000 30-year loan.If you have to pay a few hundred dollars in closing costs to get that rate,you can be assured it is a worthy investment.

It may even be worth it to pay a point up front in order to lock in the lowestrates. If you can knock your rate down to 5 percent on that $200,000 loanby paying an extra point ($2,000) up front. Consider that you will cut $62 offyour monthly payment and about $22,000 from total interest by going from6 percent to 5.5 percent, it makes sense as long as you plan to stay in thehouse long enough to recoup those upfront costs.

If you’re short on cash, you might consider rolling the closing costs intoyour loan. You’ll want to factor in how much more you’ll pay each month aswell as in interest over the life of the loan.

Negotiating Tactics to Use on the SellerIt’s like a debate. On one side are the seller and Real Estate Agent.

On your side, is your Real Estate Agent or property attorneynegotiating with the seller’s Real Estate Agent.

The rules of this game are:• The sellers must convince you that this house IS worth the asking price,

and you must convince them that the house is NOT worth the asking priceIf they have a savvy real estate agent working for them, the agent may showrecent selling prices of homes in the area, which is the most widely acepted guide topricing a house, along with reports of a property appraiser. But it’s not gospel, they mayhave more rooms or more amenities than the house you are buying.

• If the house is such a good deal, why hasn’t it sold yet?If the house you’re looking at is such a good deal, it would have sold long before you gotthere. If the house you are looking at is available for you to buy, you should question thevalue with the seller.

• Use high maintenance fees to your advantage.If maintenance fees are high, this could be a bargaining point for you to drive the price ofthe house down. Just remember, if you are about to walk away, chances are a dozen otherbuyers already have and the sellers are probably starting to panic. High fees can make theseller’s home difficult to sell.

• Start nit-picking.If the house has central A/C, check the air filter and if it’s dirty, it’s a good sign of otherpotentially undesirable issues you might find in the house. Think about it, if they areselling and did not spend the $2.00 to change the filter to make a good appearance, whatelse did the seller neglect?

• Other houses nearby sold for $300,000This is like taking credit for someone else’s work. While neighborhood pricing data isa good basis to start with, you need to convince the sellers that eaach house has itsown intrinsic value, and just because a house 10 blocks away sold for $300,000, this doesnot mean the seller’s house is worth $300,000. Also, just because other buyers paida high price for surrounding homes, does not mean it’s worth that much to you.

Four Simple Rules for Perfect Exterior PaintingIf you want professional-looking results when painting exterior wood, approach the projectas if you were a professional painting contractor. That means following four simple rulesthat come second nature to experienced painters.

1. Take time to prepare the surface properly.This is where a lot of inexperienced painters go wrong.It’s important to fight the urge to start painting as soon aspossible. Even the best paints can fail if they’re applied toa poorly prepared surface. Before beginning to paint, cleanthe surface thoroughly. This can be done with rented power-washing equipment or by scrubbing with a long-handledbrush using plain soap and water.Afterward, remove any remaining loose, flaking, or peelingpaint by scraping or wire-brushing. Next, sand down roughedges on the old paint, as well as areas where the paint isglossy. Finally, brush off the dust and particles left from thesanding and scraping. Then sand and prime any areas wherethe wood is bare.

2. Buy top quality paint.To get the best-looking and longest-lasting paint job, it’s important to use the highest gradeof paint. On wood and many other exterior surfaces, top quality 100% acrylic latex paint isthe best choice. Because these paints contain more solids than run-of-the-mill paints, theyform a thicker, more durable paint film. What’s more, they hide better, so they’ll often con-ceal the old paint color in fewer coats, saving a lot of extra work ... and saving money, too.Top quality100% acrylic latex paint also has better adhesion, so they get a better grip on a properlyprepared surface, and they remain flexible, so they can expand and contract with changingtemperatures. These attributes help top quality paints resist peeling and flaking, which addsto the life expectancy of the paint job. Top quality 100% acrylic latex paints typically last10 years or more, compared to three or four years for lower quality coatings. 3. Use quality brushes and equipment.For the best results when applying top quality paint, use quality brushes and accessories.Better quality equipment makes the work easier and helps apply the paint in a thicker, moreuniform coat for a better-looking paint job. Homeowners should choose brushes that arewell-balanced and springy, with multiple lengths of split bristles packed tightly in a 1/2 to1’’ thickness on a standard 4’’ brush. On very hot days, try to avoid painting in direct sunshine,since surfaces sitting in direct sun can be 10 to 200 hotter than the air temperature. One wayto cope with this and still keep the job moving is to paint on the shady side of the house.

The four rules for perfect painting involve a lot of common sense and take a little self-dis-cipline. But, if you follow them, you’ll be rewarded with a beautiful, professional-lookingpaint job that will last for years.

Straight Talk About Hardwood FloorsThe American Hardwood Information Center asked four top design professionals — akitchen designer, an interior designer and two architects about their choices for hardwoodflooring. And from the twenty or so most recognized hardwood species, here are somefavorites, plus insights on how each hardwood is used.

ASH — I like its natural tone, but I sometimes bleach it to make it look very creamy. Evenif ash is sanded smooth, its surface appears to have texture. I like putting ash on floors. Itaccepts finishes well and, with its consistent grain, is incredibly handsome in its naturalstate.

CHERRY — We choose cherry for flooring because of the color — a dark tone with areddish tint. For cabinetry, we’ve used it with insets — a mix of cherry and maple. I use itmore in cabinetry, though it can also be used for floors. You don’t stain it; it has a beautifulnatural hue. Cherry gets lighter with age, and can be damaged by sunlight. I’m careful notto put it directly in front of large sunlit windows.

HICKORY — Sometimes I use hickory on floors, instead of maple or oak. Its graining is special, giving a completely dif-ferent look.

MAPLE — It creates a hardy surface as flooring and is also very good for cabinetry. It can be used in its natural state and,because of its smoothness and tight grain, can be painted. We’ve made great-looking cabinets out of birds-eye maple ina natural finish. It’s really durable, and its surface is so hard it won’t absorb dampness. I’ve often specified maple for theinterior of kitchen cabinets.

OAK — Oak is the greatest. It has a pronounced grain and can be stained any color you want. And using oak is traditional,not trendy — like owning a pair of gray flannels.

WALNUT — When we have clients who want really dark floors, we always choose black walnut for its subtle grain andrich tone. Walnut works equally well for cabinets. “We often apply an opaque ebonized finish to cover the wood yet main-tain the grain.

Concerning bamboo as a design option, Pavarini says that “it grows fast but is not as versatile as hardwood.

TOP THINGS TO KNOW WHENBUYING A HOME

1. Don’t buy if you can’t stay put.If you can’t commit to remaining in one place for at least a few years, then owning is probablynot for you, at least not yet. With the transaction of buying and selling a home, you may endup losing money if you sell any sooner - even in a rising market. When prices are falling, it’san even worse proposition.

2. Start by polishing up your credit.Since you most likely will need to get a mortgage to buy a house, you must make sure yourcredit history is as clean as possible. A few months before you start house hunting, get copiesof your credit report. Make sure the facts are correct, and fix any problems you discover.

3. Aim for a home you can really afford.The rule of thumb is that you can buy housing that runs about two-and-one-half times yourannual salary. But you’ll do better to use one of the many calculators available online to get abetter handle on how your income, debts, and expenses affect what you can afford.

4. If you don’t have a downpayment, you may still qualify for a loan.There are a variety of public and private lenders who, if you qualify, offer low-interest mort-gages that require a down payment as small as 3 percent of the purchase price.

5. Buy in a district with good schools.In most areas, this advice applies even if you don’t have school-age children. Reason: whenit comes time to sell, you’ll learn that strong school districts are a top priority for many homebuyers, thus helping to boost property values.

6. Get professional help.Even though the internet gives buyers unprecedented access to home listings, most new buy-ers (and many more experienced ones) are better off using a professional agent. Look for anexclusive buyer agent, if possible, who will have your interests at heart and can help you withstrategies during the bidding process.

7. Choose carefully between points and rate.When picking a mortgage, you usually have the option of paying additional points - a portionof the interest that you pay at closing - in exchange for a lower interest rate. If you stay in thehouse for a long time - say three to five years or more - it’s usually a better deal to take thepoints. The lower interest rate will save you more in the long run.

8. Before house hunting, get pre-approved.Getting pre-appoved will save yourself the grief of looking at houses you can’t afford and putyou in a better position to make a serious offer when you do find the right house. Not to be con-fused with pre-qualification, which is based on a cursory review of your finances, pre-approvalfrom a lender is based on your actual income, debt and credit history.

9. Do your homework before bidding.Your opening bid should be based on the sales trend of similar homes in the neighborhood. Sobefore making it, consider sales of similar homes in the last three months. If homes have re-cently sold at 5% less than the asking price, you should make a bid that’s about 8 to 10% lowerthan what the seller is asking.

10. Hire a home inspector.Sure, your lender will require a home appraisal anyway. But that’s just the bank’s way of deter-mining whether the house is worth the price you’ve agreed to pay. Separately, you should hireyour own home inspector, preferably an engineer with experience in doing home surveys inthe area where you are buying. His or her job will be to point out potential problems that couldrequire costly repairs down the road.
