Flashing: Its Vital Role in Preventing Water Infiltration Part I By: Sean McPartland The exterior components of a building, including its roof, walls, windows and doors, collectively form a protective envelope that shelters the interior of a building from the environment. Water is the element that poses the greatest threat. Failure to adequately protect a building from water infiltration will significantly increase maintenance costs and ultimately reduce the service life of the structure. A leaking roof or wall assembly can lead to structural damage, threaten personal safety, and result in costly and untimely repairs. NYC Building Code performance requirements for exterior walls and roof assemblies, Section 1403 and 1503 respectively, require building envelope professionals and owners to provide roof and exterior wall assemblies that are weather resistant. Proper roof and wall flashing installation and maintenance ensure compliance to these requirements for protecting buildings from the elements. As we touched upon in our October2017 newsletter article "TheImportance of an Accurate ProjectSchedule" and our November 2017newsletter article, "The HiddenTimeline of Pre­construction: It'sSmart to Plan Ahead," contractorselection is a critical aspect of projectplanning that can ultimately make orbreak a building restoration effort.Choosing the right contractor is just asimportant as choosing the bestengineer or architect. During and after post­bid interviews, owners andproperty managers often ask us, and themselves, "who is the rightcontractor for my project?" After all, the contractor will be performing thespecified work, creating and adhering to project schedules, coordinatingaccess to and properly protecting all work areas, attending weekly meetings,allocating manpower, handling permitting, dealing with unruly residents oraggravated tenants, etc. etc. Read more

Types of Mortar By: Joseph Contreras As discussed in our Octobernewsletter article aboutrepointing, mortar is the materialthat is used to bond two units ofmasonry together. Althoughsometimes confusing, it is veryimportant to select the correcttype of mortar for a constructionproject. While all mortar should beresistant to moisture infiltration,mortar mixes vary based onstrength, bonding and flexibility. The compressive strength of mortar is measured in pounds per square inch(PSI). It's a common belief that the stronger the mortar, the better;however, if the mortar installed is stronger than the masonry units, it willcause the softer masonry to spall and crack. Read more

However, both Stanley and Danko define a wealthyperson as someone who prefers owning more "appreciableassets than displaying a high­consumption lifestyle". Thebook attempts to quantify what behaviors turn ordinaryearners into extraordinary asset owners, and whatbehaviors make us poor. Through their surveys, the

authors discovered that the wealthy share a few simple traits:they buy traditionalinvestments, they own real estate and private businesses, they defer income toavoid taxes, and most importantly, they spend less than they earn. Throughout the book, the reader is introduced to different millionaires, and learnsthat many of these wealthy households are disproportionately clustered in middle­class and blue­collar neighborhoods, rather than affluent communities. Theirincome is devoted to savings and investments rather than luxury items. In short,while these "millionaires next door" might be worth a lot, you wouldn't be able totell that from their home, cars, or wardrobes. Many people spend to create the illusion of wealth. They work too hard to appearrich rather than spending more conservatively in order to garner wealth. The bookreinforces that actual millionaires invest in appreciable assets rather than materialpossessions, and are financially independent. While living below your means is sound advice, I believe in splurging a bit on whatmakes you truly happy. What's the point of becoming a millionaire if no tangiblebenefits are derived from the wealth.

This gastropub offers tasty small plates, that include a variety of flatbreads. And, ifyou're in the mood for more than just appetizers, there's also fine dining optionsand decadent desserts. The extensive cocktail menu is very creative, and thebartenders are true mixologists. The craft beer selection is also top notch. The multilevel space has a hip rustic feel, with a large bar in front and a cozyseating area in the rear. And while the downstairs bar can get very crowded,especially during Happy Hour, the dining area affords patrons ample space. Thetypically quieter upstairs bar is a bit more intimate and has several TVs to catch agame. Private rooms are also available for group events or celebrations. Both the bartenders and the wait staff are knowledgeable, professional andfriendly. District Social is also open for lunch, and offers a bottomless brunch onweekends. So, if you're looking to pre­game, enjoy a pre­theatre dinner or hangout with co­workers after a busy day at the office, stop by District Social.
