Abbots Way, the latest creation by AR Design Studio, is a stunning five bedroom house. Bordered by mature trees and a small lake, this spectacular house creates feelings of ultimate relaxation and privacy, whilst its contemporary design juxtaposes superbly with its beautifully rural location, on the south coast of England.

The site is accessed via a private forest lane. Its overtly linear approach extends into the plot and creates the conceptual main axis. A second axis, perpendicular to the former, intersects and leads towards a hot tub and the lake. These axes are defined by timber paths and large stone walls that begin in the garden and run through the house and out the other side. The walls continue through the plot, to link a further a separate office and gym space at the bottom of the garden.

These dividing walls create four separate garden experiences, the first of which being the entrance space. The second is a calm pebbled Japanese herb garden to the rear of the house linking the separate office. The third is a private enclosed wooded space dedicated to the kitchen and master bedroom above. The fourth is a large open expanse of tropical plants and lawn reaching down to the lake, reflecting the open plan living space that looks over it.

A white box, sat on top of the axial walls, gives the upper sleeping floor a light weight image and appears to be floating above the stone axes. It contains the five bedrooms, all with large glazed areas. This provides beautiful tree top views of the lake and surrounding woodland, creating a sense of being nestled amongst the tree canopy whilst lying in bed.

The ground floor living areas, nestled under the box and formed by the axis, are enclosed with large sliding glazed panels that provide a seamless link between the internal and external. The terrace further accentuates this, with the use of a single style of floor tile inside, that extends outside through flush thresholds to really give a true sense of ‘inside/outside living’.

The moat surrounding the house provides a metaphoric sense of security between the outside world and the inner sanctum. Crossing it via a bridge to access the front door, enables the owners to psychologically leave the outside world behind and enter into their own retreat.

The palette of materials used is modest and understated. White and grey render adorn the floating box. Natural stone, inspired by local 12th Century abbey that sets the vernacular for the area, is used for the walls that dominate the ground floor providing rugged contrast. Dark floor tiles inside and out, make the experience of the house, that of calm play between light and space without boundaries.

The house is super insulated to create a highly energy efficient home, with under floor heating providing warmth and large overhangs to reduce solar gain in the summer months.

AR Design Studio’s Director Andy Ramus is a 41 year old Architect, born in

London and trained at Plymouth School of Architecture under the eminent

Professor Adrian Gale. In 2000 he completed his education at the AA in London.

In 2001, after 5 years working in London, he established his own practice and

is now based in Hampshire. AR Design Studio is a RIBA chartered architectural

practice based in Winchester, Hampshire, specialising in the delivery of

elegant and imaginative contemporary architectural solutions.

With a comprehensive knowledge of planning, AR Design Studio has built

a stunning portfolio of completed residential projects from existing home

extensions and re-modelling to new-builds and multi-plot developments. It is

also a specialist designer of waterfront homes with a deep understanding of

how to fully experience the light, sound and atmosphere water creates.

The studio’s design philosophy is to understand the client’s needs and requirements through listening, interpreting

and translating the design brief into clear objectives. We aim to offer an innovative design approach that exceeds

expectations, yet remain achievable. We avoid a prescriptive style of architecture, rather taking inspiration from

the client and the site. However, our work is always characterised by a clean, contemporary, and eco-friendly

approach.

AR Design Studio’s architectural expertise and flair has been continuously recognised by winning a number of

WHY THE TIME IS RIGHT FOR THE GOVERNMENTS

GREEN DEALThis year will see the Government’s Green Deal programme gather momentum. Through the

deal, homeowners will be able to install green, energy saving systems onto their properties with no upfront costs. Here John Mayes, Managing Director at Bristol-based insulated brick cladding

specialists Eurobrick, explains the long-term benefits of the scheme.

The cost of heating a home in Britain is constantly on the rise, and with winters seeming to get longer and colder, the

thought of the gas bill arriving through the letterbox can be a real worry. The Green Deal will assist in alleviating some of these pressures by helping homeowners to install energy e!ciency measures with the costs being recovered from the subsequent savings in their energy bills.

The widespread installation of green systems, such as wind generators, wall insulation, draught proofing and solar water heating, will not only reduce the amount of money that people are spending on their bills, but they will also help to lower the country’s dependence on fossil fuels.

Improving the green credentials of properties across the UK should be seen as a long-term

investment for the country. The change in attitude towards energy saving in new builds has been greeted with tremendous support, but there are still millions of ine!cient older buildings that fall far short of modern standards.

The UK needs to lower its carbon footprint and everybody can take action and make alterations to their lifestyle to help achieve this goal. The Green Deal will give people the opportunity to ‘do their bit’, without having to initially pay for the work.

The Green Deal can also be seen as a vehicle for educating people on the di"erent methods and systems that can be employed to improve the energy e!ciency of a property. Technology such as our own insulated brick cladding does not always grab the public’s attention in the

same way as solar panels or wind generators, but its energy saving credentials are undeniably impressive. When working to improve the energy e!ciency of old buildings, our insulated system, X-Clad, can significantly reduce energy consumption, at the same time as improving internal comfort conditions and rejuvenating the exterior look of a property.

Turning a blind eye to our country’s carbon footprint cannot continue. The Government has an enormous task ahead, but everyone has a part to play. The Green Deal gives individuals an opportunity for an a"ordable plan of action for improving their own property’s energy e!ciency. These changes will have to be made at some point, so what better time than now?

ALMOST a third of Britain’s small

building firms have shed staff since the

turn of the year, as falling workloads

and rising costs have forced many SME

construction companies to scale back

their operations, according to new

research by the Federation of Master

Builders (FMB).

The FMB’s latest State of Trade Survey of

member firms, many of which work in the

domestic repair, maintenance and improvement

market (RM&I), shows overall workloads falling at

the fastest rate

since the first

three months

of 2012. The

net balance

for residential

workloads was

-23 percent,

compared to

-15 percent

in the final

quarter of last

year, giving

particular

cause for

alarm as this

type of work

traditionally

represents the

lifeblood of

the smaller builder.

Brian Berry, Chief Executive of the FMB, said: “Last

year was a tough one for our members, but there

were some encouraging signs in the final quarter

of 2012 that the industry may be turning a corner.

These latest survey results however paint a bleak

picture, and our members are telling us that they

are faced with the unenviable choice of putting up

their prices or laying off staff.”

Workloads continue to fall, costs keep rising and

credit conditions remain extremely tough. As

predicted by members in the final quarter of 2012,

the first three months of this year has seen 30

percent of firms shed staff. Around 26 percent of

firms did however anticipate that workloads may

begin to pick up in the next few months.

Berry continued: “Our members have for years

eaten into their own profit margins in a bid to

maintain capacity – but that cannot continue.

There was little in the Government’s recent

Budget Statement to cheer small domestic RM&I

companies. We urgently need to see a cut in VAT

from 20 percent to 5 percent on home renovation

and repair, as

householders

simply can’t

afford to get

work done to

make their

homes more

comfortable,

affordable

and energy-

efficient.”

Berry

concluded:

“Furthermore,

it is clear from

our figures

that workloads

for those

firms working in the public residential sector

have fallen at an alarming rate. This should be a

wake-up call to Government at all levels to attend

to the country’s dilapidated social housing stock.

Local authority borrowing caps must be raised or

axed altogether to help fund the building of new

energy-efficient social housing and bring existing

homes up to scratch.”

BAA Heathrow Terminal 4

A range of SAS International bespoke Architectural Metalwork was specified by architects 3D Reid as part of the major re-development at Heathrow Terminal 4.

The £70 million project saw SAS International design and manufacture bespoke spun aluminium profiled discs, acoustic metal wall panelling and System 600 rafts in the new terminal.

The architects 3D Reid had to make the building light, airy and modern yet the façade and various materials used within the terminal had to withstand potential of a security breach. All products installed ‘land-side’ were required to meet the requirements of Aviation Security in Airport Development (ASIAD). The result answers aesthetic demands, yet provides the highest level of performance for the requirements of the building.

At 1800mm in diameter, the discs feature throughout the departures concourse, suspended from the so!t to create the appearance of floating in space. Phil Oakes, Associate Director at 3D Reid comments; “There are a number of benefits to this ‘loose fit’ ceiling approach – installation is quicker, services access and co-ordination is easier and the individual ceiling elements combine to form a dramatic architectural solution.”

Large vertical wall panels with an ultra-micro perforation were also specified to provide the necessary acoustic properties required for this vast open space. The very fine 0.7mm perforation, with 1% open area, helps to manage acoustics within the large open spaced terminal.

System 600 rafts were installed in the check- in areas of the existing departures concourse. The rafts featured a curved bull-nose on the rafts, which were formed using the latest folding technology; this stops dirt and dust gathering and provides ease of cleaning. The rafts were also designed with swing down panels providing access for any essential maintenance to services behind.

The o"-site modular manufacture of the architectural metalwork products meant installation was quicker, which causes less disruption to such a busy environment, and in addition there is no waste on site.

Aesthetic versatility can be achieved using SAS International Architectural Metalwork throughout projects. It also allows for integration of M&E services into the building design while meeting design demands and durability requirements. The range includes acoustic ba#es, acoustic wall panels, air handling units, bespoke ceilings, and column casings.

For the design to be realised, square aluminium sheets were cut by the manufacturer into a circle and spun into a dome. Installation in such an environment means safety cables had to be attached to each disc, wall panel, tile and raft to ensure they do not fall and cause injury. Allowance for safety cables to be attached had to be taken into consideration during the design phase.

Paint that protects us as well as the surfaceWhy does my client want anti-bacterial paint and which one should I use? Chris Langham of Coo-Var Technical Services discusses.

We all know that the spread of germs can cause major problems, and not just in hospitals. Whether it is for a floor or a wall, in a classroom, a clinic or a toilet, anti-bacterial or anti-microbial paint can help stop the spread of infections and illnesses by killing the germs it comes into contact with.

How does it work?Most of the products available will use proven silver ion technology that inhibits the growth of most microbes or bacteria. When they can’t grow, they die. I can’t speak for other manufactures paints but ours creates a tough washable surface that we got tested before launch. The samples were tested over 24 hours to JIS Z 2801:2000 (Japanese Industrial Standard) and there was greater than 99% reduction of the initial population, in e!ect, when they can’t breed, they die. A regular wash down of the surface ensures that it is hygienic.

Which one is the right one?It’s not as di"cult as you may think to choose the right product for you. It will obviously depend on where the paint is going and what wear it will see. Anti-bacterial and anti-microbial are interchangeable phrases that mean the same thing. So having put that to rest, there are basically two categories: single pack and two pack products. Both have benefits and fall backs:

A self-build timber frame project in Suffolk has just been completed which was built with the aim of being low energy in operation whilst maximising use of sustainable & natural materials in construction. The green oak timber frame is complemented by cedar shingle roof, and walls of oak cladding and lime render. The house has been built to high levels of insulation and air-tightness, combined with the use of LED low energy lighting throughout, ground source heat pump (GSHP), MVHR system for ventilation and solar renewable energy systems. Heating and electricity costs for the home since the owners

moved in have been minimal.The timber frame structure of the house was built to a bespoke design by Oakwrights in Hereford. The new ThermoPro Plus entrance doors from Hörmann o!er even better insulation values while maintaining the high levels of security, ease of use and quality for which the ThermoPro range is renowned.

The new doors feature a 65mm thick steel door leaf mounted on a composite frame. This frame adds to the insulation value since it o!ers a better thermal break and the thicker door is filled with rigid CFC free PU foam for both strength and insulation.

Not only does the door leaf contribute to enhanced insulation but the 80mm aluminium door frame also has PU foam infill and a thermal break. Triple seals on the threshold strip and another thermal break all help to maximise insulation to give a fitted door with a thermal u value as low as 1.0W/m2K.

This range of contemporary and classic styles of entrance doors is also highly secure thanks to multi-point locking. Conical swing bolts, security bolts and a lock bolt pull the door tightly shut. Three further security bolts on the hinge

side, in conjunction with the three standard hinges, make it practically impossible to force the door open.

Glazing panels add to the styling options and are available as either double or triple glazed units. All feature laminated security glass on the exterior and safety glass on the interior. Matching side elements and transom lights give more styling and design choice to create an impressive entrance.

Later this year the ThermoPro Plus will be joined by two new aluminium entrance doors the ThermoSafe and ThermoCarbon. The ThermoSafe aluminium entrance door features 73mm thick insulation and fits flush in to a similar 80mm door frame to the ThermoPro Plus, and can o!er a thermal value as low as 0.8W/m2K.

Harvesting Communally

Rainharvesting Systems Ltd. devised and supplied the rain-water harvesting scheme on a social housing developmentin Cheltenham for Markey Construction.The inclusion of the rainwater harvesting enabled the client,Cottsway Housing Association, to achieve Level 4 of theCode for Sustainable Homes.The system is designed around a single 18,000-litre tanksupplying all 13 properties on the site. The harvested wa-ter is pumped to a small individual header tank in eachdwelling. Introduction At the Gateway Building, Make has

taken one of the most traditional building

materials, straw, and elevated it into cutting

edge, sustainable building technology.

The completed building places straw-

based construction in the mainstream of

contemporary building practice and carries

DQ�DUFKLWHFWXUDO�H[SUHVVLRQ�WKDW�EH¿WV�ERWK�LWV�modern design and its agricultural heritage.

At present it is the largest straw-bale building

in the UK.

Completed in May 2011, the building

forms a new gateway to the University of

Nottingham’s agricultural campus in the

village of Sutton Bonington, which specialises

in veterinary, bioscience and earth sciences.

Client’s brief The project began in 2009, when the

University of Nottingham asked Make to

design a new academic building on its

agricultural campus at Sutton Bonington.

The Masterplan The new building sets the scene for a

visionary new campus masterplan, also

designed by Make, the primary aim of

which was to consolidate and enhance the

existing facilities on the campus and, in

doing so, create an environment conducive

to innovation, research and learning. Make

also sought to inject visual coherence into

the campus by means of a ‘new agricultural

aesthetic’ inspired by its context. This entailed

applying a harmonious yet modern palette

of building materials, including some natural

and traditional such as render and exposed

timber, and others man-made and modern

such as glass, stainless and galvanised steel

and aluminium.

$V�WKH�¿UVW�EXLOGLQJ�LQ�WKLV�QHZ�PDVWHUSODQ��the Gateway Building effectively

demonstrates this approach. Its long side

facades are made up of repetitive narrow

vertical elements that echo rows of trees

QHDUE\��7KHVH�DUH�¿QLVKHG�LQ�UHQGHU�DQG�VHSDUDWHG�E\�H[SRVHG�WLPEHU�¿QV��$�PRGHUQ�glazing system is arranged in between the

timber elements, creating a rhythm from the

contrasting qualities of the facade system.

The entire front facade, which contains the

main entrance, is a sleek clear-glazed curtain

wall.

Facade Hidden from view externally is the building’s

key material - wheat straw - a natural,

WUDGLWLRQDO��DJULFXOWXUDO�PDWHULDO�WKDW�¿WV�LQWR�the masterplan’s palette. What is more, the

straw was produced on the University’s farm,

located 200 metres from the site.

In an era threatened by global warming, straw

is undergoing a resurgence on the strength

of its superb insulation qualities, its source as

a natural, renewable and often local material

and its minimal production costs.

At the Gateway Building, straw construction

has been taken one level further than

previous pioneering examples. It has been

building in one prefabricated piece.

This places straw in the mainstream of

construction practice. For these reasons,

WKH�*DWHZD\�%XLOGLQJ�VWDQGV�DV�D�¿WWLQJ�demonstration of the modern agricultural

research and development carried out on the

Sutton Bonington campus.

Physical construction of the curtain wall of the

Gateway Building began with the delivery of

1,954 bales of straw, amounting to 2,683m3

in bulk (over 300 metric tonnes), straight

from an agricultural baling machine to a barn

converted into a factory close to site.

The straw was not treated in any way and the

bales and loose straw were tightly packed

by hand into the boxes, and then compacted

using rubber mallets.

:KHUHDV�ORRVH�VWUDZ�LV�KLJKO\�ÀDPPDEOH��densely packed straw bales char like timber

and can take three or four hours to burn. The

VSUHDG�RI�ÀDPHV�DORQJ�WKH�LQWHUQDO�VXUIDFH�of the bales is suppressed by plasterboard

dry-lining.

,Q�WKH�¿QDO�VWDJH�RI�RII�VLWH�SUHIDEULFDWLRQ��cementitious board lids were screwed to the

cassettes forming the base for the render

¿QLVK�DSSOLHG�ODWHU�RQ�VLWH��7KH�FHPHQWLWLRXV�ERDUG�DQG�UHQGHU�¿QLVK�DUH�ERWK�EUHDWKDEOH��which allows any moisture to escape without

rotting the straw.

The completed cassettes were then

WUDQVSRUWHG�WR�VLWH�DQG�OLIWHG�LQWR�WKHLU�¿QDO�position. They sit on a reinforced concrete

XSVWDQG�DW�WKH�HGJH�RI�WKH�JURXQG�ÀRRU�VODE��¿QLVKHG�RII�DW�WKH�WRS�ZLWK�D�VROLG�JOXODP�coping beam.

The entire assembly and installation of this

innovative curtain wall took less than 10

weeks and as well as being cheap and quick

to build, the straw bale cassettes have a

U-value of just 0.135 W/m2, which is 60%

better than required under current Part L

regulations.

Internal spaces Three different types of accommodation –

teaching facilities for students, staff research

7KH�¿UVW�DQG�VHFRQG�ÀRRUV�DUH�VSOLW�EHWZHHQ�laboratory and teaching spaces, whilst the

WKLUG�ÀRRU�LV�HQWLUHO\�JLYHQ�RYHU�WR�RI¿FHV�IRU�staff working in the labs below. The roof is

home to six highly serviced environmental

control stores and plant equipment.

Overall, the layout achieves an impressive

����HI¿FLHQF\�LQ�XVDEOH�ÀRRU�DUHD��ZKLFK�LV�10% higher than the client’s target.

$V�UHJDUGV�WKH�EXLOGLQJ¶V�ORQJ�WHUP�ÀH[LELOLW\��WKH�ORRVH�¿W�VKHOO�ZLWK�LWV�EDVLF�JHRPHWU\�FDQ�EH�HDVLO\�UHFRQ¿JXUHG�LQWHUQDOO\�DQG�HYHQ�extruded outwards from either narrow end.

The building’s main entrance is prominently

marked by a glazed end wall facing the street

corner and a three-storey atrium directly

behind it, which serves as a shop window for

the whole building while also offering views

out. The bright and airy atrium contains break-

out spaces for staff and students.

Sustainability The building has achieved an ‘excellent’

%5(($0�UDWLQJ�IRU�HQHUJ\�HI¿FLHQF\��Its annual carbon dioxide emissions are

predicted to be 23.6 kg/m2, which represents

a 22% improvement on current Part L

regulations.

Passive design opportunities have been

maximised, such as locating bigger, more

densely occupied rooms on the north side,

with larger windows without the penalty of

solar gain. The building’s narrow 17.5m depth

lends itself to natural rather than mechanical

ventilation. Except for the laboratories

DQG�PDLQ�WHDFKLQJ�VSDFHV��LW�LV�¿WWHG�ZLWK�openable windows, which give users control

of their own environment. Wherever possible,

VRI¿WV�RI�FRQFUHWH�ÀRRU�VODEV�KDYH�EHHQ�OHIW�exposed to reduce swings of temperature,

and the building envelope is airtight and highly

insulated, due to the straw.

The building also aims to satisfy energy

GHPDQGV�DV�HI¿FLHQWO\�DV�SRVVLEOH��$V�teaching spaces can be densely occupied,

mechanical ventilation is unavoidable, but

only on demand. The main laboratories are

StreetPrint is an innovative surfacing process that provides a realistic and cost-e!ective alternative to traditional block, slate and stone paving methods. Traditional processes pose a number of di!erent issues, including slow laying times, manual handling risks and dust/noise problems caused through cutting slabs.

In March, Eurovia Specialist Treatments StreetPrint team successfully completed an extensive and unique scheme in Southampton, helping to transform two pedestrian areas in the heart of the city. The team, consisting of Paul Ralton, Lee Hollingsworth and Nigel Sowerby, led by Lee Chalmers (StreetPrint Manager), completed over 850m# of StreetPrint over three operational weeks, including two bespoke intricate compass patterns (below).

The scheme was secured after a period of close consultation and planning between Lee and the main contractor. During this period, the benefits of StreetPrint were demonstrated using previous EST schemes, and the process selected as the method of choice due to its “long-term durability”, “robust construction methods” and “flexibility of design”. It was this strong relationship that ensured the job went to programme and to budget, with a 22% cost saving versus traditional methods, which was more notable given the need to manufacture and ship-in the unique compass stencils from the manufacturer in Canada.

On-site, the crew worked e"ciently and diligently to deliver a high quality surface, which was described as having the “wow factor” by members of the public. They had to work around the adjacent school’s opening and closing times, but this was well managed and commended by the client.

This scheme demonstrated the versatility and e!ectiveness of StreetPrint and showed clients that unique, eye-catching surfaces can easily be achieved through prior planning and consultation.

Handover of Leeds

Arena Site Complete

The Leeds Arena site has been handed over from Leeds City Council to the operators, SMG, to start the interior fit-out process. The handover marks the end of the construction phase of the flagship Leeds Arena project. Led by the developer Leeds City Council, organisations including BAM, Arup, Populous, IPW and Davis Langdon – have helped to successfully complete the scheme on time and on budget. Positioned in the heart of the city, the new £60m Leeds Arena will be a world-class music venue with a capacity of 13,500 people. Designed to maximise the quality of live music performances, its unique fan-shaped interior will optimise sight lines to focus every seat at centre stage and bring the public closer to the show. The multi-purpose facility has been designed so that the space can be easily modified to meet the changing requirements of a diverse event schedule, which could also include theatre and sports. Now that the main construction works have finished and handover has taken place, SMG will manage the task of equipping Leeds Arena with bars, restaurants, sta! and ticketing o"ces and star facilities - preparing the arena to welcome visitors in July 2013. Leeds City Council leader Councillor Keith Wakefield said:“We want Leeds to be the best city in the UK and delivering this hugely-imaginative and highly-ambitious project on time and on budget in an incredibly-challenging economy demonstrates without doubt that we mean business.

“Our arena project is a superb example of the pivotal role a local authority can play in enabling a city’s transformation. It is bringing jobs, investment and visitors to our city and I cannot speak highly enough of the dedication, flair and sheer hard work that have been the hallmark of the Leeds Arena scheme, from inception right through to completion. “Thanks to this commitment and professionalism from the council, its o"cers, construction contractor BAM, SMG Europe and our partners across the city and beyond Leeds will have the world-class venue it deserves. SMG were selected by the council to be the operator in early 2008 and Leeds City Council decided to take on the project to develop it itself in 2008 after private sector proposals were found to be not good value for money. With handover now completed, the council will be the landlord to SMG, and SMG will be responsible for the management and operation of the building. In 2009, Arup was initially appointed as planning agent and technical advisor and then supported BAM Construction during the delivery phase of the arena from 2010 until present. John Phillips, construction director for BAM, said: “A project as distinctive as this one needs the hallmark of quality running through it. That’s what BAM brings to its work here and elsewhere, both through human expertise and in technological innovation. We’ve taken the chance to do many things to help out the local community during the build with work and life opportunities. I’m proud of the hard-working teams who have contributed to this special building for Leeds and it’s a pleasure for us to hand it over on programme for the future enjoyment of many thousands who will come here.” Jim Bell, project director at Arup, commented: “This project presented many technical challenges due to restrictions caused by

the tight site, which is also located in a residential area. But, we’ve managed to deliver a world-class venue that will o!er a superior music experience for visitors, whilst satisfying strict requirements on limiting noise breakout. The arena is a fantastic addition to the city that will allow Leeds to compete on a national and international stage, and is forecast to become one of the top five venues in the world.” John Rhodes, the project architect and Principal at Populous, said: “The Populous team has incorporated the latest thinking to create a ‘supertheatre’ for Leeds City Centre, which, when it opens, will be one of the most sustainable multi-event venues in the UK. New safety code from the Precast Flooring FederationFor the past 11 years, the Precast Flooring Federation undoubtedly has been leading the way in promoting site safety for its member companies, most obviously with its Code of Practice for the safe erection of precast concrete flooring and associated components which has now been updated. Indeed, it is widely regarded as the industry standard. That there is a need for such a publication is shown by the fact that, although representing only about 5% of the employees in Britain, construction activities account for 27% of fatalities and 9% of reported major injuries.

About to be published in its third edition – and, as before, endorsed by the Health and Safety Executive – the PFF’s Code of Practice for the safe erection of precast concrete flooring and associated components now includes expanded regulations on manual handling operations to incorporate noise and vibration, and guidance on silica dust. There are also now specific provisions for installing precast concrete flooring onto steelwork and guidelines for thin joint construction.

Section 10 has been considerably modified in regard to lifting equipment. Responsibilities of all involved are detailed, along with requirements for risk assessment and method statements.

Section 10.7 presents guidelines for selecting cranes and the siting of cranes is also dealt with, plus a new requirement for the main contractor to confirm the hardstanding bearing capacity and for a ‘Permit to lift’ confirmation.

Operating machinery near overhead cables is always a danger and the Code now includes consideration of such hazards. In particular, distances when working near electricity lines and in the vicinity of aerodromes/airfields are stated. Of course, crane designs vary enormously and so guidelines for di!erent types of crane have been added. The new Code also covers the new Notification of Conventional Tower Cranes Regulations 2010.

In comparison to the previous code, there are now notes on other lifting devices along with guidelines on barring and jacking when moving components and materials. Finally, as regards additional on-site works, the use of in-situ concrete has been changed from the previous code to include further details as well as provisions for cutting units on site.

The Glazing Ombudsman Scheme (TGO) was established in 2011 following concerns rising from industry and government over the lack of any independent service supporting consumer complaints within the glazing sector. These concerns were compounded by the fact that Building Regulations and existing Competent Person Schemes did not cover the full range of glazing products.

Off grid homes need more choice in heating options

With the UK facing further increases in heating costs, families in more than 4 million homes

which are off the gas grid face the biggest challenge in balancing their budgets.

Politicians and industry experts are highlighting their plight – and strengthening the case for investment in domestic systems that can provide more choice DQG�ÀH[LELOLW\�LQ�WKH�ZD\�WKDW�UHQHZDEOH�HQHUJ\�sources are used for off-grid locations.

But many off-grid homeowners are still nervous about abandoning fossil fuels – especially if they KDYH�DQ�RLO�RU�/3*�¿UHG�ERLOHU�ZKLFK�PD\�EH�expensive to run but still does the job.

Examination of the issue by Gledhill, the cylinder specialist, has resulted in the introduction of the Torrent GreenHeat thermal store which enables householders and installers to easily integrate solar thermal, wood burning stove boilers and heat pumps to provide both heating and hot water. More importantly it allows the homeowner to retain DQ�/3*�RU�RLO�¿UHG�ERLOHU�EXW�ZLOO�XVH�LW�RQO\�DV�D�back-up, prioritising the use of renewable energy resources to provide heating and hot water to cut the cost of keeping warm.

In March shock headlines predicted that energy bills are set to jump by as much as £200 over the next year as a result of continuing gas shortages. The Big Six energy providers buy the vast majority of the gas they supply to households and businesses a year in advance, so a price rise next winter is almost inevitable.

Analysts predict that the average “dual-fuel” gas and electricity bill in the UK which currently stands at a record £1,300 a year could rise by 10% to £1,430 while a 15 per cent increase would add £200, taking the total for the year to £1,500.

At the same time the all-party parliamentary group (APPG) reported that a typical off-gas grid family faces fuel bills up to 120% higher than a mains gas user, and some 32% are classed as being in fuel poverty. After conducting a six-month inquiry on the issue the MPs called for households which are not on the mains gas network to be given more consumer protection to save them from fuel poverty.

reported that four million UK households – around 15% - are not connected to the mains gas.

Electricity is the most common heating source for the large number of urban off-grid households, while for rural off-grid populations heating oil is the most common fuel.

7KH�2)7�UHVHDUFK�LQ������VKRZHG�WKH�DYHUDJH�FRVW�of heating a typical UK three bedroom house was around 50 per cent higher with heating oil and 100 per cent higher with LPG than with mains gas. UK average heating costs for both heating oil and LPG continue to rise with LPG consistently the most expensive and heating oil the most volatile.

The report stated: “Microgeneration technologies represent an increasingly viable alternative. With its lower running costs and green credentials, microgeneration is potentially an attractive longer term alternative for consumers off the gas grid (including those currently using heating oil and LPG) who are facing rising and volatile energy costs. Indeed, off-grid consumers are seen as being ideally placed candidates for early adoption of microgeneration. This is evidenced by uptake to date being highest amongst this group.”The report examined various renewable energy sources – solar thermal, wood burners and wood chip boilers, ground and air source heat pumps, and photo voltaic and wind turbine electricity generation.

But it noted that solar thermal is ‘not generally used IRU�VSDFH�KHDWLQJ¶���7KDW�UHÀHFWV�WKH�ODFN�RI�MRLQHG�up thinking on making it easier to integrate all of the energy sources in a domestic system.

The case for wider use of thermal stores or similar devices to integrate energy sources has never been stronger. Many of the solar thermal systems and log burners on the market are still just used for hot water, missing an opportunity when they could also be contributing to heating.

It’s also a fact that an uncontrolled heat source such as a wood burning stove boiler or a biomass boiler ideally requires an open vented thermal store which has the added advantage of removing the need for discharge pipework - negating the requirement for G3.

Using an open-vented thermal store such as Gledhill’s Torrent GreenHeat provides more options

than any other store or cylinder to use the widest range of renewable energy sources to deliver safe, cost effective and environmentally friendly domestic heating and hot water.

Off-grid homeowners can choose to combine economical green energy sources such as solar thermal, heat pumps, log burners and biomass boilers, and retain an oil or LPG boiler which will be used only as a last resort if the renewable energy sources cannot meet demand.

So one typical example of an off-grid property taking advantage of renewable energy could be a house with solar thermal panels and a wood burning stove boiler feeding energy into a thermal store, which heats the home and provides mains pressure hot water. Low standing losses from a well-insulated store should mean that the majority of the time the solar units or the wood burner will EH�VXI¿FLHQW�WR�PDLQWDLQ�WKH�RSHUDWLQJ�WHPSHUDWXUH���

+RZHYHU��LI�WKH�UHQHZDEOH�KHDW�VRXUFH�LV�LQVXI¿FLHQW�to maintain the best operating temperature for the store, then the oil or LPG boiler can be automatically switched on to boost the store.

A primary store which circulates water directly WKURXJK�UDGLDWRUV�RU�XQGHUÀRRU�KHDWLQJ��PDNHV�LW�KXJHO\�HI¿FLHQW��ERWK�LQ�WHUPV�RI�UHFHLYLQJ�KHDW�DQG�delivering it to the home. Another concern about renewable systems is the possibility of legionella contamination if the temperatures within the domestic hot water store are not high enough. But if the hot water is delivered at mains pressure via a plate heat exchanger - it means domestic hot water for taps and showers is instantaneously heated not stored water - eliminating the legionella threat.

With the range of renewable energy options now available and the price of gas and oil continuing to rise, householders and installers need more choice in how a home is heated. The industry needs to GHOLYHU�WKDW�FKRLFH�DQG�ÀH[LELOLW\��

The design provides the University with a unique,

landmark building, symbolic of its own progressive,

required. The internal environment that is open and

transparent, giving good daylight, views out and

The building design has focussed heavily on carbon

reduction, both in terms of its operational energy

and its embodied energy. The building offsets close

to 20% of its energy use from on-site renewable

energy sources – from a borehole cooling system

There are so many options available to home owners in the UK when it comes to planning a home automation system. Whether you are thinking about a home automation system or you have already started your build project, these 10 tips will help you guide you through the planning process.

1. Who is the system for?

Firstly you need to establish who the system will be used by – just yourself, the whole family or a client. Establishing who the system is for will enable you to get a grip and start to detail whats required across the home. Discuss the system with your family, asking them when it comes to technology what kind of features or control you don’t want, you would like and what you must have.

2. Decide what parts of your

home you want to control

Home Automation is about integrating many parts of your home into one solution, this can include audio and video entertainment, lighting, heating or security.The level of control and what can be integrated is limited to your budget. Imagine home automation as a series of computers all talking to each other in a home network, every control box, keypad, TV point, remote control, heating panel, lighting solution are all a series of computers talking to each other seamlessly, now consider that this could reach numbers of up to 100 products in a medium sized system, for true reliability your budget should not be restricted to gimmicks as otherwise you may regret your choice of system.

In the early days of multiroom and home automation, the only option was often simple hard button panels or simple remotes which offered limited control and interaction with your home.

4. Planning the stages of

installation

The success of any home automation system will come down to your homes wiring infrastructure. Get this wrong and you not only limit what’s possible but could fall down even further as new technologies develop.

We are contacted all the time by clients who followed advise from the Internet, or simply put cat5e everywhere, wired zones in sequence and a number of other poorly led advise, to discover later that all their expectations, wants and desires were to be shattered by a poorly planned wiring attempt.

with a number of very technically

advanced control, often which is

when it comes to distributing.

of HDCP, EDID and other forms

of digital protection formats

advised to not cut corners, there

are some very cheap HD matrix

solutions on the market and all

at very tempting prices, but as

technology advances you could

Meadowview is situated on the edge of a rural village in Bedfordshire and was designed as a family home for a

retired couple. The plot, enclosed by hedgerows and mature WUHHV��ERUGHUV�RQWR�DQ�H[SDQVH�RI�DUDEOH�¿HOGV���7KH�VLWH�

has been divided into different areas by the house and hard landscaping, setting up an interplay between the building,

gardens and distant landscape.

The abstract nature of the surrounding agricultural landscape and vernacular buildings has informed the design, resulting in a house with a simple linear form with a horizontal emphasis. Small differences in height make a big difference to what you FDQ�VHH�LQ�D�ÀDW�ODQGVFDSH�VR�WKUHH�GDWXPV�ZHUH�VWUXFN�DFURVV�WKH�VLWH�H[SUHVVHG�LQ�bands of slate, white render and timber cladding to mark the viewing platforms.

2Q� WKH�JURXQG� ÀRRU�� DUHDV�RI� JOD]LQJ� VHW� XS� FORVH�� VHQVXDO� UHODWLRQVKLSV�ZLWK� WKH�JDUGHQ�ZKLOVW�WKH�¿UVW�ÀRRU�RIIHUV�D�PRUH�GHWDFKHG�H[SHULHQFH�RI�WKH�ODQGVFDSH�ZLWK�long views framed like pictures on the wall.

The concept of a hovering building is continued into the details of the ash tread stair that is cantilevered off the wall in the HQWUDQFH�KDOO��7KH�OLJKWQHVV�RI�WKH�WLPEHU�ER[�LV�MX[WDSRVHG�ZLWK�WKH�KHDY\�LURQVWRQH�gabion wall that encloses the private walled garden.

A meandering route through the house creates a sequence of gradually more private LQWHUQDO�DQG�H[WHUQDO�VSDFHV���7KH�HQWUDQFH�KDOO�RIIHUV�YLVLWRUV�YLHZV�VWUDLJKW�WKURXJK�the house to the pavilion in the back garden whilst screening off the living areas. As \RX�SURJUHVV�WKRXJK�WKH�JURXQG�ÀRRU��WKH�VSDFH�H[SDQGV�LQWR�D�GRXEOH�KHLJKW�OLYLQJ�URRP�WKDW�LV�RYHUORRNHG�E\�WKH�¿UVW�ÀRRU�VWXG\���)URP�WKH�OLYLQJ�URRP��\RX�FDQ�JDLQ�access to the courtyard garden where more delicate plants can grow protected from the wind and cold. To the rear of the house, swathes of long grasses and meadow ÀRZHUV�DUH�DQLPDWHG�E\�WKH�EUHH]H�JLYLQJ�WKH�WHUUDFH�D�ZKDUI�OLNH�IHHO���$Q�DUHD�RI�WKH�garden is given over to food production in raised beds, providing all of the household’s fruit and veg over the summer months.

7KH� KRXVH� LV� ZHOO� LQVXODWHG�� ¿WWHG�ZLWK� SKRWRYROWDLF� SDQOHV� DQG� DOVR� LQFRUSRUDWHV�mechanical ventilation with heat recovery to reduce heat losses whilst a rainwater harvesting tank supplies water to the WC’s and the garden irrigation system.

The home is a late Victoria detached seven-bedroom

house in East Sussex.

The kitchen design project involved knocking three

rooms into one to create an open-plan kitchen and

living space.

Designer Shane Hilton integrated quiet appliances

where possible as this kitchen is an open-plan space. In

this kitchen the extractor has an external motor making it

less noisy but providing greater extraction power.

Prior to project – The space was previously made up of

three separate rooms with the kitchen in the middle of

the three. The homeowners wanted to allow more light

into the home and wanted the kitchen to become one

area for socialising and for cooking.

To create this space, some extensive construction work

ZDV�ÀUVW�FDUULHG�RXW��7KH�EDFN�RI�WKH�KRXVH�QHHGHG�WR�be removed and the three rooms were then knocked

into one. While the construction meant that the house

was extended into the garden, no planning permission

was needed as it did not extend further than the potting

shed room that had been the end room of the three.

The homeowners knew that they wanted a simple and

modern scheme and the Harvey Jones Linear kitchen

UDQJH�ZDV�WKH�SHUIHFW�ÀW�WR�WKHLU�QHHGV��7KH\�NQHZ�WKDW�they wanted plenty of storage space including wide

pan drawers and a longer than average island.

Appliances consist of two ovens, a microwave, a coffee

machine and warming drawer, all from Miele.

There are two different worktops, both Corian but with

a black coloured one next to the hobs and a white

coloured one for the island unit.

A magical setting With one main visual axis commencing from the house, flowing through the pool, and trickling on to the breathtaking horizon, this project is a submission to nature’s greatness. Designed to complement impressive existing rock formations that shape a natural amphitheater, the project succumbs to nature’s legacy, with ever growing and evolving plant life and labyrinthine pathways that hide nature’s well-kept secrets.

Designing this garden took great discipline. The priority was to make the setting the star player. To preserve the organic feel and reflect the splendid natural surroundings, the designers had to decide when to let nature take over and when to tame it.

The primary axis starts at the house and bisects a natural amphitheater formed by protected rock formations to guide the line of vision in a gentle flow of terraces that lead to the serene horizon. Cradled in the arms of this natural amphitheater, the infinity pool blends into the distant horizon in such a way that it appears to have existed.

Walking around the pool, one is taken away into mysterious walkways that tempt curiosity and guide the wanderer into groves of oak, cedar, and fruit bearing trees, making for a truly multi-sensorial, multi-seasoal experience.

This project focused on collaborating with nature, resulting in something that is less of a guided tour and more of discovery at its purest. The pathways, walkways and promenades hint at undiscovered little islands of pleasure. Even the pool house is hidden, allowing for an uncluttered field of vision, where nature and everything it has to o!er can truly be enjoyed.

Here, bliss can be found, as everything is enjoyed from the top of the world.

‘Common solutions’ for concrete-to-steel connections are inferior to the Schöck Isokorb

Recently there have been misconceptions in some areas of the UK marketplace that certain ‘common solution’ alternatives for concrete-to-steel connections perform just as well as the Schöck Isokorb type KS14 thermal break element. This is not necessarily the case. As a specialist in this sector, Schöck expects high product performance standards and considers that alternative solutions should comply with necessary building regulations – and that any performance claims are verifiable.

For clarification, an independent investigation into the various performance criteria concerning the e!ectiveness of steel balcony connections to concrete slabs, has been carried out by the Oxford Institute for Sustainable Development, at Oxford Brookes University. The ‘common solutions’ in question being the direct connection of balcony support brackets to a concrete floor slab using no form of thermal break; a solution using brackets in conjunction with a 10mm ‘thermal pad’; and a further connection solution using a thicker 20mm ‘thermal pad’ .

The OISD found the Isokorb type KS14 to be a superior thermal insulating element for connecting cantilevered steel components to reinforced concrete; while other comparable solutions failed to obtain the minimum amount of performance required by Part L of the Building regulations.

The first step in the independent investigation process determined the heat loss, minimum surface temperature – and consequently the temperature factor (fRSI) – resulting from the use of Schöck Isokorb type KS14 connecting a steel balcony to a concrete floor slab. The temperature factor (fRSi) is used in the UK to indicate condensation risk as described in BRE IP1/06, a document cited in Building Regulations Approved Documents Part L1 and L2.

Once established, this calculated performance (1) was then compared with that of the three structurally equivalent ‘common solutions’. The following results table presents the minimum surface temperatures and temperature factor (2) for the cases modelled, where the temperature factor used to indicate condensation risk (fRSI) must be greater than or equal to 0.75 for residential buildings.

It is quite clear that the Isokorb KS14 unit, with fRSi = 0.904, exceeds these values by some margin and will therefore meet the requirements of Building Regulations Approved Documents L1 and L2. Further, the results demonstrate that where no unit is used (fRSI =0.681) and also with the 10mm and 20mm pad connections (fRSI =0.713 and 0.706 respectively) – all three would fail against the criteria required for residential buildings.

The temperature results concluded:

Specifiers, contractors, developers and those in procurement therefore need to be wary of product performance claims involving bespoke solutions. Often they will be found wanting and the lack of transparency in determining true performance values may well mean a product being installed that is simply not fit for purpose.

Usually when talk turns to building design the focus tends to be directed towards aspects such as innovative exteriors, construction methods, energy e!ciency and interior space, yet good building design must also ensure that it is safe.

Fire safety is a vital component of any building design and unsurprisingly there is a robust legislative net in place to ensure that every aspect of a building’s design, including fire safety and protection systems, meet the required standards. From a smoke control perspective, this not only covers the design of the products used in the system and their method of operation, but also the installation, commissioning and ongoing maintenance.

This clearly places a considerable burden of responsibility on architects and systems specialists, such as SE Controls, as well as on contractors involved in the specification of smoke ventilation solutions, where a lack of familiarity with regulations could put them at risk of litigation for non-compliance.

While the complex matrix of legislation for smoke ventilation and safety systems design includes the Building Regulations, particularly Approved Document B (ADB) and the BS9991:2011 Code of Practice for residential fire safety design, these form only part of the story. Other European regulations and UK legislation overlay and augment these documents depending on their individual focus.

Also, there are a couple of anomalies within the current regulatory environment, which can trip-up the unsuspecting designer, such as the Construction Products Directive (CPD), which relates to the compliance of products with European CE marking requirements. Currently,

there is no obligation to CE mark products in the UK, yet it is mandatory in parts of Europe, which inevitably creates a ‘grey’ area.

As Section 7 of the Building Regulations states that the products used must merely be “fit for purpose”, then there is potential for misinterpretation. In safety critical situations, the best way to ensure the installation is ‘fit for purpose’ is to use CE marked products, which are already certified as compliant.

However, on 1st July 2013 this issue will be resolved automatically, when the CPD becomes the Construction Products Regulation and CE marking becomes mandatory in the UK and BS EN12101 will take precedence on product construction standards, which forces compliance with the regulations. Leading companies in this field, have been voluntarily complying with this legislation for some time to ensure that products meet all the appropriate regulations.

While these changes will have a powerful and vital influence on building design and smoke control solutions, The Regulatory Reform (Fire Safety) Order 2005 (RRO) is arguably the most important piece of legislation for architects, designers and contractors working on UK projects.

The RRO creates a clear set of procedures and places responsibility on the building’s operators to provide a duty of care for fire safety in relation to the building’s occupants, via regular risk assessments and action. Crucially, under the RRO, the designer and installer are contractually obliged in connection with the safety aspects of the building and continually liable, even if the building and systems have already been approved by building control.

Designers, consulting engineers, QS and building service engineers also have an obligation to comply with the Construction (Design & Management) Regulations 2007 (CDM) and work to improve construction safety by eliminating hazards.

Several recent incidents including the Salamanca Tower fire in Lambeth in July 2011 are bringing the real implications of the RRO to the fore. When a serious incident occurs, not only will the investigation look at the immediate management regime, it will often assess the original designs, suitability of equipment, fitness of the installation as well as the e"ectiveness and frequency of maintenance.

Importantly, design responsibility resides with everyone that has been directly involved in the decision process – ranging from product selection criteria, cable selection and routing all the way through to testing and commissioning.

The over-arching point that designers involved in smoke control systems and other fire precautions systems, should take from this broad legislative overview, is that compliance is essential as the risks of non-compliance can cost lives.

Regulations are necessary, but can be impenetrable. Seeking advice and input on smoke ventilation systems from companies that are constantly working within this tightly regulated environment can not only provide e"ective solutions, but also help avoid playing Russian roulette with compliance and safety.

Smoke ventilation is a critical element in fire safety, particularly in multi-storey residential buildings as it not only helps occupants to escape, but also improves the access for fire fighters by keeping corridors and other areas clear of smoke.
