• The batt insulation in the crawl space was installed at thebottom of the floor joists/trusses instead of against thesubflooring (which is the conditioned surface). This creates acavity between the subflooring and insulation. The cavity cancreate condensation and retain water. This also createsadditional space that the HVAC system has to heat/cool. Theinsulation in the crawl space needs to be repaired by aqualified contractor.• There were multiple pieces of missing/falling insulationthrough the center of the crawl space. This can allow heattransfer through the floor. The insulation needs to be repairedby a qualified contractor.

• There were manual, sliding foundation vents on the house.Many of the vents were stuck in place and could not beopened/closed. Thus, the vents could not be used to controlthe air flow in the crawl space. The foundation vents need tobe repaired by a qualified contractor.

Page 22 Item: 3 Claddings • There was loose cladding/siding on the following location(s): - back-right corner, above screened porch roofThe siding could be damaged by wind and could allow waterinfiltration. The siding needs to be repaired by a qualifiedcontractor.• Adhered masonry stone/cultured stone veneer cladding hadbeen installed on this home. An inspection of the visiblecomponents suggested that the cladding system may nothave been installed in such a way as to ensure that thecladding was a weatherresistant system that protects the wallassembly from excessive water penetration, condensationand/or water accumulation. At the time of inspection, thefollowing concerns were noted and in need of furtherevaluation: - Standard clearance, flashing and sealant details were notobserved at other materials such as wood/trim, boxing areas,eaves and rakes. - Gaps/holes were visible at the front-center 1st floor doublewindow. The gaps/holes were visible at the top-right cornerand the bottom-right corner of the window.

The lack of proper detailing and flashing is conducive tocondensation and water penetration behind the stone claddingand possible hidden damage in the wall assembly.

Additional concerns related to the installation are listed below: - Clearances were not maintained between stone claddingand the ground and/or paved surfaces to prevent wicking andfrost heave problems. This can also prevent view of anywood-destroying organisms in that area. - Clearances were not maintained between stone claddingand roofing materials at the small cut-back water tables toallow for proper drainage and future roof repairs and/orreplacement.

The installation of the stone cladding should be evaluated bya licensed general contractor and repaired as needed tocorrect any possible water penetration issues and to verifythat the stone cladding is installed to the specific installationrequirements of the North Carolina State Building Code:Residential Code and/or the Masonry Veneer Manufacturer’sAssociation ( MVMA).

RoofingPage 29 Item: 7 Attic Access • The pull-down stairs were not cut to the correct length.

Thus, it did not properly align at its joints, especially when aperson was on the pull-down stairs. This adds stress to thejoints and can cause damage to the pull-down stairs. Thepull-down stairs need to be repaired by a qualified contractor.• There was a zippered insulated cover installed in the atticabove the pull-down stairs. There were holes in the insulatedcover, which can allow heat transfer through the cover/stairs.One of the zippers on the cover would not move, which madeit difficult to open/close the cover. The insulated cover needsto be repaired/replaced by a qualified contractor.

The slow draining couldallow the sink to overflow onto the floor. The drain(s) need tobe cleaned/repaired by a licensed plumbing contractor.

The weep hole(s)were covered by a sealant, which will prevent water fromflowing out of the wall and could cause decay. There could behidden damage in the wall. The area(s) need to be evaluatedby a qualified contractor and repaired as necessary. • The electrical circuit for the lights in the kitchen wasprotected by an Arc Fault Circuit Interrupter (AFCI) breaker.The inspector tripped the AFCI breakers as part of theinspection. When the kitchen lights circuit breaker wastripped, it would not reset. After some time, the breaker didreset and would stay on. This can indicate a problem with theAFCI breaker or the electrical circuit. The AFCI breaker andelectrical circuit need to be evaluated by a licensed electricalcontractor and repaired/replaced as necessary.

Page 37 Item: 9 KitchenReceptacles

• There was no power to the two receptacles on the left wall ofthe kitchen (between the refrigerator area and microwaveoven/oven). There was no power to the three receptacles onthe island cabinet in the kitchen. Thus, the receptacles couldnot be used/tested. There was only one visible Ground FaultCircuit Interrupter (GFCI) receptacle in the kitchen. There aretypically two GFCI protected circuits in a kitchen. There maybe a missing receptacle in the front-left of the kitchen. Thereappeared to be a hump in the tile backsplash. The kitchenreceptacles need to be repaired/replaced by a licensedelectrical contractor.

• There was no Ground Fault Circuit Interrupter (GFCI)protection to the exterior receptacle(s) in the followinglocations: - right-center, at HVAC units - back-right, on deck - back-right, on screened porch - back-centerThis creates a shocking hazard in the potentially wetenvironment. GFCI protection needs to be installed by alicensed electrical contractor.

• The receptacles and light in the 1st floor office/study wereprotected by an Arc Fault Circuit Interrupter (AFCI) breaker.The light in the room work. When the inspector plugged areceptacle tester into any receptacle in that room, the AFCIbreaker would trip. The breaker would reset. The inspectorused the same receptacle tester throughout the entire houseand no other AFCI breakers would trip. This can indicate aproblem with the AFCI breaker and/or the electrical circuit forthe 1st floor living room. The breaker/circuit need to berepaired/replaced by a licensed electrical contractor.• There was no power to three receptacles in the right-centerof the 1st floor back-right bedroom. This included a GroundFault Circuit Interrupter (GFCI) receptacle that appeared to betripped. Thus, the receptacles could not be used/tested. Thereceptacles were marked with green tape. The receptaclesneed to be repaired/replaced by a licensed electricalcontractor.

This could indicate a problem withthe bulbs or with the fixtures/wiring. The bulbs need to bereplaced and the lights need to be tested. If the lights still donot work properly, the lights need to be repaired/replaced by alicensed electrical contractor.

Page 40 Item: 14 Switches • The light/fan/receptacle in the following location(s) wascontrolled by multiple switches: - 2nd floor master bedroom, entrance hall lightThe switches did not work independently. Thus, a personmay have to walk through the dark room to turn on a light,which creates a tripping/falling hazard. This can indicate thatthe switches were not the correct type of switches or that theswitches were not wired properly. The switches need to berepaired/replaced by a licensed electrical contractor.

Heat/ACPage 43 Item: 5 Distribution System • There were dirty air filters in the four return vents in the

house and at the two HVAC units in the attic. Dirty air filterscan restrict air flow and damage the HVAC system. The airfilters need to be replaced.• There was not proper clearance to remove the following airfilter(s): - attic, at 2nd floor HVAC unitThus, the filter could not be removed to inspect and could notbe removed to replace. This can allow the filter to becomedirty, which will restrict air flow through the HVAC unit. Thearea needs to be repaired by a qualified contractor to provideproper clearance to remove/install the filter. The air filterneeds to be evaluated by a qualified contractor and replacedas necessary.

At the time ofinspection, the following concerns were noted and in need of further evaluation: - Standard clearance, flashing and sealant details were not observed at othermaterials such as wood/trim, boxing areas, eaves and rakes. - Gaps/holes were visible at the front-center 1st floor double window. Thegaps/holes were visible at the top-right corner and the bottom-right corner of thewindow.

The lack of proper detailing and flashing is conducive to condensation and waterpenetration behind the stone cladding and possible hidden damage in the wallassembly.

Additional concerns related to the installation are listed below: - Clearances were not maintained between stone cladding and the groundand/or paved surfaces to prevent wicking and frost heave problems. This canalso prevent view of any wood-destroying organisms in that area. - Clearances were not maintained between stone cladding and roofingmaterials at the small cut-back water tables to allow for proper drainage andfuture roof repairs and/or replacement.

The installation of the stone cladding should be evaluated by a licensed generalcontractor and repaired as needed to correct any possible water penetrationissues and to verify that the stone cladding is installed to the specific installationrequirements of the North Carolina State Building Code: Residential Code and/orthe Masonry Veneer Manufacturer’s Association ( MVMA).
