THE HISTORYThe Sioux Steel Company was established in 1918 by Charles Rysdon in a small horse barn near the Big Sioux River at the lowhead dam near the Upper Falls of The Falls. By the 1920’s, Sioux Steel had established itself as a preferred supplier of corrugated steel products such as metal ductwork, tanks, and floor grids.
In the late 1930’s Sioux Steel’s business had transitioned in favor of farm equipment manufacturing, fabricating tanks, barn ventilators, and grain storage bins… by the 1940’s, Sioux Steel had expanded geographically, serving most of the United States.
With continued growth through the late 1900’s, Sioux Steel was poised in the 2000’s to expand product lines again – creating a specialty in livestock equipment, focused on both plastic and steel-based components for the livestock and agricultural industries.
In 2018, Sioux Steel had made the decision to relocate their facilities outside of downtown Sioux Falls. In 2019, Sioux Steel selected Lloyd Companies as the developer and agreed to a sale of their site for redevelopment in 2020.
Together, Lloyd Companies and Sioux Steel have developed plans for a mixed-use neighborhood designed to draw people from all walks of life to share in a destination unlike anything else in South Dakota.
In summer of 2020, Lloyd Companies will break ground on the Steel District, closing a chapter of manufacturing on the site, starting a new chapter and writing a new history on the site… opening the Upper Falls for the community and visitors.

Company’s facilities were first
located in a small horse barn with
an adjacent wagon repair area.
These buildings were next to an
abandoned granite quarry across
the Sioux River from the old
Queen Bee Mill, above the Sioux
Falls. Powered by electric motors,
a single power shaft went down
the entire length of the building to
run machinery.
Business thrived into the later
1930’s, manufacturing farm
equipment such as hog feeders,
stock tanks, cupolas, wagon box
floors, barn ventilators and grain
storage bins. In 1940, Max Rysdon
took over as President. After the
death of his father, Max led Sioux
Steel to push forward and expand
its territories from the adjacent five
states to as far as Georgia and
Alabama. By 1951, Max Rysdon’s
14 year old son, Phil, worked sum-
mers at the plant in the nuts and
bolts, welding and maintenance
departments. After college, Phil
worked in sales and moved quickly
into the advertising and marketing
department.
Sioux Steel supplied most of the
furnace duct work for homes and
offices in the Sioux Falls area. In the
late 1920’s, Sioux Steel soon began
selling furnaces, wall and floor grids
(registers), and oil storage tanks
that required two new additions to
the facility. After college, Charles’s
son, Max joined the firm as Sales
Manager and Purchasing Agent.

Fun Facts:
• Charles Rysdon’s son Max was 15 when his dad
started the company. Max’s first summer job was as
water-boy for the factory, seeing that the drinking
water was kept full and iced.
• Sioux Steel’s first big break was in the building of
McKennan Hospital (now Avera Health System),
supplying all of the copper shingles for the facility.

THE STEEL DISTRICT
PROPERTY HIGHLIGHTS• The project will include 3 major building areas: A hotel and convention
center, an office building with ground-level retail, and a parking ramp wrapped with residential and retail spaces.
• A skywalk will span the site connecting all buildings to one-another.
• A walkable pedestrian corridor with activated commercial retail alley will exist between the hotel/convention center and the office building.
• Lloyd Companies has selected some of the region’s most talented design firms including: Box Interior Designers, Confluence, ESG Architects, KochHazard Architects, Norman Engineering, and VanDeWalle Architects.
