Project Initiation The Concord Group leverages our vast network of relationships and commercial real estate expertise to find the best opportunities to meet your unique property investment goals. After guiding our clients’ through the asset selection process, we advise on deal structuring and ensure that discoverable risks are mitigated prior to closing on the property. Pre-Construction Our approach is based on clearly understanding the Owner’s goals and objectives and then we will recommend a suitable project delivery method and assist the Owner with the appropriate project team selection and engagement. Our process promotes collaboration, yet provides accountability to the entire project team, with a focus on budget, schedule and quality.

Construction We provide project management oversight confirming that all project team members (design team, contractor, 3rd party consultants and subcontractors, etc.) are fulfilling their contractual obligations. Our policies and procedures and management tools, provide project controls to confirm the project is being delivered on time, within budget and to the quality levels dictated in the construction documents.

Close-Out/Activation We provide management oversight of the punch list process, the review and approval of closeout documents, commissioning services and start up, testing and owner training, etc. We provide confirmation to the Owner that the facility is ready to operate as planed on day one. In addition we have a very detailed final account process which verifies that all accrued savings and credits are being returned to the Owner and that only the correct amounts have been billed to the project.

The Concord Group’s approach is to work with the Project Executive/Activation Champion and other members of the Activation Team to identify all the necessary strategies and improvements in order to be ready for the “Go Live Date.” Additionally, we provide the skills, expertise, tools and processes to develop and successfully manage the Facility Activation Plan on behalf of the Owner.

Asset Management Upon project activation, The Concord Group monitors third party property managers and brokers to ensure your investment goals are met and returns are maximized. We provide our clients with quarterly financial reports and maintain compliance with any financial partner reporting mandates. When the time comes to exit your investment, we will manage the dispositions process to ensure a smooth and profitable transition of your asset to the next owner.
