THE PROJECTParalimni Dias is a small scale, self contained residentialproject situated within Paralimni village within the easterndevelopment area of Cyprus. The site forms part of aresidential development area and it is surrounded by houses.It is located at a locality known as Kapparis, situated betweenthe village itself, approximately 1km from the village squareand the sandy beach 1 ó kms away.

THE CONCEPTThis two storey development, comprises of studios, one, two,three-bedroom apartments at ground and first floor level.Access to the first floor is from external concreted staircases.The project includes private gardens, common and public oneswhich will be planted by the developer.

DIAS (ZEUS)DIAS (Zeus) was the king of Olympus mountain and thefather of the Greek Gods. He was married to Hera and twoof their children were named Athena and Artemis.The project is split in three phases. Each phase is selfcontained n separate plots and bearing the names of Athena(1st phase) Hera (2nd phase) and Artemis (3rd phase).

ACCOMMODATIONAll units provide fully fitted kitchen (equipment provided atdiscounted rates upon request), private bathroom, fittedwardrobes, private parking space, spacious, pergola-coveredverandahs.

In addition, the three-bedroom units have a master bedroomwith en-suite bathroom. Specific units also have a privatestoreroom, while others have a private garden at either thefront of the apartment or the back or on both sides.

ARCHITECTUREThe architecture is based on original Cypriot designs, withflat and pitched tiled roofs at various levels for aestheticpurposes. Other interesting architectural features includewalkways and arches. The predominant colour is white, withseveral earth tones providing a decorative touch.

SPECIFICATIONSThe project’s construction specifications are described indetail in the brochure and with the aim to ensure privacy.Measures include sound insulation in the floors, doubleinsulated common walls between adjacent units, doubleglazing, TV and telephone lines, as well as provision for air-conditioning. Furthermore, all construction is in accordancewith anti-earthquake principles and local regulations toprovide maximum safety.

GARDENSThe common gardens will be planted with mature trees,mainly palm and forest trees and the walkways will be madeof colourful pattern concrete or similar material. Speciallydesigned lampposts, sitting areas and other features enhance theoverall quality and atmosphere of the development.

THE DEVELOPERThe developer is a Cypriot property development companywith an excellent reputation, known for its professional andinnovative conceptual architecture and quality. It wasestablished in 1995 and currently has six other projects underdevelopment, in Nicosia, Limassol, Protaras, Pissouri,Larnaca and Paphos. The promoter is the Kypriaki EteriaAkiniton "I Dynamis" Ltd which has already completed and iscurrently executing large and small-scale projects all overCyprus. The Company is scheduled to go public with a listingon the Cyprus Stock Exchange in the future and mainshareholders are CLR Financial Services (a public company),

the Cyprus Development Bank (government owned),Hellenic Bank (a public company and the third largest Bankin Cyprus) and other serious businessmen with an excellentstanding in the local community and construction industry.

PROJECTS OF KYPRIAKI ETERIA AKINITON"I DYNAMIS" LTDThe following projects across the island are either completedor under construction:

Neapolis Complex: This residential project, located in the LawCourts area of Limassol, consists of six blocks with a total of100 apartments and a swimming pool. The first block wasdelivered in 1999, the second in 2000 and the third in 2001.Work is in progress on the remaining blocks.

Nishia Beach Villas: This complex comprising nine beachvillas in the Protaras area was completed in April 2001.

Apollo Seaside Villas: Comprising nine seaside villas inProtaras area, completed in December 2001.

Psarolimano Beach Villas: Facing the sandy Golden Coastbay and the fishing shelter, nine detached beach villas inProtaras area were completed in December 2002. Thecomplex abuts the location that the Municipality has earmarkedfor a marina, expected to be completed in 2006.

CLR House: This commercial project bordering on ByronAvenue in Nicosia houses business premises with a total areaof 5.000 s.q.m and was completed in June 2003.

Megas Alexandros: This residential project is, perhaps, themost luxurious and well-designed apartment complex inCyprus. Located in the centre of Nicosia (Hilton area) offKennedy Avenue. It consists of three blocks with a total of 23luxury apartments and one villa, all completed in March 2003.

Nicosia Business Park: The project comprises five detachedblocks of offices which form part of a business park. Situatedin the heart of Nicosia, close to the Hilton Hotel, the projectis developed on the largest available plot of land in the towncentre, with an area of 7.000 s.q.m bordering on EsperidonStreet. The total office space in the buildings will be 16.000s.q.m. The development company has submitted anapplication for approval by the town-planning authorities.

Olymbos: This residential project is currently at the planningstage. It consists of 120 apartments in the centre of Nicosia(Hilton area), near Kennedy Avenue.

Possidon Beach Gardens: This development comprises 90units on a seaside property in Meneou village within theLarnaca district. It is marked by the most attractivelandscaping in Cyprus, which was undertaken by USlandscape architects. Buyers have a choice of homes either onthe beachfront or around an inland lake. The first phase willbe delivered by the end of March 2004, while the remainingunits will be completed in stages by 2005.

Odysseus Bay Village: A 51 detached villa and bungalowproject under development, set on a plateau overlookingPissouri village bay, approximately 300 metres from thebeach. Dramatic views and serenity. All units with privatepools, private roads and specially designed features, 10minutes drive from 2 international golf courses , 20 minutesfrom Limassol town and Paphos. Delivery December 2004.

Aphrodite Gardens: A project of similar design to Dias,comprising 32 apartments at Kato Paphos, 800 metres from thebeach, now under construction.

STRUCTURE Reinforced concrete, anti-eartquake design.

WALLS External walls will be constructed with25cm and internal partition with 10cmthick high quality hollow clay blocks.

PLASTERING Internal surfaces will be plastered andpainted with three coats of emulsion paint.External surfaces will be plastered andpainted with three coats of Sandex paint.

CEILINGS Ceilings will be of fair face concrete finish,covered with light texture plastic coating.

FLOORS Internally, all the floors and verandahswill be covered with ceramic floor tilesvalue of Cy.Pounds 6/sq.m.
