The 2014 real estate market in Center City has seen its share of ups and downs. The first three months of the year were devastated by seventeen snow storms, causing the national economy to experience a $50 billion loss.

When the weather broke, April and May were very strong selling months. June through August slowed down again, as is typical due to summer vacations.

On the rental side, we are pleased to announce that it was a very good season. The majority of our rental inventory, located around Rittenhouse Square and Washington Square, once again proved that the adage location, location, location holds true. Renters consistently chose our “beachfront” real estate over real estate “five blocks from the beach,” even if the real estate wasn’t as new or updated.

While some analysts are predicting a general slowdown in the real estate market, I believe that fundamentals are still strong for the resale market of condominiums in the right locations in Center City. With new jobs on their way thanks to Comcast, the University of Pennsylvania and Drexel University; hot retailers entering the market; and other long talked about projects finally

starting, I think that we have reasons to be optimistic about the condo market in the city over the next few years.

As you may know, I am currently serving as President of the Greater Philadelphia Association of REALTORS® (GPAR). This role allows me the opportunity to advocate for policies that can fundamentally improve Philadelphia’s economic landscape, and in effect, the real estate market. Some of the key initiatives we are currently working on include:

• Tax lien sales. In 2013, GPAR advocated for passage of legislation which authorized the City to transfer real estate tax delinquencies—estimates show that the City is owed approximately $550 million—to third party collectors. The bill passed and was signed into law by Mayor Nutter. We continue to engage city and state elected officials to have the delinquencies turned over for collection so that these collectable delinquencies can be directed to fund the schools (55% of all real estate taxes in Philadelphia are directed toward funding the public school system).

• Tax abaTemenT. The ten year tax abatement, instituted in 2005 for new construction, has yielded huge benefits for the City by increasing home ownership, stimulating development and revitalizing neighborhoods. The 2014 real estate market in Center City has seen its share of ups and downs. The first three months of the year were devastated by seventeen snow storms, causing the national economy to experience a $50 billion loss.

When the weather broke, April and May were very strong selling months. June through August slowed down again, as is typical due to summer vacations.

On the rental side, we are pleased to announce that it was a very good season. The majority of our rental inventory, located around Rittenhouse Square and Washington Square, once again proved that the adage location, location, location holds true. Renters consistently chose our “beachfront” real estate over real estate “five blocks from the beach,” even if the real estate wasn’t as new or updated.

While some analysts are predicting a general slowdown in the real estate market, I believe that fundamentals are still strong for the resale market of condominiums in the right locations in Center City. With new jobs on their way thanks to Comcast, the University of Pennsylvania and Drexel University; hot retailers entering the market; and other long talked about projects finally

starting, I think that we have reasons to be optimistic about the condo market in the city over the next few years.

As you may know, I am currently serving as President of the Greater Philadelphia Association of REALTORS® (GPAR). This role allows me the opportunity to advocate for policies that can fundamentally improve Philadelphia’s economic landscape, and in effect, the real estate market. Some of the key initiatives we are currently working on include:

• Tax lien sales. In 2013, GPAR advocated for passage of legislation which authorized the City to transfer real estate tax delinquencies—estimates show that the City is owed approximately $550 million—to third party collectors. The bill passed and was signed into law by Mayor Nutter. We continue to engage city and state elected officials to have the delinquencies turned over for collection so that these collectable delinquencies can be directed to fund the schools (55% of all real estate taxes in Philadelphia are directed toward funding the public school system).

• Tax abaTemenT. The ten year tax abatement, instituted in 2005 for new construction, has yielded huge benefits for the City by increasing home ownership, stimulating development and revitalizing neighborhoods. Step back in time on the cobblestone, row house-lined streets of Philadelphia’s Society Hill neighborhood. Amidst the hustle and bustle of modern Philly, Society Hill offers a welcomed reprieve with its traditional charm reminiscent of times past.

his neighborhood offers less of the modern city life native to the majority of Philadelphia and more of the aura of a true historical district. While Society Hill is located right next-door to countless public historical

sights, such as Independence Hall, the Liberty Bell, and the National Constitution Center all located in adjacent Old City, Society Hill itself is truly residential. The neighborhood was home to many members of the federal government when Philadelphia served as the nation’s capital, and after a period of deterioration Society Hill has certainly been restored to its characteristic splendor.

Two must see historic buildings in Society Hill are the Society Hill Synagogue and St. Peter’s Church. Society Hill Synagogue was originally constructed as a Baptist Church in 1829 by the Philadelphia architect Thomas U. Walter, one of the architects of the US Capitol in Washington, DC. It was redesigned twenty years later in Renaissance style. St. Peter’s Church celebrated its 250th anniversary in 2008. It was built on land donated by William Penn’s sons Thomas and Richard and was often visited by George and Martha Washington. Many famous Philadelphians are also buried in the church’s graveyard.

Spend a day walking through the quaint, quiet streets, or complete the rustic experience with a carriage ride. Round out a leisurely visit to the Society Hill district with a meal at one of the neighborhood’s restaurants, such as the authentically Italian Positano Coast, refined Israeli at Zahav, or the premier American eatery, Taste. The Society Hill experience is one of Philadelphia’s many unique ways of casting its spell and transporting us to an earlier time.

District Home Magazine: I know you have your original business training in real estate. How did you get stared in the gallery business and what sparked that career move?

Lenny Bazemore: You are correct, since 2002, my background has been in real estate and my two passions are real estate and art. I primarily serviced clients in Center City and on the Main Line. A few years ago, I made the transition to developing on a small scale. I own four commercial buildings on Main Street in Manayunk. In the near future, I see a great deal of growth in this community.

In 2007, my two friends, Perry Milou, a well-known Philadelphian Pop artist, and his equally talented counterpart, Tommy Dellapenna, started an art gallery in Rittenhouse Square called Galleria 1903. I received my start in the business at Galleria 1903 selling their artwork. We had too much fun in those days.

DHM: How do you balance your art and your life as an artist with your business?

LB: There is never enough time in a day! I am blessed to have a very supportive family, and I am very fortunate to have good employees that take the pressure off me when it comes to my business. Luckily, I can create my art, run a business and have a life too.

DHM: What goes into running a successful art gallery?

LB: Business wise, for me, having talented employees around that can get things done makes a difference as well as showcasing quality art created by artists that are good people. Also, even though I live on the Main Line, I give my heart to the community in which I work.

The fact that we are able to exhibit new and seasoned artist in a beautiful space, in a beautiful historical community, makes us believe that we are successful. We are grateful for everyone who supports us.

DHM: What is on the horizon for you and Bazemore Gallery?

LB: My next big personal goal is to figure out the best way to start “The Bazemore Project” charitable contribution program. We are really looking forward to making a difference in our community and want to choose the best way for us to do that. As far as The Bazemore Gallery is concerned, we are always excited about our current show but the end of the year for us will be heart warming. We will be having an exhibition for young kids in the nearby community. I will open my gallery to kids who will display their art on my gallery walls. I want to give our little angels an outlet to be proud of themselves. These young people are our future and we all must do our part to encourage them to be dreamers and creators.

The ArT of InspIratIon

District Home Magazine: I know you have your original business training in real estate. How did you get stared in the gallery business and what sparked that career move?

Lenny Bazemore: You are correct, since 2002, my background has been in real estate and my two passions are real estate and art. I primarily serviced clients in Center City and on the Main Line. A few years ago, I made the transition to developing on a small scale. I own four commercial buildings on Main Street in Manayunk. In the near future, I see a great deal of growth in this community.

In 2007, my two friends, Perry Milou, a well-known Philadelphian Pop artist, and his equally talented counterpart, Tommy Dellapenna, started an art gallery in Rittenhouse Square called Galleria 1903. I received my start in the business at Galleria 1903 selling their artwork. We had too much fun in those days.

DHM: How do you balance your art and your life as an artist with your business?

LB: There is never enough time in a day! I am blessed to have a very supportive family, and I am very fortunate to have good employees that take the pressure off me when it comes to my business. Luckily, I can create my art, run a business and have a life too.

DHM: What goes into running a successful art gallery?

LB: Business wise, for me, having talented employees around that can get things done makes a difference as well as showcasing quality art created by artists that are good people. Also, even though I live on the Main Line, I give my heart to the community in which I work.

The fact that we are able to exhibit new and seasoned artist in a beautiful space, in a beautiful historical community, makes us believe that we are successful. We are grateful for everyone who supports us.

DHM: What is on the horizon for you and Bazemore Gallery?

LB: My next big personal goal is to figure out the best way to start “The Bazemore Project” charitable contribution program. We are really looking forward to making a difference in our community and want to choose the best way for us to do that. As far as The Bazemore Gallery is concerned, we are always excited about our current show but the end of the year for us will be heart warming. We will be having an exhibition for young kids in the nearby community. I will open my gallery to kids who will display their art on my gallery walls. I want to give our little angels an outlet to be proud of themselves. These young people are our future and we all must do our part to encourage them to be dreamers and creators.

History unveiled oday the collection consists of 2000 documents, primarily located in Pennsylvania, New Jersey and Delaware. They are mostly Real Estate deeds with a time range of 1670 thru the 1860’s. Many of the documents have famous names or locations. They

all have a story to tell, from a simple Yeoman to a signer of the Declaration of Independence.

Below is a selection of the types of Real Estate documents that are in the collection.

1) The 1804 conveyance for the house where Thomas Jefferson wrote the Declaration of Independence. This ground rent was signed by Philip Syng Physick, the father of modern surgery.

2) The 1775 dated receipt of a deed which was the wedding present to a daughter. 15 years later the house was the Executive Mansion used by George Washington, when Philadelphia was the United States Capitol.

As a Commercial Real Estate Broker I opened

an office in Center City Philadelphia in 1978,

specializing in Urban and Suburban office space.

As time went on, I was able to invest in a very

unique and fulfilling hobby, that of collecting old

Real Estate documents. Usually, hand written on

vellum, cow or pig skin, the documents were very

decorative. They usually made two copies of the

deed, and were cut with an uneven corrugation at

the top. One copy went to the buyer and the other

to the courthouse. When the property was sold

they matched the corrugation or indenture, if it

matched you know you had clear title.

3) A 1769 deed for a house in Philadelphia that 20 years later was used by Dolly Todd Madison, when she live in Philadelphia.

4) Six 18th Century deeds for one 150 acre farm. That farm was used by Washington while he and his troops lived in Valley Forge.

5) Two deeds, one from 1831, the other from 1851. These conveyances where from Local Chemists, who ended up selling their business to a company today known as Merck, Sharpe and Dome.

6) 20 early deeds along the Delaware River for land that was owned by early Dutch inhabitants of the Delaware Valley.

7) Hundreds of deeds for Colonial Philadelphia.

8) A 18th Century Chester County, Pennsylvania deed signed by Thomas McKean, a signer of the Declaration of Independence from the state of Delaware.

9) A fabulous document from 1798 signed by British General John Reid. The document represents the sale of large tracts of land in New York, New Jersey and Virginia. The deed is also signed by Aaron Burr and John Rutherford, the founder of Rutherford, New Jersey.

10) 100 documents relating to Robert Morris and his investment in 6 million acres of Real Estate in Pennsylvania, Virginia, North Carolina, South Carolina, Kentucky and Georgia.

11) A 1751 dated deed for Lancaster County signed by Peter Eisenhower, the Great Great Grandfather of President Dwight David Eisenhower. The signature is in German script, as Peter was an immigrant.

District Home Magazine: With many top design cities such as New York City and Los Angeles to choose from, we cannot help but ask, why Philadelphia?

Hilary Jay: Philadelphia was once the center of production for the country and holds an industrial tradition that has never really left. Ten years ago, I was living and working in Philadelphia and looked around my city and saw what was possible. With 7 University design programs in the city itself and a plethora of students that could work to pull together something that could highlight Philly as a design city. People around the nation do not see Philadelphia for what it is worth. I am on a mission to change that. Showcasing the work of over 400 architects, designers and other creative minds, DesignPhiladelphia completely establishes Philly’s reemergence as a 21st century city shaped by design, technology, and collaborative business practices.

DHM: With so many exciting designers, what can we look forward to for DesignPhiladelphia’s tenth anniversary?

HJ: This year’s DesignPhiladelphia has 13 events during the week, two each day, ranging from anywhere from learning to design a website, to looking at design and healthcare at Jefferson Hospital. There are many ways to sink your teeth into the DesignPhiladelphia festival with exhibits, workshops, tours, lectures, and events held throughout the city. I am incredibly excited about this year’s fabulous line up of events, exquisite exhibitions, book signings, tours, a popular street party in Old City, and an opening party the night before in one of Philly’s funkiest neighborhoods. With world shops that take advantage of Philly’s DIY culture, and local markets, along with the introduction of top technology like 3d printing, there is something for everyone at this comprehensive festival.

DESIGNPHILADELPHIA

The DesignPhiladelphia Festival, an annual event of

the Philadelphia Center for Architecture, celebrates

ten wonderful years this October from the 9th

through the 17th. The Festival is the brainchild

of Hilary Jay and there is nothing else quite like it

anywhere else in the nation. District Home Philadelphia

was lucky enough to speak with Hilary Jay about

what makes this festival so special.

One of my favorite parts of the festival is the benefit, sponsored by Ikea, which has been a part of the festival for the last two years. Ikea donates a product and then internationally recognized artists, based in Philly, do something to it to completely transform the item into a work of art. There are 200 participants and each piece is auctioned off in a silent auction. The things that these artists come up with are amazing and never look anything like what they were before.

DHM: What should we look forward to in coming years?

HJ: In the future, I would love to look towards more architecture related events and use them to explore and take advantage of the city. With options like open houses, open buildings, and concert tours, there are a myriad of options right in Philly.

We cannot wait to see what DesignPhiladelphia comes up with next. All we know is that it will surely impress.

On weekends, the menu is rounded out with a spectacular brunch.
