2. Service of notices• We have all the standard notices -

• Unless your firm is authorised and regulated by the SRA, as a letting agent you’re not authorised to sign court forms for possession on your landlords’ behalf

the court hearing on their behalf

4. Bailiffs

• This is the final stage of the proceedings

How much does it cost?

Landlord Law Membership:

• £96 (£80 + VAT) for 6 months or• £180 (£150 + VAT) for a year

You must join as a +Plus member to use the DIY Guide

Court issue fees

• £280, or• £250 if using the court online service, and

• £110 for the bailiffs fee

These fees will have to be paid whether you use the DIY Guide or use a law firm to act.

Typical costs:• Accelerated procedure: Court fee £280 + £96 for the

Landlord Law fee, total paid by you = £376. Or £486 if you need to use the bailiffs

• Rent Arrears claim: Court fee £250 (if you use the online procedure) + £96 total paid by you = £346 or £456 if you use the bailiffs.

• If you use the advocacy service: the total paid by you will be £490. Or £600 if you use the bailiffs.

Warning! • The DIY Guide does not cover defended claims

• Or complex claims involving discretionary grounds for possession

• For these, a solicitors firm should be used – (we can offer a preliminary telephone advice service with housing experts Anthony Gold for £80 or £95 for non members).
