Hinckley (4 miles), Lutterworth (8 miles) and the city of Coventry (10.5 miles). Road communications are excellent with the M1, M6, M69, A5 and A14. Mainline train services are available at Nuneaton, Coventry, and Rugby, where a high

speed service to London Euston takes just under 50 minutes. and Birmingham International Airport is approximately 21 miles distant.

Ground Floor A covered storm porch leads to the front door which has a stained glass feature window and opens into a spacious entrance hall which boasts original Minton floor tiles. From the hallway, doors lead to the ground floor accommodation including a stunning extended sitting/family room which has dual aspect windows, including an impressive bay window with window seat below which affords views across the beautiful rear gardens. The sitting room flows into a family room and both areas feature original open fireplaces. The family room also features an attractive glazed rear door which gives access to the gardens and features a stained glass fan light over. A low rise staircase with oak balustrade also rises from the family room to the first floor. Off the sitting room is an inner hall,

which leads, in turn, to a spectacular formal dining room. A large bay window overlooks the gardens and full height panelled walls, wooden floorboards, and a brick lined inglenook fireplace with open fire give an air of bygone grandeur. From the dining room there is a small inner hall with storage which gives access to the kitchen that can also be accessed from the main hallway. The kitchen has a good range of hand painted cupboards with granite work surfaces, original shutters to the windows, original tiled flooring, and a chimney breast housing a cream electric AGA. There is ample room for a breakfast table and chairs. To the other wing of the property a door leads from the family room to a second inner hallway, off which there is a large ground floor shower room, a spacious utility and conservatory with views of the gardens.

First and Second Floors From the family room a staircase rises to the first floor where a split level landing gives access to the bedrooms. The lower area has doors to a spacious family bathroom and a bedroom which is currently being used as a study. The upper landing has an attractive window to the rear and is also being used as a further study area. Doors lead to a guest bedroom with fitted cupboards and feature fireplace and to the master bedroom which has a bay window, sunken bath and wash hand basin set into a vanity unit. An arch leads to some steps down to a dressing room which has fitted wardrobes to one wall. Stairs from the first landing lead up to the top floor which has a seating area with a fitted pew and two further bedrooms with original floorboards and fitted cupboards.
