Site selection and sourcing
Create strategic plans for prospective markets based on client’s expansion requirements
Develop a register of proposed and potential sites
Procure specific market information for each site
Leasing and negotiation
Deal Package submittal which includes:
Identification of location on street map or plan
Photos and/or illustrations
Scaled or dimensioned floor plans or lease outline drawings
Supplementary information about the location including marketing materials
Current rent and sales comparables for the location
Traffic count data
Organise landlord meetings and site inspections
Coordinate letter of intent preparation
Deal strategy and negotiation through to completion
Coordinate with lawyers to ensure that transaction documents, including the lease for execution, reflect the content and spirit of the deal
Project management and construction
Establish project management protocols:
Budget and cost control
Bidding process
Permit process
Construction scheduling and management
Certifications and approvals
Review client’s design and fit out criteria
Establish local design team and consultants (architects, engineers etc)
