down 3.0% from $762,500 in December of 2009 and

up 23.8% from $597,500 last month. The Average

Sales Price in December was $722,718, down 24.9%from $962,833 in December of 2009 and up 8.9%

from $663,500 last month. December 2010 ASP was

at the lowest level compared to December of 2009

and 2008.

Selling Price per Square FootThe Selling Price per Square Foot is a great indicator for

the direction of Property values. Since Median Sales

Price and Average Sales price can be impacted by the

'mix' of high or low end Properties in the market, the

selling price per square foot is a more normalized

indicator on the direction of Property values. The

December 2010 Selling Price per Square Foot of $297

was down 10.1% from $330 last month and down 22.2%

from 381 in December of last year.

The average Days On Market (DOM) shows how many

days the average Property is on the market before it

month and up 24.8% from 109 days in December of last
