This is always one of my favourite issues of the Brokers Banter, where we get to honor our top producing brokers for their outstanding efforts in 2018. We had a great year and I am so thankful for our entire team.
For many reasons, I'm also glad that spring is here. I love seeing all the new growth and flowers popping out very much like our real estate market. It was a long winter and that snow and cold streak didn’t help. I am thrilled to see the activity picking up big time! It is actually quite predictable; middle of March everything changed for the better. We will go into more details and statistics in our Market Trends section.

After one of the slowest Januarys and Februarys in recent history, the spring real estate spigot was finally turned on in the middle of March. We are seeing the best activity for new pending business since June of last year.
CBD brokers have put 162 deals in escrow in the 3-week period starting in the middle of March! That is a 47% increase over the previous 3 week period. Great job on being ready when the clients decided to re-enter the market!
Not surprising we are also seeing huge uptick in new listings and open houses. From what we're hearing, open houses have seen great buyer
turnout, so make sure you are taking advantage of this opportunity to pick up new clients. April and May have traditionally been the best months to sell a home and all indicators are showing that they should be very strong again.
If your clients/sellers are looking to maximize their net proceeds, remind them that right now could be their best time to list and receive multiple offers on their home!

Update from Olympia on Pertinent Rental Laws
Bills that would extend the time a landlord must wait before filing an eviction due to non-payment of rent in Washington State are continuing to move through the legislature.
HB 1453 extends the number of days a tenant has to pay or vacate after failing to pay rent from the current three days to 14 days, has passed the house. Senate Bill 5600 has also passed. To follow is a summary of SB 5600:
• Extending the 3-day notice for default in rent payment to 14 days’ notice.
• The 14-day notice of default be written in plain language and include information on civillegal aid resources available, if any, to the tenant.
• The 30-day mandatory time frame increases to 60 days when landlords propose a rent-change amount, and requires a landlord to first apply any tenant payment to rent beforeapplying the payment toward other charges.
• Prohibits continued tenancy and relief from forfeiture to be conditioned upon tenantpayment or satisfaction of any monetary amount other than rent.
• Provides the court with discretion to provide relief from forfeiture or to stay a writ ofrestitution.
• Requires a landlord to provide a tenant with documentation regarding any damages forwhich the landlord intends to retain any of the deposit amount.
These changes will have an enormous impact on your owners, and the properties CBDPM manage (especially those who have a mortgage payment to make on the property they’re leasing out).

The American dream isn’t dead — millennials want to own homes, they just can’t afford it. Offering homebuying assistance as a benefit helps to support that effort.
What do you need to offer to make the homebuying benefit attractive and accessible?
Be willing to help your employee pay for a home inspection, cover some of the cost of the realtor or offer another financial incentive that fits within your budget and organizational framework.
Arrange for a homebuying seminar in-office, so employees have the proper time to learn about how to equip themselves to get a
mortgage, understand how to save for a down payment and other components of the process.
Make a strong introduction to a mortgage lender who knows what they are doing and has your employees’ best interest at heart.
If possible, create access to a dedicated homebuying concierge who specializes in first-time h omebuying a nd u nique t ech employee scenarios (i.e,. recent IPO, cryptocurrency, multiple business ventures) to answer your employee’s questions related to the homebuying process.
Overall, offering a homebuying benefit to your employees can go a long way for employee happiness, retention and general satisfaction. Being there for employees to support them in monetary and emotional ways during the largest financial decision of their lives will be rewarding and will help you build a reputation in the community that demonstrates how much you care about your employees in and out of the workplace. 0
Homebuying assistance in the form of an employee benefit is taking corporate benefit offerings to the next level. The year 2016 was all about physical wellness benefits, and 2017 saw more focus on mental wellness benefits.
All signs indicate that there is a rising demand for more holistic wellness benefit offerings, and this is beginning to embody more than just the standard offerings of dental, vision and health coverage. An increasing number of services are cropping up that make it simpler and more affordable for companies to offer financial support to employees who need guidance in many different facets of their life, making it a ripe area for employers to show support. In 2018, providing homebuying assistance to employees could be the next big thing. My company has begun testing the waters of assisting employees with their home purchase, and early indicators spell success.
Why should more affordable home ownership be an employee benefit?
• Productivity: Traditional house hunting is time-consuming. Homebuyers have told us theyappreciate the time they’ve saved at work by doing things digitally and not being interrupted with phone calls.
• Retention: Multiple studies show homeownership has a positive psychological impact on theindividual, including an increased sense of investment in the community.
• Satisfaction: By making ownership more affordable, employees may have a greater chance tolive near work and reduce commute times, therefore increasing satisfaction along with retention.
• Loyalty: Buying a home is an emotional process, and being an active participant in making that milestone occur for your employees and their families can naturally increase their loyalty to their employer.
• Attracting talent: A significant number of millennials report being willing to make a small salary sacrifice if the employer provides them with certain benefits that improve quality of life andenhance their careers.

Buyers:
They get a year of coverage at closing. Those major systems are under warranty and buyers will have greater peace of mind. Let them focus on how best arrange the living room furniture and what day the recycling goes out. The buyer even has options within the warranty program to have their new home re-keyed, TV wall mounting and a furnace filter program. These add-on services are top-notch and unbeatably priced. We are happy to share those details.

When interest rates decrease, demands for local vendors increaseEXCESS DEMAND: Current remodelling Vendors are in such great demand that short fuse home seller projects are tough to schedule.
CASE ONE: A Broker needed a move-out House Cleaner in a few days. The CBD Concierge Site has Premium and Referral House Cleaners. None were available, so the broker used her own House Cleaner.
CASE TWO: A Broker’s client wanted a certified Electrician to install 6 GCFI outlets. All Concierge Premium and Referral Electricians were unavailable. The Concierge found two new LOCAL Electricians for bids.
CASE THREE: A Broker needed her house repainted. All Concierge Premium and Referral Painters were unavailable, so the broker found three Painters in her LOCAL area. We hope to add them to the website.
POINT: Brokers and Clients need more LOCAL VENDORS to meet the growing need as the housing market demand for remodelling increases.
HELP: If each of our Coldwell Banker Danforth Brokers referred at least one of the following types of LOCAL VENDORS to the CBD Concierge, we could more easily and quickly meet the urgent remodelling needs of our clients.
