LOWER GROUND UP TO TOP FLOOR

Drains - the Basement/Lower Ground Floor has been excavated and a new foul water and rain water system installed

Damp Proofing in Lower Ground Floor - this entire area has been excavated and the walls prepared to install a John Newton plastic membrane damp proofing system with new sub floor. Consequently this area will never be damp, or smell of it. Guarantees are available.

Wood Worm and Dry Rot - none found, but precautionary treatment applied throughout the house. Guarantees are available.

Meters and Mains - have all been replaced for gas, electricity and water.

Mains Cupboard - this large four door cupboard holds the electrical

heart of the house via a three phase mains distribution board, including the I-Pad operable fully integrated Helvar lighting system, telephone and alarm systems, and TV and communications hub.

Plant and Utility Room - managing the heating requirements, with a hot water tank and two separate Worcester boilers for heating and hot water, under floor heating system, stop cocks and controls, plus space for a washing machine, drier and freezer.

Under Floor Heating (from the boiler) - is installed throughout the Conservatory and Lower Ground Floor.

Kitchenette - Providing sink, fridge, worktop and cupboards.

Original Red Brick Paviers - retained in the Lower Ground Floor hallway, as required by English Heritage.

Under Street Cellars - two of these are accessed through a door in the Lower Ground Floor. They originally provide cold storage for the house, and now provide a wine cellar option, and house the gas and electric meters. A third one, once the coal hole, and separately accessed down the steps through the lower courtyard, provides further storage e.g. bikes; recycling etc.

Garden - the original rectangular style has been retained. A range of plants including sub-tropical have been designed and planted in conjunction with Architectural Plants, with an automatic irrigation system. The lawn is artificial, and therefore the entire garden is maintenance free. Steps have been built to provide a separate rear entrance, with garden storage below, and matching arched gates. There is mood and practical lighting.

Double Storey Glazed Extension - designed and manufactured by Fineline Aluminium Ltd, this provides maximum glazing with minimum framing. On the Lower Ground Floor, three huge glass planes face the garden, with the central one sliding to provide access. This is repeated on the Ground Floor above, with a discreet but robust glass balustrade fir safety.

Parquet Flooring - new herring bone design parquet flooring with boarders put in throughout the ground floor, and in the garden facing rooms of the Lower Ground Floor.

Banham Locks and Alarms - the main access doors have been fitted with Banham locks, and the alarm system provides detectors within the house. Setting the alarm is through a simple panel and fob system, and is linked to Banham’s Control Centre.

Kitchen Breakfast Bar / Cocktail Bar - matching the kitchen units and work surface, and flowing out from the kitchen, this curved elliptical extension can seat four people on bar stools.

Kitchen - “Metris” kitchen with textures surfaces and curved cupboards. This is part of an arch-connected dining/family room, but has been designed so that the “working parts” are mostly discreetly out of view.

All appliances are top of the range Neff, the fridge, fridge freezer and dish washer being integral. The extractor fan by Elica is flush in the work top behind the hob, and brought up into use electronically when required. The visible parts are the oven, microwave, pan warmer and coffee maker, and the Franke sink and filter tap and Quooker taps/boiling water system. The work surface is granite, with coloured glass splashbacks.

Fireplaces - there is a working gas fire on the ground floor, with a further one in the first floor lounge above, both with new flues on the chimney.

Helvar System - operated from room panels around the house or remotely from an i-Pad, this system enables all manner of lighting control options: e.g. coming on in sequence and dimmable, and is re-programmable. It also remotely operates the heating and hot water systems, and can be adapted for other uses.

En suite Steam Room / Shower Rooms / Bathrooms - all have under floor heating and generally contain Villeroy and Boch fittings, with items by Keuco and Zahnder amongst others, and shower and tap fittings principally Majestic and Hans Grohe.

Flat Roofs at Rear - have both been renewed and new mineral felt and lead flashing applied.

New Roof - the roof has been completely re tiled with the rafters and joists below replaced or strengthened as required. All of the gullies have been asphalted, and a new drainage system installed.

Roof Lights - six new electronically operated rain sensitive Velux windows have been installed in the vaulted ceiling of two of the bedrooms, and a further Velux above the landing is for roof access.

THROUGHOUT

Brickwork and Lintels - have been replaced where found necessary.

Re-enforcement Steels and Channels - these have been inserted to strengthen floors where required.

Insulation - thermal insulation has been installed to Buildings Regulations requirements.

Doors and Windows - refurbished where possible, otherwise replaced to exact period design.

Ceiling Roses and Coving - mostly original, and all restored.

Electrical - completely rewired, including lower level lighting sockets, and TV, telephone and Internet sockets in all rooms.

Plumbing - completely re-plumbed, including under floor heating to lower floors.

Redecoration - completely redecorated throughout, using Regency colour schemes.

Flooring - apart from retention of the period paviers, all flooring is new throughout, either as parquet, tiling or carpet.

Parties Involved - The whole development has been overseen by a project director; and architect; Brighton & Hove City Council’s Building Control, Planning and Conservation Departments, English Heritage; a structural surveyor, and an independent building surveyor, whose report is available.
