Project Justification
This project converts the former STA Travel office (Rooms 1218, 1219, and 1219A) into Peet's Coffee & Tea venue (~1,079 SF) and renovates the adjacent restrooms (~492 SF). The design solution includes secure entryways, room finishes as per vendor specifications, adequate electrical and plumbing services to brewing and dispensing equipment, and a new air handling unit connected to campus central steam and chilled water utilities. The small mezzanine room located above room 1219A may need to be removed to accommodate the new air handling unit. The consultant should also investigate the potential of providing an air handling unit adequate to serve the deli located in Room 1314 as well as the coffee house operation.
Recent student surveys and a peer review identified a dedicated coffee house operation as the highest priority. Establishing a dedicated coffee house operation provides a service not currently met in the union and should assist in fostering campus community development.

A/E Consultant Requirements
Consultants should have specific expertise and experience in the design and coordination of institutional food service operations as part of a design team. Work includes site surveys, acquiring field data, and verifying as-built conditions to assure accurate development of design and bidding documents, and production of necessary design and bidding documents. Consultants should indicate specific projects from past experience (including size, cost, and completion date) in their letter of interest and when known, include proposed consulting partners and specialty consultants.
Under the terms of the coffee house franchise, Peet's will provide plan layouts, specifications, and elevation details for the coffee house. The consultant will be responsible for providing final design and bidding documents.
