There are also many numerous high quality modern fittings to include a superb contemporary style fitted kitchen/breakfast room having underfloor heating, silestone worktops and a range of Siemens appliances, new luxury bath/shower rooms with underfloor heating, as well as newly installed gas fired central heating and an excellent security alarm/CCTV system.

The house offers distinctive brick faced elevations, principally set beneath a pitched tiled roof and with relief offered by large brick chimney stacks, two single projecting bays to the rear, and, to the front façade, a canopy porch, double storey bay and dormer windows.

Approach, Entrance and Ground Floor

A flight of stone steps lead up to the double timber front doors, with glazed upper inserts, and through into the entrance vestibule with an original Minton tiled floor. Part obscure glazed doors continue into the central reception hall, which in turn radiates off to the principal reception rooms and what is currently used as a children’s playroom. Access is also gained to a cloakroom, and the useful cellar.

The main drawing room enjoys a delightful south westerly aspect, having French doors leading out onto the rear terrace and gardens, and the central feature of a stunning white Carrara marble fireplace surround, with a slate hearth and open grate. The front dining room is a similarly elegant room. There is a bay window to the front aspect, and an open fireplace with a timber surround, slate hearth and raised cast iron grate inset. The playroom looks out onto the front aspect, and would make an ideal more formal reception room if so required, with a feature Victorian style fireplace with tiled inserts, as well as a useful built-in store room off.

From the reception hall an open arch continues directly into the family room which also connects with the fitted breakfast kitchen so as to create a wonderfully practical everyday open plan living space. There is a fine Carrara marble fireplace with slate hearth, and French doors within a large bay window lead out onto the rear terrace, as well as providing an attractive south westerly view over the mature rear gardens.

The high quality bespoke kitchen is fitted with a range of Siemens integrated appliances. Base and wall mounted cupboards are cleverly laid out to provide a generous amount of storage and preparation space is provided by silk stone worktops. In addition, a large central island unit also serves as a sociable breakfast bar. Appliances include a coffee machine, two warming drawers, microwave oven, Britannia range cooker, dishwasher, and there is space for an American style upright fridge freezer.

“Our favourite room is probably the open plan family room and modern kitchen,” says Manu. “It’s wonderfully bright and airy with large bay windows that overlook the beautifully manicured

back garden.” “The sitting area can be opened up to the large patio beyond,” says Susan, “which has ample seating areas and a hot tub which is also close to the gym annexe.”

“We have renovated the entire house,” continues Manu. “We refurbished the roof and the windows, installed a new state of the art heating system which is complemented by underfloor heating and

designer radiators, put in a beautiful five texture, high-spec kitchen and designer bathrooms.” “But there are period features throughout the property,” says Susan, “and they blend beautifully with the more

contemporary elements. One of the most impressive is the Victorian staircase, which winds its way from the ground floor right to the top of the house, showcasing the vast atrium and a beautiful chandelier. I’d

say that we have definitely modernised the house, but features such as the staircase mean that the house retains all of its Victorian glamour.”

“The property is absolutely stunning throughout,” says Susan. “It’s

arranged over three levels and each of the rooms are generously proportioned

with tall ceilings and some lovely features.” “Shortly after purchasing the property

we embarked upon an extensive project of renovation,” says Manu, “for which no

expense was spared. We love the style of the house, so everything was done in a

very sympathetic way to recapture the Victorian era, and in my mind it’s now the

ideal blend of old and new, and absolutely perfect for modern family living.”

First Floor

The bedroom accommodation is laid out over the two upper floors, both having spacious central gallery landings which enjoy a light and airy feel. The master suite extends the full length of the house, and is a beautiful large bedroom with two windows overlooking the rear gardens. This room has a fitted dressing room off, and a luxurious en suite bathroom with underfloor heating, and with a large walk-in shower enclosure with a feature “sculptural” overhead shower fitting, twin sinks and a WC.

There are a further three double bedrooms on this floor, in addition to a superb luxury family bathroom, again having underfloor heating, and fitted with a quality suite of air bath, large walk-in shower enclosure, sink unit and a WC.

Second Floor

One of the most stunning features of this grand property is the view over the oak staircase through three floors and adorned with the large crystal chandelier. A large landing provides an open seating/ study area, and leads off to four further bedrooms, a luxury family bathroom, bedroom nine (with pipework in situ for conversion into an additional bathroom if so required), as well as a boiler/store room housing the two Vaillant central heating boilers and pressurised hot water cylinder.

Gardens and Grounds

The property is accessed from Farquhar Road onto a wide front drive providing generous parking for a good number of cars (planning permission is also in place for double electric entrance gates). The drive is bordered by an area of lawn and planted with a number of established trees.

A pedestrian gate set within a side wall to the north west of the house gives access to the back of the property. The most attractive gardens are predominantly set to the rear of the house, and enjoy a delightful south westerly aspect, so as to benefit from the afternoon and evening sun. There is an extensive stone paved terrace, with a further gravelled seating area off, providing ideal al fresco entertaining space.
