•Theinitial$20millionprojectwillresultintheEmpireStateBuildingreducingenergyusebyupto38percentandenergycostsby$4.4millionannually,andreducingcarbondioxideemissionsby105,000metrictonsoverthenext15years,withmuchoftheprojectfundedthroughenergyandoperationalsavings.

•Duringaneight-monthdesignphase,theteamrigorouslyconsideredmorethan60ideasfrommultiplesourcesthatwouldprovidetheoptimalbalanceoffinancialandenvironmentalreturnoninvestment.Preparationincluded:

–Electricandgasutilitymeasurements

–Projectscopeandbudgetanalysis

–Documentationofprocesses

•Followingtheinitialdesignphase,adetailedthree-monthbudgetandscopereviewwiththeownerresultedinthefinalprogramapprovalforimplementation.

•TheEmpireStateBuildingteamultimatelyidentifiedeighteconomicallyviableprojects,suchasbuilding-widerenovations,electricalandventilationsystemupgradesandtenantspaceoverhaulsthatwillprovideasignificantreturnoninvestment,bothenvironmentallyandfinancially.

•Theprojectisunderway,withmostactivitycompletedinthenexttwoyears.

Anumberofstrategiesarebeingemployed,including:

•Addressing specific infrastructure needs,includingutilitycosts,airqualityandfutureplanning.

Project innovationS

•Tackling a retrofit using the “right steps in the right order” for whole-systems optimization. Theprojectreducesenergydemandthroughaddressingthebuildingenvelope(viathewindowandradiatorprojects)andthroughtenantenergyuse(viatenantspacedesignandenergymanagement),asopposedtosimplyjustfocusingontraditionalheating,ventilating,andairconditioning(HVAC)equipmentreplacements.

•Creating a diverse team that has challenged each other technically and operationally. Afterrigorouslydebatinganalysisapproachesandprojectpriorities,thenvettingconclusionsandoutcomes,theteamusedindustrystandardsustainabilityratingsandcreatednewtoolstodevelopabetterreviewthananyoneexistingapproachalone.

• Delivering guaranteed energy savings. Throughaperformancecontract,wehaveopenedtheopportunitytosecurethirdpartyenergyefficiencyfinancing.

•Designing a model pre-built office suite asaphysicalexampleofanintegratedsustainabilityprogramthatbridgesbasebuildingandtenantspaceimprovements.

•DesignedbyHornallAnderson,the$2millionexhibitisaninteractive,multi-mediaexperiencethataimstoeducatethemillionsofpeoplewhovisitthebuildingeveryyear.Theexhibithighlightsthepositiveglobalimpactofbothenergyefficientbuildingandsustainablelivingpractices,andislocatedonthesecondfloorVisitor’sCenter.Itisopensevendaysaweekfrom8a.m.to2a.m.
