PREFERRED CHARACTER STATEMENT
Themodest,pitchedroofdwellingswillsitwithinwell-establishedgardensettingsandwillnotdominatethestreetscapeduetoconsistentsitingpatternsandsubstantialplantingofcanopytrees.Therhythmofdwellingseparationwillappearregularfromthestreet,evenwithbuildingsoccasionallybuilttoonesideboundary.Thestreetswillhaveaspaciousandleafyfeel,whichiscomplementedbytalltreesinthepublicandprivaterealm,visiblefrontlawnareasduetothefrequentlackoforlowfrontfencingandgrassnaturestrips.
InareasadjacenttothetramcorridoralongBurwoodHighway(SubstantialChange)andtheareasdesignatedSubstantialChangewithintheadoptedBurwoodHeightsStructurePlanandwithintheadoptedTallyHoMajorActivityCentreUrbanDesignFramework,infilldevelopmentincludingmediumdensityhousingandapartmentdevelopmentswillbecommon.Newbuildingsandadditionshowever,willbesetbackatupperlevelstominimisedominanceinthestreetscapeandimpactonnearbystandardresidentialareas.
Areaswithgoodaccesstotramsandshopswillaccom-modatemoredwellings,includingwelldesignedme-diumdensityhousing,withslightlymorecompactsitingthantheremainingresidentialareas,butwithspaceforlargetreesandgardens.
