DIRECTIONS
Chile VerdeINGREDIENTS:Makes 8 servings
1 tablespoon canola oil2 pounds boneless pork shoulder, cut into 1-inch cubessalt and black pepper to taste1 cup low-sodium chicken broth15-ounces salsa verde (about 2 cups)1 medium onion, quartered
1 large green bell pepper, cut into big chunks2 cups small marble or fingerling potatoes (optional)
8 corn tortillas2 limes, cut into quarters
Chile verde is a flavorful Southwest favorite, and now is the right time of year to put on a big pot of it.
With a tangy green salsa at its core, chile verde can be eaten as is — in its hearty stew form — or turned into tacos when wrapped in a warm tortilla. I’ve also seen it on top of scrambled eggs, as a topping on enchiladas and encased in massive burritos. The ideas you can serve it as are limitless.
This recipe calls for a green bell pepper cut into chunks, but feel free to experiment. Using a poblano or Anaheim chili adds a little more pop than a green bell pepper, and if you like it really spicy, opt for a hot salsa verde. If you’re using potatoes be sure to keep the skins on — skins provide extra protein, fiber, minerals and texture.
For the health conscious, this chile verde ranks among the more healthful that I’ve seen (and made). Per serving, it contains 450 calories, 28 grams of protein, 22 grams of carbohydrates, 2 grams fiber, 27 grams fat and 300 milligrams sodium.

Heat the oil in a large skillet on high heat. Season the pork with salt and pepper. Working in batches, add the pork cubes to the skillet and sear them on all sides until they are caramelized on the outside but still raw in the center. Don’t overcrowd them or they will steam and not brown. Transfer them to a slow cooker or ovenproof pot.
Add the broth to the hot skillet and use a wooden spatu-la to scrape up any crispy, flavorful bits of pork. Pour the broth over the pork in the pot, and add the salsa verde, onion and green pepper.
For a slow cooker: Cook for 4 hours on high or 8 hours on low, until the meat is extremely tender. If you’re in-cluding potatoes, cook them in the final hour (if the heat is on low) or the last 40 minutes (if it’s on high). If you’re using an ovenproof pot, cook in a 300-degree oven for 2 hours, add the potatoes when 45 minutes remain.
Serve the pork in bowls with the stewed vegetables, along with a ladle of the cooking liquid. Use hot corn tortillas to scoop up the chile verde for tacos, topped with a squeeze of lime.

Mason Jar Cakes
INGREDIENTS:4 half-pint Mason jars21/2 cups fruit1/2 cup all-purpose flour1/2 cup sugar1/2 teaspoon salt4 tablespoons butter
Preheat your oven to 350 degrees.
Divide the fruit evenly among the canning jars. In a bowl, whisk the flour, sugar and salt together, and divide the mixture among the jars (1/4 cup per jar), tapping and shaking well to distribute the dry ingredients around the fruit. Top each jar with 1 tablespoon of butter. The jars will not be filled all the way.
Fill the bottom of an 8-inch square or round baking dish with dried beans in at least a double layer. Nestle each jar flat on its bottom in the pan; the jars should not be
touching one another. The beans will help keep the jars steady while you’re moving them in and out of the oven. (Or place them on a cookie sheet in the oven but use a heavy mitt to remove the jars as they will be piping hot.)
Bake for 1 hour, until the tops are brown and bubbly and the cakes have set. Allow the cakes to cool on a rack for 20 minutes.
Serve topped with homemade whipped cream or ice
cream, eating the cakes right out of the jar.

Hopefully you have been utilizing the services of a Realtor who is a profes-sional buyer representative that actively sells homes in the area. Your Realtor can be an invaluable asset in helping you make some of the more difficult decisions, such as how much to offer on the home you’ve decided to buy. Your Realtor can guide you on the best terms of your offer, how low to offer within a reasonable negotiation range and other important questions that can make a difference on whether you end up with the home of your dreams. No advice or the wrong advice could land you on the loser’s side of multiple offers causing your home search to start all over again.
Even the most seasoned Realtor can-not predict the future or what a seller may or may not accept or counter. But they can help you navigate through such things as multiple offers. Did you know a seller may entertain several offers at once? And, if a seller counters your offer, she may still choose to accept another offer at any time while you’re thinking about how to respond. This is the one area of offer negotiation that is the most misunderstood and has caused more heartache in the pursuit of real estate.
Just think about it. You’ve been look-ing for months. You know what you want. There are not many homes that fit your desired criteria but you finally find the one. Now you’re ready to make an offer. Most people want to make sure they get a “good deal” so they try to go lower than asking price and many ask the seller to pay their customary closing
costs. As you anxiously await to hear if the sellers accepted or countered your offer, out of nowhere your Realtor calls to inform you that the seller not only re-jected your offer but has sold the house to someone else! It’s a horrible feeling similar to that of a jilted lover. You have lost the house you wanted.
Had you known there was another
offer, you may have chosen to change course and offer higher or more favor-able terms to the seller. At this point you may start to believe that the evil list-ing Realtor may not have presented your offer, holding off until a better one came along. Rest assured, a listing Realtor is required by law to present all written offers to their client in a timely manner. If your offer isn’t accepted it is certainly due to the fact that someone else wrote a better offer.
While all Realtors want to be fair to all parties, it is the listing Realtor’s obligation to assist their seller with obtaining the highest possible price. It is not the listing Realtor’s responsibility to ensure the buyer saves money or to decide which buyer ultimately gets the house.
In our industry, typically listing Real-tors will try to alert all potential buyers and their Realtors that another offer has come in but this is not always possible. Offers can arrive at any time during a negotiation and if you have made a low offer and a higher offer comes in, the seller can make the decision to accept the higher offer without giving notice to the first buyer. an offer, the Seller can legally accept any offer they’d like. This decision belongs strictly to the Seller and not the Realtor.
Just recently I received an offer on one of my listings that I sent immedi-ately to the Seller. While they were deciding on how to respond, two ad-ditional offers arrived both of which were quite a bit higher than the first. The best offer also attached an escala-tion clause, which is an addendum offering to beat any other offer and wrote the seller a very nice personal letter. Of course the seller wanted to accept the highest and best offer ASAP! They did not want to give me time to notify the other Realtors so that they might amend their of-fers since they were perfectly happy with the highest offer. So the Seller accepted the best offer and I had to notify the other two Realtors that their clients’ offers had been rejected. I know this was a disappointment to the buyers and their Realtors. They didn’t know they were competing and, due to the unusual timing of events, there was no time available to give them the opportunity to change their offer.
If an offer is less than list price there is always a chance that the prospective buyers may not get the house. On the other hand, if you re-ally don’t care if you get the house you can make a lower offer and see what happens. What usually happens in that case is that, eventually, after a client has lost 2 or 3 properties, he will realize that our small market in Fairbanks and North Pole doesn’t always offer 10 identical homes to re-place the one lost due to a low offer.
Bottom line is to look at homes in your price range and when you find the one you want, talk to your Realtor about how to make that happen. If it’s the perfect one and you don’t want to lose it, then you should give it your best shot. All offers are usually contingent upon the appraised value, depending on the contract used, so you are not in danger of “paying too
much” but you are in danger of looking at more houses for many more months to come if you only focus on making low offers.
Statistically properties listed in the MLS (Multiple listing Service) are selling at 98% of the listed sales price. Have your Realtor show you other “Sold” (not active) listings and com-pare the listed price to the actual SOLD prices. Also, it’s important to note that a $10,000 price difference doesn’t
affect your monthly payment as much as you would expect. If you cannot find the home you want in the price range you’ve been looking then ask your lender to give you estimates for a slightly higher price range. In Fairbanks a $10,000 to $20,000 price jump can make a big difference in the quality of house.
There are many other items that can affect your offer. Are you using a well-known and respected lender who is familiar with Alaska law and due process? How much earnest money should you put down? How long will it take to close the loan? What personal property will remain with the house? Will the water be safe to drink? It might surprise you to learn that arsenic testing is not required for financ-ing but is present in certain areas. Your Realtor can assist with all of these ques-tions and more. Find a Realtor that you feel comfortable with and hire them to be your advocate and representative. This will ensure you make the most informed decisions. And informed decisions are usually the right ones.

5 Ways to increasehome fire safetyAn average of seven Americans die each weekas a result of house fires. Most fires occur inresidential buildings between the hours of11 p.m. and 7 a.m., when occupants are mostlikely to be asleep. Your first line of defense is fire preparedness.
Here are five things you can do to increase your chance of survival in a fire:
1Install smoke alarms on every story of your home and outside sleeping areas. Be sure to test them
monthly, clean them every six months and replace batteries in spring and fall. Having working fire alarms can cut your chance of dying in a fire in half!
2Have a fire escape plan for your family and practice it. A small fire can spread rapidly —
you may only have minutes or seconds to escape. When going over the details of your escape plan, check windows and doors to ensure all open easily. Know your local emergency number (911). Never stop to gather
belongings or reenter a home after safely outside.
3When renovating, consider using fire-rated, noncombustible products. Your choice of insulation,
for example, can be vital. Certain stone wool insulation can resist temperatures up to approximately 2,150 F. When directly exposed to fire, it will not off-gas, contribute to toxic smoke or promote flames. Fire-resistant building materials can give you extra time to escape when seconds count.
4Purchase a multi-use fire ladder for each bedroom in your home and practice using it. A fire ladder may
be your only escape option if flames block critical exits.
5Place fire extinguishers on every level of your home, especially in high-risk areas like the kitchen,
near fireplaces and in the garage. Use only for small, contained fires that are not spreading rapidly. Know how to operate your extinguisher before an emergency occurs using the PASS method: Pull pin, Aim low, Squeeze lever and Sweep from side to side. The safest option is always to evacuate your home and call for help.

• Decide what you’re looking for. No two dogs are the same, and the ASPCA advises that prospective adopters iden-tify what they’re looking for in a dog before visiting the shelter. Parents of young children may want a dog that’s great with kids, while single men and women may want a dog that does not require a lot of maintenance. Knowing what you’re looking for before you visit a shelter and fall in love with a dog will ensure you get a dog whose behavior and needs are compatible with your lifestyle. Adopting a dog that does not suit your needs can prove problematic for both you and the animal.
