Solar is an especially important consideration when looking for a new homefor several reasons:
Buying a new home with solar reduces the typical up-front cost of solar.
By including the cost of solar in your mortgage, you can take advantage
of low financing rates.
Your home is built to best integrate solar into the design.
APS rebates and state and federal tax credits typically allow you save
up to 50 percent on the cost of a solar installation.
You’ll be reducing your monthly electric and/or gas bill immediately.
You’ll save even more over time as energy prices increase.
Installing solar will increase the resale value of your new home.
Why Should You Consider Solar for Your New Home?by Bernie Pallissard
renewable rewardsMore Arizonans than ever are adding
solar energy to their homes, and for goodreason. With an annual average of 300days of sunshine in Arizona, installing
solar panels is great a way to put the sunto work and save money!
ED_APS_Solar_1705_Layout 1 9/7/10 3:29 PM Page 12
newhomestoday.com 13
When solar is added to an APS ENERGY STAR home, the rewards are evengreater. Because of the energy efficiency features built into your new home, you will need less energy plus you’ll be producing a portion of yourhousehold’s energy needs with solar. You’ll have the potential to cut yourenergy costs by as much as 50 percent.
So when you’re shopping for a new home, be sure to look for an APSENERGY STAR + Solar home, as featured on page 10 of New Homes Today.
what are the solar options for your new home? There are two types of solar products that your homebuilder may makeavailable for your new home—solar electric and solar water heating.
A solar electric system, also referred to as a photovoltaic or PV system, usesthe sun’s rays to generate electricity, reducing the amount of electricity youneed to purchase. Your home remains connected to the APS grid so you’llalways have energy anytime you need it. When your PV system produces
more energy than you need, the electricity is fed back into the APS grid andyou will be credited for that power.
A solar water heater uses the sun to heat your water and offset your waterheating costs. This could save you as much as 15 percent of your energy bill.Solar hot water systems typically have electric or gas backup so you willalways have hot water.
Whether you choose a solar electric system, a solar water heater or both, you’ll be replacing a portion of your energy needs with clean, renewableenergy and saving money on your energy bill over the life of your home. nht

Wallpaper! With a decreasing demand for faux finishes and walls painted insolid primary colors, wallpaper is making a comeback in a big and decidedlyfashionable way. From bright and bold to subdued and elegant, today’swallpapers are easy to apply and even easier to remove, making updating theseasonal look of a room easier than ever before. There are a seemingly endlessnumber of choices from solids to patterns, and everything in between.
Timeless art. When shopping for items to occupy wall space, ditch the quickfix, “matchy-matchy” picture. Art doesn’t have to be expensive but it shouldcertainly have meaning. Buy what you love. Mix mediums and styles. Toadd depth and character to your pieces, forgo the glass cover that can bedistracting and casts a glare that actually detracts from your interior design.Remember … if you love it, it works!
Elemental color. While neutrals have made a strong showing in design thisyear for primary design elements such as walls and baseline furnishings, boldly colored accent pieces give a space visual interest and appeal. Brightlycolored and/or patterned pillows, rugs and other accessories will bring anotherwise bland space to life. Of course, these accessories can be readilytransitioned to exude the spirit of any season.
Space simplification. With a strong desire to ease and re-prioritize our homesand lifestyles, decluttering—even with respect to editing down furnishingsand accessories—is the best way to gain control of your surroundings and feel

Vintage accents. What’s old is new again. French-burlap is no longer just forsack-racing. This Earth-friendly fiber is being utilized for chic pillowsimprinted with a vintage stamped design or even a family initial. Accentchairs can also be seen covered in grey linen imprinted with vintage“document” script writing. Vintage couture lamps (and their replicas) areutter perfection this year, especially those with milk glass and natural materialbases, drum shades, and antique brass finials. Aged, color-washed woodaccessories such as candlesticks, urns and bowls are popular as oversizedaccessories to accent and update a time-worn look.
10 Auspicious Home Décor Trends for Fallby Elaine Williamson
autumnambianceWith temperatures reaching record highs in Arizona, thoughts of autumn may seem but a woeful wish. Thefall season evokes thoughts of home and hearth asfamilies and friends eagerly anticipate reconnectingwith one another amid busy lives. Of course, mostwant a home design and décor that will impress, andhelp de-compress, impending company—one withthat autumn sensibility that exudes comfort andwarmth and duly stimulates the senses.

a refreshed sense of purpose. It is very important to streamline not only thelines of your furniture, but the bulkiness as well. But, this does not meangiving up comfort for style. Many times, we place too many items in a roomby way of accessories, pillows, throw rugs, and family photos. Choosecarefully the most important items and then pare down from there. There isbrilliance in restraint.
Rug rage. There has never been a more exciting time in the area rug industry.Whatever style, shape and design you can imagine is within your reach. Evenif a space has wall-to-wall carpeting, place an area rug to establish a layeredlook to add depth and personality to a room and to tie in other disparatecolor components. A rug’s color palette and pattern can easily establish thedesired style and tone of a season.
Bed basics. Bedding has also changed this year. The pomp and circumstancesof overstuffed pillows that seem to multiply in the night are out—way out.Exquisite, neutral colored linens are in, especially when paired with aluxurious top blanket and a clean lined duvet. For those who desire morecolor that’s representative of fall or any other season, indulge in twomedium-sized pillows placed in front of each sham.
Pillow talk. Today’s pillow designs offer an array of textures, colors, shapes, sizes and accents, and can completely transform a room’s aesthetics.Accordingly, pillows have become the ultimate interior design accessory, www.ElaineWilliamsonDesigns.com

especially since they are so versatile. Choose an assortment of pillows for the
spring and summer and another set for the fall and winter. This is an easy
way to seasonally transition a room in an easy and budget-friendly way. Also,
resist the urge to “karate chop” pillows to give them a center crease as this
look is not style savvy.
Window treatments. While many love luscious fabrics, an overuse of material
on your windows can quickly overpower an otherwise streamlined room.
Linen panels are now very trendy since they beautifully outline and soften
windows. This classic and timeless fabric is now available in a staggering
array of colors to coordinate with any interior palette.
Brass. Yes, brass is back but a bit older and wiser. Antiqued brass and even
antiqued gold have both made a big comeback on everything from drapery
rods to cocktail tables to door and cabinet knobs to décor figurines. The
light-reflecting surface of brass adds warmth, glow and movement to a space
and, thus, is perfect in a room with a fireplace. nht

Reach 11 Sports Complex
Mountain bikers, hikers, trail runners, horseback riders, and families haveall integrated the desert into their everyday lives. It's a regular workout andfitness location for many, and parents use the preserves to teach children thewonders of the Sonoran Desert.
The preserve system is the heart of the outdoor lifestyle in the country's fifthlargest city, and people choose homes and neighborhoods based onproximity to these amenities. Phoenix is busily purchasing land in thenorthern part of the city for the latest addition to its preserve system.
Phoenix Parks and Recreation Offers Scores of Amenitiesby David Urbinato
affordable outdoor fun
In many American cities, "trail" networks are pavedpathways connecting city parks, neighborhoods and otherareas; in Phoenix, however, trails mean something entirelydifferent. The city is home to a vast preserve of more than
32,000 acres of Sonoran Desert. More than 150 miles oftrails wind through this vast system.

In addition to the preserves, Phoenix has a large network of traditional cityparks—220 in all—that offer playgrounds, open green space, walking pathsand a network of community and recreation centers. Department staffmembers offer hundreds of general interest classes as well as sports programs. All are affordable ways for residents to be introduced to everything fromteam sports to fine arts to dance and fitness.
City pools offer a low-cost way to cool off in the hot summer months, whilelifeguards teach hundreds of kids to swim each summer in our affordableinstructional classes.
The Phoenix Parks and Recreation Department also operates fivechampionship and three nine-hole golf courses that offer high-quality play atreasonable prices. Locals often take advantage of hot summer months to getgreat deals on golf courses without the usual crowds. nht

Built from the soil of the former homestead of the Power family, the master planned community Power Ranch celebrates its tenth anniversary this year. Lauded by critics and happy residents alike, the community, now well settled, has received over the years an impressive pedigree of national awards for its success in fulfilling its vision: to draw families together.
This vision began from the ground up. Instead of centering the community around a golf course—a standard practice for master-planned communities before the advent of Power Ranch—the developer, Sunbelt Holdings, decided instead to distribute its 240 acres of open space among its residents. Its community-wide outdoor amenities include two catch and release fishing lakes, a ten-acre soccer complex, two community pools, and a 26-mile trail system that connects the neighborhoods into a cohesive whole.
The signature use of Power Ranch’s outdoor space is its emphasis on places for neighbors to create community. Each of its eleven distinct neighborhoods features, at its core, a large central park to foster neighborhood gatherings. Taking advantage of the range of desert flora, every neighborhood has a nature theme. The trees lining the streets, planted at the advent of the community—velvet mesquites, Sissoo trees, Southern live oak—have now matured and anchored deep roots.
Another contributing factor to Power Ranch’s success lies in its community-building activities. Two clubhouses and other community facilities host a number of classes and clubs for residents. Power Ranch employs a full time activities director to coordinate these activities, as well as to organize seasonal and special events that include the Founders Picnic, Easter Egg Hunt, and an Independence Day Bike, Trike and Wagon parade.
Design and development helped to establish Power Ranch’s community cohesion. Now, in its tenth year, the residents are its most active cultivators. Neighborhood-organized picnics and parties—as well as many clubs and activities—are the creations of residents themselves. By attracting family-oriented residents, Power Ranch ensured that its vision would continue, propelled by the individual vision of its residents, for generations to come.
