Glan HouseGlan House has an interesting history. It started life as a coaching inn and pub in the mid 19th Century and continued as such until the end of the 20th Century. When its present owners, Patrick and Christine discovered Glan House and the adjoining cottage, they saw its huge potential to become a spacious family home. They also felt it very fitting to continue its tradition as a building that had offered hospitality for nearly a hundred years, and have very successfully run it as a B&B.

Glan House boasts delightful sea views, from the rear of the house, towards Fishguard Bay and Strumble Head. Patrick reports that it is tranquil and calming to watch the ever changing skies across the bay; from dramatic threatening storm clouds, eerie mists hovering over the sea, to vivid glowing sunsets. The windows are also excellent bird watching stations, from where you can follow the buzzards and kites wheeling across the sky.

Before they began trading, Patrick and Christine spent three years renovating the house to the highest specification, and it is much enjoyed and appreciated by family and guests. The kitchen is the sociable hub of this busy home, where the Aga helps to make it what Christine calls, a comfort room. It is perfect for the keen cook and the ideal place for relaxed kitchen meals. With a comfortable seating area and a workstation, it is a multi purpose room, always happily full of people and conversation. Two large windows fill the room with positive, natural light and have views across the garden to the rolling landscape of the enchanting Pembrokeshire countryside.

The house has a pleasing choice of rooms. The large lounge has a wood burning stove to provide winter comfort and a second reception room allows everyone to find a restful space of their own. The four bedrooms enable family or guests to be easily accommodated, and the four bedroom self catering cottage with its own enclosed garden, adds to the flexibility of Glan House. It offers the choice of additional guest rooms, easy three generational living or a property let.

The main garden is a delightful setting in which to relax, and enjoy its tranquil atmosphere, but with unspoilt sandy coves and the Pembrokeshire Coastal Path within easy distance of the house, it is equally pleasant to take a walk. The house is on the coastal bus route which provides an easy and convenient way to explore an area rich in beauty and history. Dinas has an excellent village store, an active and friendly community life and there are two good food pubs only a ten minute walk away. Patrick and Christine are sad that the time has come for them to downsize and are going to miss the views, the house and the village. They have eight years of wonderful memories to take away with them.*

ENTRANCEThe front door with frosted and plain glass panels leads into a:

PORCH A useful place to leave wet boots and shoes. There are windows on both sides. The floor is covered with pattern of terracotta and slate tiles. Step up to stable style door.

KITCHEN/BREAKFAST AREAKitchenThis is a wonderful combination of traditional styling with a contemporary twist. The fully fitted kitchen includes several base and eye level units providing excellent storage. The keen cook will love the electric AGA with its three ovens and two hot places. This is complemented by a built-in electric oven, and a gas hob with five burners including one for woks, with an extractor over. The oak strip work top is a lovely

feature, which is enhanced by the fantastic engineered solid oak flooring. Additionally there are two built-in fridges, and a built-in dishwasher. The twin Belfast sink has a commercial style spray tap. The large window to the side over looks the garden and parking area.

Breakfast AreaThis lovely flexible space can accommodate a farmhouse table and chairs, or could be used as a casual seating area. The two large windows ensure this is a light and bright area. The window to the rear has fantastic sea views.

HALLThe door under the stairs leads to the cellar. The other door gives access to the Cottage if required.

SITTING ROOMIdeal for personal use or to be used by guests, this large living space has a homely feel. This is enhanced by the engineered oak floor and the Larch beam lintel above the fireplace. For when the weather turns cooler there is a multi fuel stove, which makes a wonderful focal point. There is plenty of room for sofas and armchairs, as well as recessed book shelves. To the front is a multi pane door which leads into a vestibule. The uPVC door gives access to the front garden and could be used as a separate guest entrance.

UTILITY ROOMThere is plumbing for a washing machine, space for a tumble dryer, and an upright freezer. Additionally there are base and eye level units, a work top, and a stainless steel sink and drainer. The floor is tiled and there is a tiled splash back.

DINING ROOMThe perfect space for entertaining family and friends. The engineered solid oak flooring helps to create a warm and welcoming atmosphere. The window to the front lets in lots of natural light.

CLOAKROOMThis has a wall mounted wash hand basin, and a WC with a concealed cistern. The floor is tiled, and the walls have painted wood strip panelling on the lower half.

BREAKFAST ROOMThis is used as a breakfast room for B&B guests, and can easily accommodate three tables and chairs. Guests will love the wonderful woodland views and partial sea panorama. There is a useful storage cupboard with sliding shelves for crockery etc. In the ceiling is a Velux style roof light.

REAR VESTIBULEThere is another entrance to the property via the multi pane uPVC door. This gives access to the road at the front. This useful space has a large cupboard with sliding doors for coats and boots.

FIRST FLOOR

LANDINGThe walk-in airing cupboard is ideal for linen. It also houses the large hot water tank.

BEDROOMThis is a good sized double bedroom which is one of the three B&B guest rooms. It is light and bright. Any visitor will fall in love with the fantastic view

which stretches from Fishguard harbour to Stumble Head and beyond. At night you can see the flashing light from the lighthouse. The exposed oak beam is a lovely feature.

EN SUITEThis is well equipped with a large shower unit, a WC, and a wash hand basin. The floor is tiled as are the walls in the shower unit. There is electric underfloor heating.

BEDROOMCurrently used as a twin bedded guest room, it could also be a good sized double room. The two windows to the front let in lots of light. There is space for a wardrobe.

One part is used as an office area with a desk and chair. The original roof beams are a lovely character touch. There is restricted headroom in parts of this room. To the front is a Velux style roof light. The views from the twin windows to the rear are fantastic. It would be easy to wile away many hours watching the ever changing seascape. There are recessed ceiling lights.

EN SUITEThis is beautifully equipped with a large shower unit with a wall mounted electric power shower, a bath, bidet, wash hand basin, heated towel rail and WC. The floor is tiled, as are the walls in the shower unit. Lots of natural light comes in from the Velux style roof light.

EXTERNALThe cellar was originally for the beer barrels, but is now a useful storage space with both internal and external access. It also houses the gas fired boiler.

Accessed from the main road the entrance opens up into a gravelled parking area with space for several cars. The front garden is set mainly to lawn with several borders, mature shrubs and trees. The lower garden has a larger grassed area with hedges on three sides. There are further trees and shrubs. To the side of the parking area is a fenced terrace with lots of room for a table and chairs, it is the perfect spot to enjoy the fantastic sea views. There is a garden shed and a covered log store.

THE COTTAGEThe Cottage is a great addition to this property. It sleeps six and is ideal for families on holiday. It has its own entrance and private garden.

SITTING ROOM/DINING AREAThe large living area has space for sofas, and other casual seating, creating the perfect place for visitors to relax after a busy day in the beach. With the large patio door to the front, and two windows to the side, it is a light and bright room. There are views of woodland and a partial sea vista. The dining area has room for a good sized table and chairs. Step down to:

KITCHENThis is well equipped for the holiday let market, with several base units and open shelves providing useful storage. There is space for a cooker and upright fridge/freezer. Additionally there is a stainless steel sink and drainer. The exposed beam ceiling helps to create a traditional feel. Lots of natural light comes in from the windows to the front and side. This provides the on demand hot water, and runs the central heating system. There is also a tall cupboard and eye level unit. The floor is tiled. The window to the side looks onto the side garden.

OPEN PLAN LIVING SPACECurrently used as a second sitting room, this is a flexible space, and could be used as a children’s play area, or study. Again there is room for a number of sofas. There is a large window to the side. To the side is a useful storage cupboard. The link door to the main house has been blanked off, but it would be easy to reintegrate the two properties if required. Door to:

SHOWER ROOMThis is equipped with a shower unit with a wall mounted electric shower, a wash hand basin with tiled splash back, and a WC. The floor is tiled, as are the walls in the shower unit. At the end is a frosted window.

REAR LANDING

BATHROOMThis is equipped with a steel bath, a wash hand basin, and a WC. The walls are tiled, and there is a frosted window to the side. A sloping ceiling means there is restricted headroom at one end.

BEDROOM ONEA single bedroom that has room for a wardrobe and chest of drawers. Again the sloping ceiling means there is part of the room and not full height, but

it would be perfect as a child‘s room. Natural light comes in from the window to the side.

BEDROOM TWOCurrently set up as a twin room, it could also be used as a double. The large window overlooks the rear garden, and has a wonderful view across the bay to Stumble Head. The headroom is restricted at one end. Again there is space for a wardrobe and chest of drawers.

BEDROOM THREEThree steps lead down into this single bedroom. There are wonderful sea views from the large window to the rear. The side window overlooks the side garden. They both combine to make this a light and bright room. There is room for bedroom furniture.

BEDROOMThis is a good sized double bedroom with space for a wardrobe. The window to the side offers views of the garden.

EXTERNALAccessed via a path from the parking area. The gate leads into the private garden. This is surrounded by a fence or hedge on three sides. The small terrace area has space for a table and chairs, making ideal for al fresco dining. There are borders along the side with shrubs and flowers.

ADDITIONAL INFORMATIONThe house has been completely renovated about five years ago, including new wiring and plumbing. All of the windows are double glazed. The main house has a gas fired boiler that runs the hot water and central heating systems.
