SCOPEFollowing an extensive review of an oil company client’s portfolio a shortlist of operational petrol filling station sites in London were marketed for redevelopment to find incremental alternative use value beyond the existing use.
METHODCBRE used its broad network of industry contacts to reach buyers and agents alike. Property details were emailed to over 7,000 registered parties on our bespoke database.
A large amount of interest was generated and the merits of each bid scored against various criteria agreed with the client. CBRE led a due diligence process to thoroughly review all the options, project managed a panel of stakeholders including legal, environmental and planning professionals, and entered into negotiations with the top bidders.
RESULTSix London sites were sold for a combined total of circa £50 million - including the biggest alternative-use transaction ever performed by the retail subsidiary of the global oil company client. Using the CBRE platform the client has realised sales receipts up to twelve times the size of an independent third party valuation.
