1. Nparks Parks Matters (30%) (a) Roadside Leafy Tree
Scientific Name: Samanea saman (Rain Tree)
Girth = 1.2 m (Measured from 0.5m from the ground) Tree Height (Approximate) = 16 to 18 m
(b) Flowering Tree
Scientific Name: Plumeria spp (Frangipani)
Girth = 0.85 m (As this is a low branching tree (with the lowest branching below 0.5m height from the ground) – the girth should be measured at the point just below the lowest branching) Tree Height (Approximate) = 10.5 to 11 m
(c) Cluster Palm Tree
Girth = 0.5 m (As this is a low branching tree (with the lowest branching below 0.5m height from the ground) – the girth should be measured at the point just below the lowest branching) Tree Height (Approximate) = 17 to 20 m
2. LTA Car Parking Matters (30%)

2A Part plan of Singapore Master Plan 2014 showing
the location of ‘Upper Bedok Road’
As per the Code of Practice on Vehicle Parking Provision in Development
Proposals – 2011 Edition, 1.2 Zonal Standards;

(RTS) stations outside Zone 1.
The rest of the island forms Zone 3.
The proposed mixed-use commercial building is located at Upper Bedok Road,
which falls in the Zone-2 Boundary of Tanah Merah MRT Station, i.e. within
400m radius of as shown in the pictures 2A and 2B.

* Non-residential developments island wide in Zones 1 and 2 are allowed to provide up to 20% below the car parking requirement. This allowance is not
applicable to lorry, loading & unloading and coach parking requirements.
(20/100) x 9 = 1.8
9 – 1.8 = 7.2
Hence, this mixed-use commercial development at Upper Bedok Road is required to provide 9 car park spaces; but
allowed to provide 7 car park spaces. ACCESSIBLE (HANDICAPPED-FRIENDLY) CAR PARK LOTS***
For small developments, where the minimum requirements for car parking lots is 10 or less, NO additional accessible parking lot is required;
provided one of the lots is designed and constructed in accordance with the specification in the code, but without displaying the Symbol of Access. Should
