MAYOR SANDY SHANTZ, members of
the Riverland community and Empire
partners Daniel Guizzetti, Andrew
Guizzetti and Paul Golini Jr. helped
launch the o� cial opening of the
Empire Room, which completes the
Breslau Community Centre.
With an increased demand for
high quality community and sports
facilities in new home communities,
the Breslau Community Centre serves
as a shining example of community
collaboration; one that Empire is very
proud to have been a part of.
Says Mayor Sandy Shantz:
“Community partnerships enable us
to provide the extra amenities that
bring communities together. Our
thanks to Empire for providing Breslau
with a fi rst class community centre.”
In his address, Daniel Guizzetti
acknowledged the vision and hard
work of both the Township of
Woolwich and Empire teams and
shared details of the centre’s history.
The team designed and built the
facility with the intention of donating
it to the township to be used as a
future community centre.
For this reason, the building
was constructed with features,
such as a fi nished basement, that
are uncommon in presentation
centres. The basement o� ces and
rooms were put into use by Breslau
community groups while Empire was
selling homes in the community.
The Empire Room comprises a
3,600-sq.-ft. main fl oor with an
additional 2700-sq.-ft. of fi nished
basement area.
Daniel Guizzetti, president and
CEO, Empire, says: “This project is a
brilliant example of business working
together with the local government
to serve the community. What would
have otherwise been reduced to

launch the o� cial opening of the
Empire Room, which completes the
Breslau Community Centre.
With an increased demand for
high quality community and sports
facilities in new home communities,
the Breslau Community Centre serves
as a shining example of community
collaboration; one that Empire is very
proud to have been a part of.
Says Mayor Sandy Shantz:

In his address, Daniel Guizzetti
acknowledged the vision and hard
work of both the Township of
Woolwich and Empire teams and
shared details of the centre’s history.
The team designed and built the
facility with the intention of donating
it to the township to be used as a
future community centre.
For this reason, the building
was constructed with features,
such as a fi nished basement, that
are uncommon in presentation
centres. The basement o� ces and
rooms were put into use by Breslau
community groups while Empire was
selling homes in the community.
The Empire Room comprises a
3,600-sq.-ft. main fl oor with an
additional 2700-sq.-ft. of fi nished
basement area.

Plan (TMP), under the Municipal

In the areaWoodstock has an abundance of greenspaces, including Southside Park. Cowan Park features a full-sized indoor soccer fi eld and elevated track, and nature lovers gravitate to the beautiful trails and lake at the Pittock Conservation Area. Woodstock General Hospital relocated to a brand-new facility in 2011, and its notable features include a helipad and state-of-the-art cancer centre.
Planes, trains & automobilesCommuters love Woodstock for its easy access to Hwys. 403 and 401, which enable residents to commute to Cambridge, K-W, Brantford and London with little diffi culty. It’s a very walkable city if you both live and work downtown. The city has begun implementing an offi cial cycling plan.
The good, the bad & the restEveryone you meet in Woodstock is friendly, and quick to share that observation with strangers. It’s a safe and close-knit community that most residents say they would never consider leaving. It’s a fairly quiet place by night, however, so those seeking fast-paced city excitement will probably have to head to London.

IF YOU HAVEN’T BEEN TO WOODSTOCK RECENTLY, you’re in for a bit
of a surprise. This self-proclaimed Dairy Capital of Canada, located
along Hwy. 401 between Kitchener-Waterloo and London, still holds
to its roots in agriculture and manufacturing, but like any forward-
thinking municipality, it also knows the importance of modernizing
for future economic growth.
Take a trip through downtown Woodstock and you’ll see gorgeous
tree-lined streets, century-old Victorian homes, abundant parkland,
friendly citizens – and even an immortalized Holstein.
The town’s history is not only preserved in its museum and county
courthouse, it is the only municipality in Ontario to still have all of
its original public buildings. Combine that with modern amenities
such as schools, medical facilities, recreational centres and plenty
of greenspace, and you’ll understand why Woodstock is also a town
with a bright future.
With a population of about 36,000, Woodstock is the largest
municipality in Oxford County in Southwestern Ontario, about 122
kilometres southwest of Toronto, just north off Hwy. 401 along the
historic Thames River.
Downtown Woodstock houses the city’s banks, administration
buildings, retailers and several restaurants – with the majority of
buildings a century old. With free two-hour downtown parking,
locals appreciate it’s a great place to shop, work, play and dine. In the
1990s, the city undertook an extensive makeover of the main street,
adding gardens and cobbled sidewalks, which
now host numerous retail promotions and
entertainment in the summer.
Culture
Woodstock doesn’t come alive only in summer,
however. Several popular attractions are held
throughout the year, including the Canadian
Farm Show in September and the Woodstock
Wood Show in October – both a nod to the city’s
roots in agriculture. Then there’s the Woodstock
Fair held at the end of August at the fairgrounds,
which comprises a midway, contests, concerts
and other events. For entertainment of a different
variety, Woodstock is also home to OLG Slots, a
harness race track and the seven-screen movie
theatre, Gallerie Cinemas.
Woodstock has two ice rinks, at the
Community Complex at the south end of the
city, and one at the fairgrounds in the central
region. Woodstock Soccer Club has an indoor
and outdoor soccer park at the north end. For
the aquatically inclined, there are two indoor
swimming pools – Southside Aquatic Centre
and the YMCA – and the outdoor Lions Pool.
Education
Schools are an important part of any
community, and Woodstock has five high
schools, including one catholic and one French.

» Woodstock is home of the Springbank Snow Countess – a Holstein cow that set a world record lifetime butterfat production of 9,062 pounds. The Countess is forever commemorated by a life-sized statue located downtown at the corner of Dundas and Springbank.

DOWNTOWN WOODSTOCKBeautiful landscaping of homes and public gardens is a point of pride in Woodstock – having won the international Communities in Bloom competition in 2005. The remaining 20 per cent of the population comprises single-parent families and “other,” which – especially given the presence of a satellite Fanshawe College campus – usually means younger adults with roommates.
In the areaWoodstock has an abundance of greenspaces, including Southside Park. Cowan Park features a full-sized indoor soccer fi eld and elevated track, and nature lovers gravitate to the beautiful trails and lake at the Pittock Conservation Area. Woodstock General Hospital relocated to a brand-new facility in 2011, and its notable features include a helipad and state-of-the-art cancer centre.
Planes, trains & automobilesCommuters love Woodstock for its easy access to Hwys. 403 and 401, which enable residents to commute to Cambridge, K-W, Brantford and London with little diffi culty. It’s a very walkable city if you both live and work downtown. The city has begun implementing an offi cial cycling plan.
The good, the bad & the restEveryone you meet in Woodstock is friendly, and quick to share that observation with strangers. It’s a safe and close-knit community that most residents say they would never consider leaving. It’s a fairly quiet place by night, however, so those seeking fast-paced city excitement will probably have to head to London.
City Focus | WOODSTOCK
IF YOU HAVEN’T BEEN TO WOODSTOCK RECENTLY, you’re in for a bit
of a surprise. This self-proclaimed Dairy Capital of Canada, located
along Hwy. 401 between Kitchener-Waterloo and London, still holds
to its roots in agriculture and manufacturing, but like any forward-
thinking municipality, it also knows the importance of modernizing
for future economic growth.
Take a trip through downtown Woodstock and you’ll see gorgeous
tree-lined streets, century-old Victorian homes, abundant parkland,
friendly citizens – and even an immortalized Holstein.
The town’s history is not only preserved in its museum and county
courthouse, it is the only municipality in Ontario to still have all of
its original public buildings. Combine that with modern amenities
such as schools, medical facilities, recreational centres and plenty
of greenspace, and you’ll understand why Woodstock is also a town
with a bright future.
With a population of about 36,000, Woodstock is the largest
municipality in Oxford County in Southwestern Ontario, about 122
kilometres southwest of Toronto, just north off Hwy. 401 along the
historic Thames River.
Downtown Woodstock houses the city’s banks, administration
buildings, retailers and several restaurants – with the majority of
buildings a century old. With free two-hour downtown parking,
locals appreciate it’s a great place to shop, work, play and dine. In the
1990s, the city undertook an extensive makeover of the main street,
adding gardens and cobbled sidewalks, which
now host numerous retail promotions and
entertainment in the summer.
Culture
Woodstock doesn’t come alive only in summer,
however. Several popular attractions are held
throughout the year, including the Canadian
Farm Show in September and the Woodstock
Wood Show in October – both a nod to the city’s
roots in agriculture. Then there’s the Woodstock
Fair held at the end of August at the fairgrounds,
which comprises a midway, contests, concerts
and other events. For entertainment of a different
variety, Woodstock is also home to OLG Slots, a
harness race track and the seven-screen movie
theatre, Gallerie Cinemas.
Woodstock has two ice rinks, at the
Community Complex at the south end of the
city, and one at the fairgrounds in the central
region. Woodstock Soccer Club has an indoor
and outdoor soccer park at the north end. For
the aquatically inclined, there are two indoor
swimming pools – Southside Aquatic Centre
and the YMCA – and the outdoor Lions Pool.
Education
Schools are an important part of any
community, and Woodstock has five high
schools, including one catholic and one French.
Fanshawe College also operates a campus

move could cause everything to
come crashing down. This is the fear
some have when it comes to foreign
investors in Canadian real estate.
The concern is that foreign buyers–
those who live elsewhere but buy
properties in Canada and rent them
out – are driving up home prices,
particularly in hot markets such as
Vancouver and Toronto. This o� shore
demand is leading to, some believe,
an artifi cial and unsustainable market
which could cause a crash if for any
reason these owners pulled out or
sold their homes en masse.
“People are concerned that foreign
buyers are coming in and buying too
many properties and driving the prices
up,” Ben Myers, senior vice-president,
market research and analytics at
Fortress Real Developments, told New
Home Guide. “That is the big concern.”
Canada Mortgage and Housing
Corp. is taking steps to address this
“data gap,” by scheduling meetings
with industry stakeholders and other
measures. In Budget 2016, Prime
Minister Justin Trudeau promised to
get a better handle on the issue.
Some of these foreign buyers are
paying cash – given that Canadian
properties are a relative bargain
compared to prices back home
for Chinese buyers, for example.
This means they’re not borrowing
from Canadian banks or requiring
insurance from CMHC, further
contributing to the dearth of data.
Without such transparency, it could
fall on real estate agents and lawyers
to report such transactions.
The problem with this scenario,
points out Don R. Campbell, well
known real estate investor and
author, is that “data without action
or policy is just knowledge.” There is
nothing currently in place preventing
foreigners from purchasing Canadian
real estate.
“I’m a stats guy,” adds Myers.
“I’d love to see the information,
but I think we have a pretty good
idea that residential real estate
sales activity to non-domestic
buyers is pretty isolated to Toronto
and Vancouver. Should Canadian
taxpayers in every other metro
area be on the hook for the cost
of collecting this info?
“If we fi nd out foreign buyers own
1.2 per cent of Canadian residential
dwellings – 3.5 per cent in Toronto
units and 6.1 per cent in Vancouver –
then what? How much will it cost to
take the next steps?
“Even if you had the proper data
and the world’s best econometricians,
you could never know what a home
would have sold for if a foreign
purchaser didn’t buy it,” says Myers.
Campbell says any such data would
be “incredibly inaccurate, given the
many ways in which the ultimate
purchaser can hide who is buying.”
He also points out that The
Personal Information Protection and
Electronic Documents Act (PIPEDA)
could limit any disclosure. PIPEDA
sets out ground rules for how private
sector organizations may collect, use
or disclose personal information in
the course of commercial activities.
