Greetings, Residents!

We would like to thank you for taking time to read the first edition of The Estates of Avalon Homeowners' Association Community Newsletter Shine!. In this edition, you will meet the new board members of The Estates of Avalon Homeowners' Association as well as the Planning Committee members. In addition, there are articles, tips, a resident spotlight section, community events listings, and a business corner.

Why is a Homeowners Association Important to You?

A homeowners' association, also known as an HOA, is an association or corporation that's nonprofit. It is made up of property owners in the particular development it has been formed to manage. It's basically a governing body that establishes certain rules in order to manage the real estate development in a manner that (ideally) addresses the needs of individuals within the development itself. Usually, the homeowners association elects a board of directors to manage and direct the association's activities, and board members are assigned certain duties and powers. Directors themselves have individual duties as well, and they may in fact face consequences if they do not fulfill those duties.

In general, homeowners associations are set up to take into account everyone's rights within a development. They can enforce the laws and provisions that homeowners have agreed to in order to live within the development. They can also require payment of taxes and assessments in common areas, and contract for insurance for the association. They may also hire maintenance workers, goods or services for common areas of the particular association, at the association's expense. Homeowners association members pay dues to the association itself to help pay for these services, such as common area upkeep.

Because homeowners associations are governing bodies and are considered nonprofit corporations or unincorporated associations, they also have to prepare budgets and financial statements for the association and keep members apprised of how monies are spent. The homeowners association board of directors must perform their duties in good faith, which means that they take the interest of everyone in the development into consideration and try to meet the needs of everyone with reasonable care under the given circumstances. Other directors, officers, professional people, or committees may also be brought in to make decisions.

Why It's a Good Idea to Get to Know Your Neighbors

You have neighbors who live in the houses around you but you like to keep to yourself and you are generally too busy to take the time to talk to others and get to know them. You might be asking, “Why should I make an exception to becoming familiar with those who live near me, considering that they are no different from other strangers?” If you live by this line of thinking, you are missing out. Following are reasons why it is a good idea to get to know your neighbors:

1. They can generally be of assistance. You never know whose help you might need when you are in trouble.

2. You might be locked out of your house. Once

after coming home from school early as a kid, I needed to go into my next-door neighbors’ house until my mom got home. Another time about ten years ago, I lost my house keys and needed to wait

in their home until my parents got home.

Tip Corner

How to Grow a Beautiful Lawn

Mow only when your grass is dry.

Keep your mower blade sharp.

Never "scalp" your lawn by cutting too close to the

ground.

Leave your clippings on the lawn unless they are

long or wet.

Water regularly

Yard of the Month

Residents,

Now's the time to break out that bag of mulch, ready those pots of pansies, and get your yard nice and green because starting next month, the Yard of the Month is back! Each winner will be honored in the newsletter, and the homeowner who is determined the winner of the year will receive a nice prize as well. So get out there and show those

weeds who's boss! Good luck!!

3. Are you looking for a job? If so, your neighbors might be able to help you. They might work where there is a need for new employees. Also, they may have connections to key employers and they might be able to help prepare you for a great career through one-on-one skills training and job interview preparation. 4. Is it correct you like to go on vacation sometimes? If so, those around you can help make your property look like it is occupied by holding your mail and delivered newspapers. 5. Do you have plants in your yard? If so, those who live next door can water them while you are out of town. 6. Do you have pets who need to be taken care of while you are away for a while? If you know and trust those who live next door, you can give them a key to your house so they can feed your pets and let them out. This can save you money from not having to house your pets in a kennel. 7. You can build your support network while having someone to say hi to. The more people you are friendly with, the better. 8. They might need you. You may be able to help them with something, especially if you talk to them and learn what they are going through.
