MAINTENANCE & BUILDINGSERVICES STRUCTURE
We have been reviewing the way we deliver maintenance and operate building services to the University. In order to meet the challenges of providing a transparent, accountable and customer focused service we are making a number of changes to the way in which we deliver our service.
The � rst of these changes is to establish a new team structure within Maintenance & Building Services, which will be e� ective from 1st August 2016. The following outlines the sta� ng structures, the roles these posts will carry out and key sta� contacts.

What we do
Systems, Information & Performance Manager - Colin Pritchard Colin manages the Helpdesk team to ensure all requests are logged and distributed e� ciently and e� ectively to the correct maintenance team. He will also provide a focal point for the collation, analysis, interpretation and reporting of performance data to inform policy, strategy, investment and operational decisions on Maintenance & BuildingServices.
Helpdesk Technicians - Neil Thompson, Eileen Mullan & Kenny Donoghue This team will be the � rst point of contact for all Estates maintenance related enquiries and fault reporting. Thetechnicians will provide guidance, fault diagnosis, and technical direction to sta� & students and process servicerequests and customer feedback in line with established service levels.

All maintenance faults and work requests should be logged through the Estates Helpdesk. The Helpdesk will make decisions around which team is best placed to respond to your speci� c request.

What we do
Maintenance Operations Manager - George BoagGeorge has overall responsibility for the delivery of e� cient and e� ective services through the Maintenance Services, Maintenance Contract Services and Landscape teams.
Maintenance Services Manager - Lindsey WilsonLindsey will lead and manage the Area Teams to provide safe, e� cient, e� ective, customer focused reactive,compliance, and planned maintenance services across all sites through a multi-disciplined, multi-site team.
Maintenance Services Co-ordinators - Darren Dick, Cameron Duncanson & Andrew RaeAs technical experts, these co-ordinators will support the Maintenance Services Manager with proactive, e� cient and e� ective planning and scheduling of resources, to conduct specialist maintenance and compliance activities.
Area Team Leaders - Craig Fleming, Tam Clarke, Jim Cumming, Scott Russell & Steven MartinThe Area Team Leaders (ATLs) are responsible for the management, development and direction of a multi-trade, area based team providing safe, e� ective and e� cient reactive and planned maintenance services across an agreed service area. The ATLs are the primary point of contact for work in their location.
The Maintenance Services Team will focus on quick response maintenance repairs. All work requests will be received and assessed via the Estates Helpdesk, which will also automate orders and customer update process. The teams are organised into 5 area teams – geographically focused rather than College focused, and will be supported by trade specialists, with one Team Leader to provide a consistent approach with a single point of accountability.

Festival & Events Co-ordinator - Susan LevenSusan will provide a single point of contact between the Festivals O� ce, event customers (both internal and external to the University) and the Estates Department. She will provide technical guidance, co-ordination of maintenance and new installation services, and monitoring of festival and events activities.

The maintenance Contract Services team will focus on more complex maintenance repairs - up to the value of £50k. All works reasonably beyond this threshold and under £1m will be delivered by the Small Projects and Minor Works team. All work requests will be managed via the Estates Helpdesk so they’re trackable and measurable. The teams are aligned to College groups rather than geographically focused to ensure we provide consistency of service and take account of existing relationships.

• Full ownership of statutory maintenance and development of planned maintenance programmes, and the management of key data to improve maintenance planning and investment
The Building Services Team has an enhanced role with complete ownership of statutory and planned maintenance programmes, management of engineering infrastructure, and key maintenance data to inform planning, prioritisation and investment.

Building Services Manager - Sheila ScottAs the senior manager for Building Services, Sheila is responsible for the management of the Building andEngineering service team, accountable for setting all engineering and compliance maintenance programmes and standards. Sheila will manage the asset and condition data producing annual programmes of work for planned and preventative maintenance.
Building Services Engineers - Stuart Kennedy, Calum Muir, Graham Tonge, George Brydon & David BarrattThis team will provide a range of mechanical and/or electrical engineering services and advice to Estates’maintenance, development and project teams, to meet Estates’ strategic priorities.
Planned Preventative Maintenance Planner - John WattJohn will support the Building Services team by preparing and maintaining planned maintenance programmes and associated procedures and schedules of mechanical, electrical and building installations to ensure PlannedPreventative Maintenance (PPM) is carried out correctly.
