A Denver-based multifamily investment firm closed on a $102.25 million apartment portfolio – one of the largest multifamily sales of recent record in the Colorado Springs market.Slipstream Properties purchased the portfolio, which in-cludes 1,178 units of Class B and C apartments in seven complexes predominately located in southern and eastern Colorado Springs.“This portfolio is one of the largest multifamily sales of re-cent record for Colorado Springs and Nexus is honored to be part of a transaction that has such a big influence in the Springs community,” said Adam Riddle of Nexus Commer-cial Realty LLC, who, with Nexus’ Jason Koch, represented Slipstream in the transaction.“Slipstream purchased these properties fully aware of the challenges that exist, and they see it as an opportunity to make the apartments a place where residents can enjoy a quality residential environment at a reasonable price,” add-ed Riddle. “These properties are positioned for a renova-tion over the next several years and this is the right team with the right experience for such a large undertaking.”The seller was a longtime Colorado Springs apartment own-er, which has been selling pieces of its portfolio over the last five years to reduce the portfolio size. This represented the last of the multifamily buildings that they owned and operated.“We had a very complicated deal and through a combined effort we were able to get it to the finish line. We are all very happy with the outcome,” said Todd Ragan, who represent-ed the seller.

The city of Denver is home to over 693,000 residents (as of July 2016). Population growth in the city includes a 1.9% increase between 2015-2016 and a 15.5% increase between 2010-2016. An estimated 2.9 million people live in the Denver Metro as a whole, with more people moving to the area each year.
