When I say the words, Dream Home, what comes to mind? Sweeping vista views from your culinary-appointed kitchen? An entertainment haven in your 24th-floor suite? Or, perhaps, a kid-approved recreation space where their imaginations – and mess – can flourish. Whether your dream home involves the transformation of an existing space, the purchase of a smartly-designed condominium, or the construction of your new custom home, if you envision it, you can built it.

But where do you start? In this issue of Dream Build, you will find a feature on the seventh annual Greater Vancouver Home Builders’ Association (GVHBA) Ovation Awards, which proudly recognizes excellence in new-home construction, renovation, and design in Metro Vancouver. The Ovation Awards showcase everything you could be looking for in a dream space – renovations and new builds, energy efficient technologies, tailored laneways, luxurious interiors, and simple exteriors.

More than a housing awards program, the GVHBA Ovation Awards also epitomize clients’ dream spaces coming to life. Every detail in these dwellings reflect the homeowners’ distinct personalities, lifestyles and passions. All of the Ovation Award project homeowners started in the same position where you are right now – with a collection of ideas they loved – looking to connect with homebuilding professionals to build their vision.

I encourage you to take time to peruse the pages of this idea-inspiring look book and note the designs and features you like. Each Ovation Award photo acknowledges the builder, so when you are ready, you are welcome to connect with them and talk about building your inspired space. Need more ideas? You can find the full list of Ovation Awards finalists and winners (and their photos) on our website, www.ovationawards.ca. It truly is extraordinary what our local homebuilding industry can build for you.

Built using European white oak hardwood, light colours and custom solid wood millwork throughout, this space is comfortably bright with a larger and unobstructed feel. Fully automated with integrated lighting, heating, fireplaces, air conditioning, security, automated blinds, and interior and exterior entertainment, this traditional style home will stay ahead of the technological world for countless years to come.

What may feel like a dream to a homeowner is simply everyday work for a custom home builder

A strong emphasis on old-world craftsmanship with large overhangs, big knee braces, semi-transparent stained cedar shingles, and large prominent gables creates a unique custom crafted home complete with large bench swing. This porch is the perfect place to laze away an afternoon.

The versatile dining room, also doubles as library, with built-in bookshelves and unique black-iron ladder.

From inside to outside, this home focuses on creating an elegant, yet casual resort environment. Original unsightly gravel pit was excavated and converted into 2-acre trout lake and 8,500-square-foot pond with multiple fountains and man-made, white-sand beach.

Conservatory/yoga-room showcases home’s thematic exposed timber ceiling-beams and architecture found throughout the house.

Iconic port-cocheres, covered porches, and multiple roof expressions combine with traditional materials including shingles, slate, granite, heavy-wood detailing and wood window-casings to replicate timeless grandeur of the surrounding heritage neighbourhood.

A custom designed metal filigree curved staircase introduces an airy pattern, giving visual continuity between foyer and second-level.

At Energuide 89, this project is one of the most energy efficient homes in BC.

Completely rebuilt, this house was conceived as a loft-like west coast modern home where the central block of the living area floats above the ground. On the exterior, vertical 1x4 cedar cladding was used to create the rounded form of the upper walls, while the basement walls consists of board formed concrete.

Whether it’s a new build, renovation or home addition, Shakespeare Homes & Renovations President Mark Cooper looks at any given project his company takes on in much the same way an artist views a blank canvas before painting a masterpiece.

The metaphor is not lost on Cooper, who founded Shakespeare Homes in the early 1990s as a tribute to his father — an artist who operated a business called Shakespeare Signs in North Vancouver before retiring — and has since authored a reputation for overseeing projects that combine lasting value with high-quality results.

Cooper, who was born and raised in North Vancouver, takes great pride in his company’s steadfast focus on North Shore-centric projects.

“We Live here, we Build here and we’re Proven here,” says Cooper, a Director on the Board of the Greater Vancouver Home Builders Association (GVHBA) and Chair of the GVHBA Renovation Council. “We’re tried, tested and true on the market in North and West Vancouver. We have a lot of complicated building sites to deal with here because we have creeks and stability issues and slopes and erosion and certainly lots of rainwater, so we are truly North Shore specialists in that regard.”

Shakespeare’s latest project is a cutting-edge, forward-thinking new build — serendipitously enough, called “Poetry” and located on Shakespeare Avenue in Lynn Valley — that is the first Energy Star approved home constructed in the District of North Vancouver. The project, which also includes the first coach house on a new development in the district, is a 5,200-square-foot high performance home that sets a new standard for green building and energy efficiency thanks to features such as

an insulated concrete foundation and exterior foam exsulation, triple-glazed, Canadian-made doors and windows that reduce solar gains and a drainwater heat recovery system.

While the new build will no doubt turn heads and gain critical acclaim for the company once completed this summer, Shakespeare is no stranger to accolades. The company garnered four nominations at the 2016 Georgies and is up for another eight trophies at the GVHBA’s 2016 Ovation Awards, including Residential Renovator of the Year, Best Kitchen and Greatroom Renovation and the Peoples’ Choice Award.

In keeping with the artist theme, Cooper says one of his favourite moments on the job is when a project is nearing completion and he’s able to step back and truly admire the end result of each careful brushstroke that his company’s artisans and tradespeople have applied to the formerly blank canvas.

“I love the smell of paint in the morning,” Cooper says, channeling Robert Duvall’s Lt. Col Kilgore from Apocalypse Now. “When I walk onto a job site and it’s at that stage where the painters are in and they’re spraying out trim, I love that smell. It’s the smell of completion. And it’s at that stage when I start to really get excited, seeing what we started with and where it’s at now. All those things you can’t truly appreciate until you get to the end of the journey.”

To that end, Barrett Group Custom Builders director Joel Barrett and his team have been committed to putting the “custom” in customer service ever since he first launched the eponymous company in North Vancouver in 2004.

In Barrett’s eyes, the company is not simply building homes. It’s building relationships.

With each project, Barrett Group takes great pride — and pains — in working one-on-one with each client from first contact through to completion date to carefully plan out each step of the build process and ensure that they are providing true fiscal transparency, proper time management and teamwork that is second to none.

“One of our slogans is ‘quality never compromised’,” says Barrett. “One of our biggest goals is to create a rewarding and exciting experience while we’re involved with the project because we know there can often be a stigma with builders and contractors based on how other clients’ experiences have been, meaning it’s been a terrible experience, the schedule is out to lunch or the project is over budget. We try to be extremely transparent to avoid all of those problems so that it can be an enjoyable experience. It’s all about customer service with us. We’re the yes men.”

The company’s portfolio is as professional as it is diverse. From major renovation projects and additions to complete new home builds and commercial projects, Barrett Group has set a new bar for excellence among local builders and garnered attention and accolades along the way.

At the 2016 edition of the annual Georgie Awards, Barrett Group was named a finalist in five categories: Best Residential Renovation $300,000 - $499,999; Best Residential

Renovation $100,000 - $299,999; Best Single Family Kitchen over $100,000; Custom Home valued between $750,000 - $1.5M; and 2016 Residential Renovator of the Year. The company is also up for three Greater Vancouver Home Builders’ Association Ovation Awards — Best Kitchen and Greatroom Renovation, Best New Kitchen $100,000 and over and Residential Renovator of the Year.

One of the homes up for a number of the nods was a new build in the Pemberton Heights area of North Vancouver, where Barrett oversaw the construction of a contemporary, 4,200-sq. ft home that featured a number of custom modern amenities such as a full-size studio-quality theatre, scotch room, oversized great room with a chef’s kitchen and full basement suite.

While business only keeps getting busier for Barrett, one thing remains the same: the company’s rock-solid commitment to the principles on which it was founded.

“We aim to create a stress-free environment for the client, our architects and everyone else — from designers through to consultants and engineers — who are working together on each individual project,” says Barrett. “We pride ourselves on creating a true team environment with professionalism and high morale on each site. It all comes down to promoting a team-first environment and making sure that everyone involved in the project has that mutual respect for everyone from all angles.”

“We aim to create a stress-free environment for the client, architect and everyone else...”

Using reclaimed oak hardwood flooring throughout the space reduces the carbon

between a new contemporary kitchen including high-gloss white cabinets, showcasing the state-of-the-art, energy-

From the inclusion of ample green space and amenities to a precise attention to detail and the genuine expertise of its in-house staff, each project that multi-family home specialist Zenterra Developments Ltd. envisions, designs and creates is anchored firmly to the concept of intelligent living.

Established in Surrey in 2009, Zenterra’s management team boasts two decades of real-estate development and construction experience and a proven track record for designing innovative and cutting-edge residential communities that exceed both industry standards and the expectations of discerning homebuyers.

Zenterra’s steadfast commitment to quality, value and customer service have also helped the company construct a solid foundation as an award-winning builder.

At the 2016 edition of the prestigious annual Georgie Awards held in March, Zenterra was singled out as Multi-Family Home Builder of the Year and earned a nod for Best Sales Centre for its now sold-out Hyde Park development of townhomes located at 156th Street and 28th Avenue in South Surrey. Hyde Park — an 11-acre development encompassing 156 units and a three-acre park — also earned the company designation as a finalist for Georgies in six more categories: Best Landscape Multi-Family New or Renovation; Best Multi-Family Kitchen; Best Project Identity; Best Townhouse Development; Marketing Campaign of the Year; and Residential Community of the Year.

Hyde Park has also earned Zenterra nominations in six categories at the Greater Vancouver Home Builders’ Association’s Ovation Awards, including: Multi-Family Home Builder of the Year; Best Townhouse/Rowhome Community 1,500 square feet and over; Best Interior Design Display Suite, Single-Family Home; Shaw Award for Best Marketing Campaign; BC Housing Award

for Excellence in Creating Innovative Housing Choices; and Peoples’ Choice.

Expect the honours to continue coming Zenterra’s way once the company launches its newest development, SOHO, in spring/summer of 2016. Located at 163rd Street and 24th

Avenue, the project truly lives up to its tagline of “A New View of South Surrey” by providing each of the 170 townhomes with its own rooftop patio — some of which boast more than 700 square feet of space. Beyond the rooftop selling feature, the new tandem and side-by-side transitional contemporary homes have private backyards, access to a 5,000-sq. ft community amenity building and will be located adjacent the future five-acre Oak Meadow Park.

Much of Zenterra’s success can be attributed to the fact that the company prides itself on maintaining a holistic, in-house team of experts that work closely with prospective homebuyers every step of the way, says Zenterra director of project marketing Derek Fenton.

“The core ideology that sets us apart is we have everything in house at Zenterra, from land acquisition and development to sales and marketing to our customer-service team and construction. We control every single arm of the business, which allows us to be nimble and not have to answer to other companies or stakeholders. Everyone at Zenterra is very hands-on and involved in every single aspect of the business, and paying strict attention to detail is a critical pillar on which we all remain focused.”

Classic white shaker bevel perimeter cabinets will age well in this custom designed kitchen. Engineered quartz countertops, custom leaded glass doors, polished chrome plumbing, lighting, and handles add reflection and consistency. The custom glass backsplash adds an elegant wow factor.

Traditional mill work, cabinetry, tile work and coffered ceiling details were chosen to maintain the original character. Large beams installed in dining room required coffered ceilings to be rebuilt. Finishes such as leaded glass and oversized lantern-style light fixtures were used to keep the feel of the original home.

Large kitchen-greatroom design integrates seamlessly with galley-style kitchen and adjoining full-sized wok kitchen plus full pantry. Featured millwork extends into cleverly-designed, dropped ceiling with a rope lit edge, hiding necessary mechanical, while accentuating the island, defining the space and enhancing sight lines

Thanks to its dedication to nurturing longstanding, trusted relationships with not only its own team but prospective clients and the community at large, Forge Properties is a multi-family homebuilder that lives up its name in every sense of the word.

Established in the late 1960s by Jack Saran as a builder specializing in single-family homes in the Abbotsford and Mission area, Forge has since grown into a multifaceted, family-run operation that develops, markets and constructs award-winning multi-family residential communities in the South Surrey/White Rock region.

The torch that Jack first lit more than four decades ago is now shared by his son Cory and Cory’s wife Sandy, both of whom are principals alongside its founder in the company and carry on Jack’s unwavering commitment to excellence in both customer care and hands-on, quality construction.

“Our mantra is to create conscious communities, and to that end we work hard to figure out what’s needed in the community and what will be an asset not only in the present but in the future as well,” says Cory. “We’re fortunate enough to be working in our own backyards, so we understand the South Surrey and White Rock market quite well. Our roots are here in this community, so we tend to have more of an ear to the ground in terms of what the specific wants and needs are of purchasers in this area.”

Forge’s newest and recently sold-out Royce development — an exclusive, five-storey, 80-unit enclave of condominiums offering unobstructed

panoramic views of the Pacific Ocean — only further established Forge’s reputation for excellence.

The property earned the company eight nominations and three trophies at the recent 2016 Georgies for Residential Community of the Year, Best Multi-Family Low Rise Development and Best Interior Design Display Suite and is also responsible for garnering Forge five nominations at the upcoming Greater Vancouver Home Builders’ Association’s Ovation Awards — Best Multi-Family Low Rise Development, Best New Kitchen under $100,000 and a total of three nods in the Best Interior Design Display Suite: Multi-Family Home category. The company is also a finalist for four prestigious CHBA National awards for Multi-Family Mid-Rise, Multi-Family Apartment Style/Condominiums 1,000 sq. ft and over, the Community Development Award and Sales Office.

Beyond a tight-knit team of in-house sales, marketing and construction experts that evokes the same sort of family atmosphere that already exists with the second generation of Sarans sharing the helm, it’s been Forge’s ongoing commitment to client care before and after the sale that has set the company apart from the competition.

“Maintaining an open-door policy with our homeowners is vitally important to us,” says Cory. “I know many of our homeowners personally, we conduct our own in-house quality control and home-orientation divisions, and we’re highly adaptive. It’s through this process we’re able to build relationships and earn the trust of our clients. At the end of it, our ultimate goal is to build homes that both the home owner and community can be proud of.”
