In Toronto, the January sales figures represent a good start to 2013. "While the number of transactions was down slightly compared to last year, the rate of decline was much less than what was experienced in the second half of 2012. This suggests that some buyers, who put their decision to purchase on hold last year due to stricter mortgage lending guidelines, are once again becoming active in the market," said Toronto Real Estate Board (TREB) President Ann Hannah.

In the whole of Canada, sales of existing homes edged up 1.3 per cent in January from December, the first monthly gain since September 2012, according to the Canadian Real Estate Association.

Not everyone is willing to believe the figures. May be it is turning around or may be it is not. Next few months will provide a definite answer.

Seller’s Market in Housing Again?

Condo sales and prices have started falling since May 2012.

Resale or new, the condo sales have seen a much more dramatic downturn in Toronto. Condo markets are certainly in buyer's market territory.

Greater Toronto REALTORS® reported 3,830 condominium apartment sales through the TorontoMLS system during the fourth quarter of 2012. This number represented a decline of 23 per cent compared to 5,005 sales during the same time period in 2011.

The average selling price for condominium apartments in the fourth quarter was $332,410 – down by one per cent compared to the fourth quarter of 2011, according to TREB.

Some developers are said to be launching at below-market value. Once a desired number of units are sold, they raise the prices on all units. Some other developers are re-launching projects at lower prices discreetly. They do not want to anger the previous buyers.

Real gross domestic product (GDP) edged up 0.2% in the fourth quarter, similar to the gain in the third quarter. On a monthly basis, real GDP by industry declined 0.2% in December.

Final domestic demand was up 0.6%, compared with a 0.2% gain the previous quarter. Household and government final consumption expenditures and business fixed capital investment all increased. Inventory invest-ment slowed sharply from the third quarter. Imports were down, while exports increased slightly.

Canada's current account deficit (on a seasonally adjusted basis) decreased $0.8 billion to $17.3 billion in the fourth quarter. The reduction to the goods deficit was partially offset by the increase of the investment income deficit.

The deficit on trade in goods was reduced by $2.3 billion in the fourth quarter to $2.8 billion. This largely reflected

increased exports, led by energy products and by farm, fishing and intermediate food products. The goods surplus with the United States was up $2.0 billion on stronger exports in the fourth quarter, although for the year 2012, it was reduced by $6.8 billion to $42.1 billion. The deficit on goods with all other countries reached a record of $54.0 billion in 2012, up $6.0 billion from 2011.

Canadian travellers spent just under $9.0 billion outside the country during the fourth quarter, up 1.8% from the third quarter. At the same time, receipts from foreign travellers in Canada increased 2.6% to $4.4 billion.

On an annual basis, Canada's international travel deficit reached $17.8 billion in 2012, up $1.5 billion from 2011.

During the course of the year, payments by Canadians travelling abroad grew 6.7% to $35.2 billion, while receipts from foreign visitors in Canada increased 4.4% to $17.3 billion.
