Property Maintenance Program
ECO Roof and Solar believes in preventive action rather than corrective reaction. Based on
this belief, we are proud to offer this maintenance program to benefit commercial and
residential property owners and managers in an effort to extend roof life and save our
customers money.
The United State Air Force, in 1996, operated one of
their facilities with an aggressive roof maintenance
program. This was estimated to save them between
$.10 and $.15 per square foot, per year—not
including the amount of energy savings or return on
capital. A maintenance program can prevent lost
work hours or lost revenue for a commercial
property through early identification of potential
problems or leak areas. The savings earned through
this program significantly reduces the expense of
building maintenance over a period of years and
extends the life of your current roof, reducing the
cost of re-‐roofing the property.
ECO Roof and Solar will provide 5 years of Active Property Management Services, renewable
annually after the initial period.

This service includes quarterly/seasonal inspections, which
focus on the following aspects of the roof system:
• Identify potential system imperfections prior to a
problem arising
• Gutter/ scupper cleanings to maintain correct
water shedding from the structure
• Ensure proper functionality of ventilation and
proper seals of all penetrations
• Any necessary maintenance to adhere to local
building codes
We offer professional services on all types of roof coverings, such as:
TPO, EPDM, Ballasted, PVC, Built-‐up, Asphalt, and more!
The NRCA suggests, at minimum, a semiannual
inspection of all roofs in order to evaluate the
condition of the roof system and its response to
thermal stresses and cold weather. Additionally,
inspections will be completed immediately,
after any significant weather event. The
program includes semiannual inspections:
one before the predicted storm season (early spring) and one before heavy winter weather (late
fall). We also offer an upgrade option for quarterly inspections. The Property Maintenance
Program will cover the roof system for a period ranging from five to fifteen years, pending the
existing condition of the current system.

ECO Roof and Solar will serve as your representation in an insurance claim and the Property Maintenance
Inspection Reports will provide written and photo documentation of the condition of the property prior to
any storm damage, which assists in insurance coverage disputes.

Any roof enrolled in the ECO Roof and Solar Property Management Program will receive a credit toward one of the following options:
1. If ECO Roof and Solar performs the restoration for the roof system replacement when
required due to an insurance claim for storm damage, all monies paid will be applied
toward a maximum of the policy deductible.
2. If ECO Roof and Solar performs the roof system replacement when required due to
normal wear and tear, all monies paid will be applied toward a maximum of 25% of the
replacement cost.
