projects locally. ‘Every plan has been through 12 to 16revisions,’ Rennie reports, the thoroughness driven by adesire to anticipate design three years from now. Story, K2

‘‘Additionally, the City of Van-couver has been extremely help-ful. They, obviously, play a bigrole in this, in terms of expedit-ing the matters all city halls usu-ally do, getting permits arranged, making sure problems are antic-ipated. The city set up a projectoffice just for this project.’’
Preparation of the seven cityblocks on which the athletes vil-lage and, after the Games, theMillennium Water residencesand grounds will be located, started last winter.
Millennium and the city arescheduled to turn buildings andgrounds over to Games organiz-ers in November 2009. They arescheduled to get them back inApril 2010.
The residences will go to theOlympics with their kitchenssealed off and their hardwoodfloors protected.
“Somebody said the other day,and I thought it was cute, ‘well, will we change the toilets?’ ’’reports Bob Rennie, organizer ofthe Millennium Water sales andmarketing campaign.
‘‘Well, the chances of a toilet ina new home not being used by aconstruction worker before youmove in are zero.’’
Those toilets will be water-sav-ing dual-flush toilets, one smallcontribution to the pursuit by thedeveloper of LEED ‘‘Gold’’ statusfor the 16 residential buildingsand by the city of LEED ‘‘Gold’’status for the neighbourhood.
LEED, short for Leadership inEnergy and EnvironmentalDesign, is a program started byAmerican builders to define anational standard for "greenbuilding." Up here, it is adminis-tered by the Canada Green Build-ing Council.

GRAND OPENING
SAT. OCT. 20th
One fine morning, the Vancouver and Millennium Water community imagined in the sales literature willnot seem so improbable for the passing pedestrian or bicyclist on the north shore of False Creek.
the Millennium Water featuresand amenities sheet.
■ Six acres of “green spaces, including parks . . . ponds, raingardens, children’s play areasand rooftop and community gar-dens.”
■ Every inducement imagin-able to lessen private-vehicleuse. Led by the nearby CanadaLine, now under construction, these will include “a hybrid-car-share program, bicycle paths, water taxis, streetcars and bus-es” and as much retail as possi-ble. Urban Fare, for example, will be the neighbourhood gro-cer.
■ A c o m m u n i t y c e n t r edesigned by Arthur Erickson inc o l l a b o r a t i o n w i t h N i c kMilkovich and Walter Francland designed to “achieve aLEED platinum rating.” Thiscommunity centre will be man-aged by the Vancouver parkboard.
The homes — if the showhome in the recently opened
sales centre is a guide — will besophisticated mediums in whichhouseholds will be able toexpress their individuality andaspirations, attachments andloyalties.
For example, those floors ofstone and wood and wool car-pet, noted above, will be at leastnine feet below the ceilings inevery home. Their millwork willbe constructed from FSC-certi-fied wood.
The homes have undergoneexemplary scrutiny, exemplarybecause it was thorough andwas anticipatory.
“Every plan has been through12 to 16 revisions,” Renniereports.”But we’re not deliver-ing for three years.
“We have to be way ahead ofthe market to be current in threeyears.
“I think it shows because youwalk into that presentation cen-tre and you go, ‘Wow, this is thefuture.’ And that future is, effi-cient space-planning.”
Unlike the residential build-ings on the north shore of False
Creek, the Millennium Waterbuildings will not be toweringbuildings.
Instead, by city hall direction, they will be “horizontal” build-ings.
“In the official developmentplan for the area, which hadbeen underway for many yearsbefore our involvement, the citydidn’t want to see any towershere,” Millennium’s Malekreports.
“They wanted this to be dif-ferent from a typical tower situ-ation.
“The advantage of this form ofbuilding, which is the horizontalbuilding, is that everyone — Ishould say, most people — whowill be living in this complexwill be close to, or closer to,either the parks, the greenery, orthe water than they would bewere they living in a tower.
“That is a major benefit, thatyou are close to open spaces, greenery, the water.”
‘City didn’t want . . . any towers’From K6
Why the Maleks did it K12
The road that Peter and ShahramMalek and Bob Rennie took to theirrecently opened Millennium Water salescentre was long and winding.
“Milepost Zero” was the $193 millionthe Maleks agreed, in the spring of 2006,to pay the City of Vancouver for theproperty, a record land price locally andnationally.
Detours were many after that. Please
consider the following headline, from aVancouver Sun story in the fall of 2006,representative of the permitting journey:“ . . . Tempers flare as city planners andprivate developers lock horns over cre-ation of an Olympic Village that screamsWest Coast and sustainability.”
Why do it, why undertake such aremarkable expenditure of time andtreasure?
“One reason is that the property is thelast piece of waterfront around,”Shahram Malek said.
“Another is the fact that the wholecommunity is going to be built in one go.You’re going to see a seawall in place, acommunity centre in place, all the parksin place. You’re not going to be living ina construction zone.
“At the same time you’re going to haveancillary facilities built; the Canada Lineto the airport will be finished at approx-imately the same time.
“Those factors had enormous amountsof appeal.
“That the site will be used as theOlympic Village also, I think, added toits appeal.”
