It is a pleasure to hold such an event and meet many different people ranging from school levers, people looking for a great career, Mum’s returning to the work force and people from other industries who are curious about a change into real estate. The careers night presents a win/win as we can present an insight to the real estate industry as a whole, give people an overview of what is needed to get into the industry, but most importantly an opportunity for us to speak about our team and how we do things very differently. For the attendees, they get a broad range of information and the opportunity to ask any questions.

Charity InvolvementWe have had the absolute pleasure of being involved with fund raising for the Soldiers Beach Gallipoli 100 Crew to head over to Gallipoli for the 100 Year Commemoration of ANZAC.

A second fantastic cause that our team is proud to support is the fundraiser for Dianne Kane. Dianne is a local lady who is very well known and respected in the community, as well as a very popular nurse. Dianne has been diagnosed with cancer, and there has been a fund raising group called “Dianne Kane’s Warriors” created to help raise some funds for her ongoing medical treatment. A smile from a familiar face: Bobbi Jo Dillon is an amazing young lady which our team with your support has been working with over the last few years. Amazing, our little angel with a broken wing has just received her updated Wheelchair as she grows and develops and this one is a ripper. From the photo it’s easy to see the new comfort and happiness that Bobbi is feeling from her new wheels. It’s amazing to think that working hard with the local community in real estate could

bring so much reward to one very special little girl. Thank you to you, for your support and dedication to this and these wonderful causes.

AwardsIn a spectacular awards night for the REI (Real Estate Institute of Australia) at the Perth Crown Casino our Wiseberry team was represented by Renee and myself on a fantastic evening. With some amazing nominations for our team:

Whilst we didn’t win any of the three categories on the night, we were exceptionally impressed by being amongst some of the amazing leading companies in the country. We had a wonderful time with the couple of Northern Territory tables as well and many a laugh and drink were had as we all appreciated the achievement needed to be in this illustrious group.

On behalf of our team we would love to thank the Central Coast community for their continued support. We have had the absolute pleasure of being involved with fundraising for the Soldiers Beach Gallipoli 100 Crew to head over to Gallipoli for the 100 Year Commemoration of ANZAC. Our very own Darin

Butcher will also be taking part in this amazing experience. It is now less than 2 weeks until the crew head off on their journey. We would like to wish them all the very best, and are so proud of their commitment and comradery which started 4 years ago and has taken a lot of hard work training and fundraising to get to where they are today. We look forward to seeing the team back after a very successful trip!

LEST WE FORGET...

Introducing Douglas Alexander Griffi ths.

Douglas (Darin & Matt Butcher’s Grandfather) was an Australian soldier but born in Birmingham, England. He was the younger of two sons who came into Australia on an assisted package to work on farm training at the age of 15. He enlisted from Burragorang Valley farm on the 10th of February 1941.

On joining the army, he was classed as a craftsman. A craftsman is a military rank within the army. His role in the war covered many areas from mechanical, electrial and general maintenance on machinery including self propelled guns.

He fought in the Middle East and Borneo. During his service he returned home to Morton Bay, which

was named after the large inlet near Brisbane.

Douglas made it home and found it very diffi cult to settle down into one career and normal everyday living. In 1942 whilst he was on leave he married Joan Harrison (Darin & Matt Butcher’s Grandmother). He mostly worked in electronics but also he was a painter and sign writer.

Introducing Arthur James Brierley. (Nathan Millington’s Grandfather)

August 8th 1919 - Mother’s Day 2008. Born and raised in Brisbane, Arthur was an academic student and professional cricketer before deciding to enlist in The Australian Royal Navy. The stories he would tell about his youth were fi lled with excitement and happiness, describing his passion for politics and university while bragging about bowling to the great Sir Donald Bradman. One day during a cricket

match he saw a group of fi nely suited men attend the park, amidst heavy international confl ict and fi lled with patriotism he made the decision there and then to give up the dream of wearing the Bagging Green hat and swapped it for a Sailor’s cap.

At 22 he began servicing his country as a Sailor on the H.M.A.S. Glenelg during WW2, escorting troops and delivering supplies to the Allies in various locations throughout the Pacifi c Ocean. During this time Arthur developed many skills, promotions and became a Chief Petty Offi cer. One day after over a decade of service, the Glenelg returned home to re-supply. His Lieutenant approached Arthur and said “You’re a bloody darb mate, you’re off to show the Kanimbla a thing or two. Godspeed.”

Arthur was then transferred to the H.M.A.S. Kanimbla as a Chief Petty Offi cer. The Kanimbla’s role was identical to that of the Glenelg’s, however she did not share the same luck. After years of service, one fateful day H.M.A.S. Kanimbla stopped at Papua New Guinea docking port in Rabaul. Unbeknownst to The Kanimbla, the Japanese enemy had already attacked Papua New Guinea, destroyed communities and begun their ascent on Rabau. Seeing the enemy coming, The H.M.A.S. Kanimbla’s Lieutenant instructed a S.O.S. message be sent to Australia. The Kanimbla promptly received a message from Aus-tralia saying something to the effect of “No help will be sent, you are on your own”. The Lieutenant then instructed one last message be sent home saying “We that are about to die salute you.”

With attack imminent some Sailor’s dug their heels in and prepared for battle, while others fl eed into the rainforest in an attempt to escape. Many men did not survive this attack, others were captured and became prisoner’s of war - Arthur included. After weeks of mental and physical torture it was the be-heading of a mate which was the fi nal straw. He and a handful of men decided they would rather die fi ghting like men, instead of waiting to be slaughtered like cattle.

An escape plan was hatched and early one morning these brave men fl eed into the rainfor-est with nothing but the shirts on their back, some of them didn’t even have shirts. For 4 months they walked from the North end of Papua New Guinea down to the South, battling nature and the elements, avoiding the enemy and utilizing their training skills to fi ght for survival. Some were re-captured, others died from dehydration starvation or infec-tion, but only few made it to the Southern shores. They then commandeered a local fi sher-man’s boat, Arthur navigated towards Australia using the night sky and they eventually rowed their way back home. They were free.

In February 2008 The Australian Royal Navy commissioned another patrol ship which is currently active in service, also called The H.M.A.S. Glenelg “Staunch in Defi ance”. After a lengthy selection process with certain eligibility criteria, Arthur and his daughter were selected by The Australian Royal Navy to offi cially Christen The H.M.A.S Glenelg. It is a very proud moment in my family’s Heritage and was a fi tting way to send off Arthur before he declared on Mother’s Day later that year.

Introducing Cecil Bernard Reilly (Casey Hiskens Great Grandfather)

Cecil was a corporal in the 2/4 Pioneer Battalion.Battalion formed at Greta NSW Feb 1941 - Arrived Darwin Sep 41 Via Alice Sprints. Battalion HQ at Noonamah while coys. worked on defensive positions from Adeliade River to Darwin fortress area including Batchelor, West Point and Lee Point. Sailed with “Sparrow Force” for Timor 14.2.42 bombed at sea. Ordered back to Darwin after the fall of Singapore - arrived afternoon 18.2.42 Darin bombed the next day. Much battalion equipment destroyed when ships sunk in Harbour. Spent next 13 months in defensive positions between Darwin and 51 Mile until relieved in March 1943.Plaque erected by members of the 2/4 Australian Pioneer Battalion Association.

Are you selling your home with a pool?From 29th April 2016 all properties sold with a swimming pool or spa pool must have attached to the contract of sale, either a swimming pool certifi cate of compliance or an occupation certifi cate that is less than 3 years old, together with a copy of your swimming pool registration certifi cate created when your pool was registered on the NSW Swimming Pool Register.

What do you need to give to your solicitor?For pools and spas under 3 years old you need to provide an occupation certifi cate. You can obtain a copy of this from your local council (or from a private certifi er who approved the pool), if you don’t have a copy in your records.

For pools and spas older than 3 years fi rstly, you will need to make sure your pool has been registered on the NSW Swimming Pool register, and get a copy of the registration. Secondly, you will need to apply to your local council for a swimming pool certifi cate of compliance. There is an application fee of $150 to be paid to the council to do this. The council will then inspect your pool. The certifi cate process takes 2 weeks depending whether a further inspection is required (second inspection fee is $100)

What type of pool is included?‘Swimming pools and spa pools’ includes inground, above ground, indoor, portable and other types of pools and spa pools that are capable of being fi lled to a depth of 300mm or more of water. Bathroom spas that are used as baths and emptied after use are not included.

What happens if I don’t have a certifi cate of compliance attached to my contract?Failing to attach the certifi cate to your contract means the purchaser may be entitled to cancel your contact at any time within 14 days of exchange of contracts.

Granny fl atsThe fl avour of the day for investors in the local area has been dual incomes. As interest rates are at an all time low and the market has seen great movement, we have seen the investors all fl ocking back into the marketplace. The new granny fl at legislation has brought great interest to our area as the little cheapies with side access become a popular purchase, with returns between $180-$350 per week for new fl ats at a cost of around $120,000 fully fi nished (showing a 15% return on money in most cases). The exciting part is that the approvals generally take between 10-14 days. Over estimating the whole process to be about 18 weeks from start to fi nish. Property Management with a Difference

Lawns, Gardens & Pools When speaking with landlords from the beginning of the management process as well as during the tenancy, a real concern for many owners is often the importance of the tenant caring for the lawns, gardens and pools. If the property has lawns, gardens and/or a pool, it will clearly state the tenant’s obligations to maintain and keep these areas clean in the Tenancy Agreement. However, we do fi nd that some landlords are still concerned.

A great solution to give all landlords peace of mind is to include the lawn, garden and pool care with the weekly rent. It is a simple process of calculating the weekly, fortnightly or monthly cost and then calculating these to a weekly cost that can be added to the tenant’s rent. For example: Instead of $400pw, we would market the property at $440pw including lawn and pool care. As the landlord you can then be confi dent that the property is being well cared for by professionals. It can also assist in reducing possible tenant public liability claims, especially with the care of pools. If your tenants are currently entered into an agreement it may not be viable to include this.
