Bcommunities is perhaps the greatest challenge facing real estate developers today. There are no easy solutions. And yet, a key part of

the puzzle lies right in the heart of how we create our community areas:

the public spaces.

Public spaces are a vital ingredient of successful communities.

They help build a sense of community, social and civic identity and

culture. Every community has some sort of public space, even if it is

not immediately apparent. Sometimes it is obvious – a shady park

with walking paths and benches; a boulevard lined with sidewalks, a

grand plaza surrounded by government buildings.

But public space is also what we find in-between private spaces, and is

not always recognised or honoured as public. Back alleys, neglected

courtyards, and stairways may escape our notice – but these are

nonetheless among a community’s most underutilised and potentially

valuable assets. Because they belong to everybody, they are perceived

as belonging to nobody. And yet if they are developed, they can be

harnessed to strengthen and enrich their communities.

Our third edition of Horizons will give you a view into buildings and spaces:

and why design matters at Emaar MGF. The focus will be on how we use

spaces, common areas and themes in our projects. As we take our readers

into the world of Emaar MGF and its design thought you will see how the

customer remains at the centre of all that we do as we - Build Lives

Brick by Brick.

Shravan Gupta, the Executive Vice Chairman and Managing Director at Emaar MGF, has

My earlier addresses focused on our strategic vision and streamlining of our

organisational processes and the people who are the force behind Emaar MGF as we

move forward, taking large strides towards our ambition to be ‘the most admired and

respected real estate Company in India’

We remain highly driven and focused on attaining leadership as we continue to

delight our customers with the communities we build and create. And building

communities is not just about brick and mortar; it’s about breathing life into the

communities and the living spaces we create. What goes behind the planning,

design and vision is an immense amount of detailing and eye for precision which

brings alive the project and creates a community which lives and breathes.

Our projects have witnessed and brought to life the concept of ‘outdoor living’ as an

integral part of our architecture and design quality. The design of homes, towns and cities

affects lives and is no longer a story of brick and mortar. The places and spaces being

created now must produce environments that people can thrive in and take pride in for

generations to come. We strongly believe that design quality cannot be an optional extra.

Every building sends a message to the people around it. What should the buildings

we are constructing say about the communities we plan and build is a question which

remains at the heart of our planning. I remember reading that a safe and supportive

environment tends to encourage us to take more responsibility for our neighborhood

and our planet. We remain highly conscious about our social responsibility to provide

an environment which fosters socially and culturally alive communities.

It is our customers that continue to drive us to excel in our planning and bring the best results to life. It is in seeing our communities come to life that makes our work worth delivering.

In conversation withASHISH JERATHVP Sales, NCR, Emaar MGFAshish Jerath, Vice President Sales, Emaar MGF holds a bachelor’s degree inHotel

Management from IHM, Lucknow. A graduate from Delhi University, he has over 14

years of experience in real estate sales & marketing. With Emaar MGF since Feb

2008 he drives and manages residential sales for the key region of Delhi NCR.

1. How has your time at Emaar MGF been? What are the key changes you have seen

in Gurgaon real estate markets during this period?

We believe that when our customer buys an Emaar MGF home,

he is assured of a superlative quality product.

I have been part of Emaar MGF for over six years and it has been an absolute pleasure. Emaar MGF is an aspirational brand not only for customers to own an Emaar MGF property but also for real estate professionals as a preferred place to work at.From the sales point of view these six years have been quite eventful and

exciting; this was the period when Gurgaon market changed from an emerging

suburb to a cosmopolitan city with its strong economy and active social life.

One of the biggest challenge and opportunity we have come across is the

change in customer behaviour and profile. Prior to the year 2000, a

significant part of our sales came from real estate investors. By the end of

2010 it had evolved to a more user-driven market, where the customer

expectations were very different from the earlier set of investors.

2. What are the strategic changes you have witnessed at Emaar MGF over the years

especially in your department?

The changing customer profile (end users) and expectations required a

different approach to sales which was not focused on sales numbers but

also on transparency and acquiring long term trust of stakeholders.

We took the lead in creating sales policies and procedures which were transparent and

non-discriminative for any customer

or channel partner, completely taking

out the element of discretion. These

efforts were recognised by our

customers and channel partners and

this is one of the reasons why a

large part of our sales come from

repeat customers.

Over the last couple of years the scale

of our business has grown manifolds

and from a single project in 2006 we

have dozens of ongoing projects with

simultaneous sales taking place at

various sales points and channel

partners. To manage this exponential

growth we increasingly rely on IT and

back-end technology, which helped us

to remove errors and mistakes at the

sales level and acquire a positive

reputation for transparency and

response time.

3. How does the Sales department

integrate with design, operations and

planning at Emaar MGF?

For product development and

enhancement, design and sales work

in close coordination. Sales provides

inputs in terms of the desired product

size and features that buyers are

looking for and Design translates

these inputs in to layouts and homes

to be offered. A similar process is

currently on as we finalise plans for

our upcoming launch on the Golf

Course Extension Road.

Similarly, sales proactively shares

customer and channel partner

feedback and suggestions that we

pick during our regular interactions

with the customers. To borrow from

a recent example, based on

customer feedback, our design and

project teams made changes to the

floor plans of an ongoing villa project

to customise internal designs to

meet with customer demand.

4. What are customers looking for

today and what are the customer

preferences we are witnessing

currently?

Being at the front end, we get to

experience customer feedback first

hand, and it has helped in refining our

own work processes. Our customer

profiling revealed that majority of our

customers are business leaders or

professionals with large experience in

various industries. By meeting them

and listening to their suggestions and

feedback, at times we were able to

make small but significant changes

which benefited our customers.

As a Company we place the customer

at the heart of all that we do and

customer delight and satisfaction is at

a premium within Emaar MGF.

5. Do you believe the customer is not

price sensitive and is willing to pay an

adequate price if quality, design and

builder reputation is good?

We believe that an Emaar MGF

customer is not price sensitive but is

value conscious. A customer is willing

to pay the ‘right’ price if he can see

value. This value is a combination of

Brand, Design, Product & Service

that he perceives and experiences.

6. Is Sales in the Real Estate

sector a rewarding career and

what is your advice to starters

who wish to enter this field?

Real estate is definitely a rewarding

career, and over the last ten years

there has been a generational change

in the quality of professionals joining

this industry. The days of a real estate

sales representative being a slick-

talking sales person are gone. What

you now have are professionals who

understand the market and listen to

customer feedback.

A real estate sales professional wears

many hats at the same time. He is a

product specialist helping you chose

the best home, he is your investment

advisor assisting to match the right

investment size and payment options

and he is your ‘man Friday’ till the time

your home is being constructed.

At Emaar MGF we look for all of

above qualities and more in our

sales team members. Sales

commitments are taken very

seriously and the team is advised to

be conservative in their approach.

For anyone aspiring to join real

estate sales as a career, my advise

will be to work on the above aspects

and spend some time in the market

as a prospective buyer. If you can

connect and relate to the concerns

and aspirations of a home buyer

(whatever that budget may be) you

are more likely to succeed than any

formal training that we may impart.

7. What do you see as the key USP

of Emaar MGF especially from your

customer’s view point?

As a Company we

CREATING COMMUNITY SPACESGood design is not just about spatial planning

but is focused on creating a community.

And yet a key part of the puzzle lies right in the heart of the world’s urban areas: the public spaces. Healthy public spaces are the springboard for revitalising communities, whatever

they are and where ever they are.

This similar thought needs to be applied to communities being developed by real estate

developers. It’s like going back to our roots. The interplay between buildings, spaces and

design has always been at the heart of good architecture. Signature projects are defined

by this use of space. The best example in the world is here in India, the Taj Mahal, where

the 4 towers define the space that frames the main monument.

show every day that public spaces are an asset to a city.”

Capturing space is what truly defines the world of architecture. At Emaar MGF we

aim to capture space in a unique way, by making the outdoors part of the living

environment. This is achieved in many ways: by adjusting the size and shape of

balconies so that they both form an extension of the living and dining room, as well

as bring the outdoors inside. The end users want more than just 4 walls and a roof.

Spatial awareness by our design team lies at the heart of addressing this need.

All our new project designs are based on a fundamental understanding of

customer insight through in-depth research and market analysis, understanding

competition and assessing consumer trends, all ably assisted by our Sales team.

We understand that the consumer today is demanding and educated and is no

longer satisfied just by a concrete structure. They are looking to buy a home. And

a home is defined not just by the architecture of the interior spaces (however well

designed). They are also looking for comfortable communities and

neighbourhoods. This is a need that we recognise at Emaar MGF.

A real estate developer’s reputation is enhanced by delivering communities, not merely

homes. Generally we only build around 20% of the land available for our Group housing

projects. The remaining land is dedicated to designing footpaths, driving lanes, parks, and

gardens. Our layout and planning goes way beyond the four walls of a home but takes

into consideration living in the entire space within the project. Luxury is defined in these

spaces and earmarks a quality Emaar MGF product.

Architecture is a social art that touches all

human beings at all levels of their existence

everywhere and everyday.

Architecture is as much, about interior

spaces as it is about building the exterior.

The essence of quality architecture is the

integration of these two components.

For many years, architecture was simply

about ‘engineering’ solutions to build shelter

and create space for work. Today, much has

changed – training, exposure to global trends

and practices has led to better design and

understanding of the importance of delivering

comfort to customers. Architects today

design spaces that fit a specific purpose and

this is a very positive change.

Interior spaces are an ongoing

conversation with the people who live in

those spaces. Homes, especially, are

constantly evolving in accordance with

what we see, love and absorb.

Architecture is about optimum space

utilisation. It is about designing spaces –

exteriors and interiors – and good

architecture makes sure that nothing is

compromised. We don’t want a design that is

not usable from inside for its end customer.

Therefore, our spaces are built keeping in

mind the lifestyles and needs of our

customers. We work designs in such a way

that maximum natural light enters our villa

units so that people experience greenery,

nature and get a feeling of space and

roominess.

Architecture is a social art that touches all

The demands on the profession over the years have

become much more complex in nature and much

wider in scope. It calls for originality, creativity,

conceptualisation, perception, aesthetic values, and

a holistic judgment of people, places, objects and

events.

Architecture is primarily the art and science of

designing spaces for serving the various activities of

human beings and for meeting their specific needs in

a meaningful built environment. When various

engineering services are rationally combined with the

basic elements of Space, Structure and Form,

Design, Lighting, the result is efficient, pleasant and

fulfilling.

At Emaar MGF, we are consciously designing living spaces where outdoor activities

for children and youngsters are integrated into the overall design of the community.

Clubhouses are being designed to include bowling alleys and gyms. Kid’s areas are

being marked closer to the towers so that parents can keep a watch on their children

while they play. There is a focus on innovative use of space in all Emaar MGF

communities. The top of the multi-level car parking has been converted into a skating

rink or a basketball court. Badminton courts are planned at the lower levels.

Palm Terraces Select has heated pools. Since our customer feedback indicated that

swimming is a preferred all-year activity, this pool comes with open-able shutters. In

the summer, the pool is open to the sky and in the winters, the shutters are closed

and the pool is heated. These interventions also keep in mind energy saving tools.

There is a volleyball court at Emerald Floor Premier. This is apart from a

regular sports court which has been committed.

Outdoor spaces are given prime importance at all Emaar MGF developments.We recognise that our customers are looking for inspiring environments for their homes

and lives and we strive to bring to them innovative ideas and solutions for invigorating

spaces.These include special space allocation for the need of children and youngsters as

well as special attention to the greening of the outdoor spaces in our projects.

Greening of Emaar MGF Properties

Plantations and green areas are given focused attention in all our

projects. Our in-house horticulture specialists are an integral part of the

team that plans the exterior spaces to fit into the over-all theme of each

complex.

For example, at Gomti Greens, Lucknow, colour has been used in a very interesting

manner. Different trees, with different colour flowers, have been planted in different areas

of the complex. There is a ‘Red sector’ where you will see a variety of red flowers across

seasons: Gulmohar in the summer and Bombax in the winter. Yellow, red, green and

purple: it is a riot of colours and a visual delight for residents and visitors alike.

energy remains a key focus area for Emaar MGF while planning all

Corporate Social Responsibility at Emaar MGF

The monumental expansion of Emaar MGF’s projects pan-India was

accompanied by the need for a commitment to search for new and

permanent horizons in the area of responsibility towards the well-being of

the societies in which it operates. This led to the defining of our vision:

“As a leading real estate player Emaar MGF is committed to

improving the social, environmental and economic capital of

our stakeholders and the communities we touch.”

Under our campaign emCare initiative, we believe that care begins at

home and we run a series of initiatives to help improve the lives of our

workers at our construction sites and their children. We believe that it is

imperative for an organization to give back a humble part of what it takes

from society. We continuously strive to be an entity that is socially

committed by bringing together all our existing processes under the ambit

of corporate social responsibility through pro-active initiatives.

We work towards minimising the environmental effects and

utilising resources towards the development of a sustainable

society that is in harmony with the environment. We are

committed to the construction of high performance buildings in

accordance with LEED India, the Green Building rating system

certified by the India Green Building Council.

Celebrating the Environment: Plantation Drives, Awareness

Programmes at Project Sites

In line with its philosophy of welfare for all, Emaar MGF, celebrated ‘World

Environment Day’ by planting more than a thousand saplings at its various

project sites in Gurgaon. Emaar MGF also ran an awareness programme for

their construction workers on sites and employees on the importance of a

green cover, planting trees and how to maintain one's surroundings. The

plantation and awareness drives ended with distribution of prizes and sweets.

The awareness programme covered project sites such as Palm Terraces

Select, Marbella, Palm Gardens, Palm Hills, Emerald Hills and Capital

Towers Downtown in Gurgaon, Mohali Hills in Mohali, Grace & Avenues,

Chennai and Boulder Hills Golf & Country Club, Hyderabad.

Mohali Hills celebrated the day at their upcoming commercial space ‘Central

Plaza’ in Sector 105, Mohali. With an aim to make workers and employees

environmentally conscious, the event at Mohali included a presentation by team

members on the environment and its issues. A quiz on the environment and

posters were aids to create an engaging interaction with employees and workers.

Health Camps at Emaar MGF

A Health camp was held for the employees of Emaar MGF at the Corporate

office in Gurgaon Business Park with the support of Fortis Memorial

Research Institute, Gurgaon. The free cardiac and dental health check camp

was attended by close to 100 employees.

The scope of the medical camp covered ECG, blood pressure, Random

Sugar check, height and weight parameters and a dental check along with a

free consultation with the Cardiologist and Dentist in attendance.

Our CSR Initiatives

Distribution of blankets: Over 25,000 blankets have been distributed to

construction workers across our project sites. This is not a one off effort but part

of a continuing process. In October 2013, the Company donated over 20,000

blankets to survivors of the Orissa floods in its efforts to spread warmth and care.

Mobile créches: Emaar MGF runs a day care centre for children of construction

workers at The Palm Drive in Gurgaon through Mobile Créches, an organization

which provides education, nutrition and health to children through the day.

Gift a Smile Campaign at Emaar MGF: We run the Gift a Smile campaign at Emaar

MGF where donations are collected from the employees for buying gifts for the children of

our construction workers at Project sites. The gift distribution is a part of Company’s

‘EmCare’ campaign through which it conducts various activities for welfare of

deprived sections of society.

Other activities: Emaar MGF is involved in CSR campaigns like donation to

various relief funds, donation to NGOs working in the field of disability,

education and healthcare. Over Rupees 24 lakhs were contributed to Khushii.

Last year, in the month of July, when the state of Uttarakhand witnessed one

of the worst disasters, Emaar MGF contributed Rs. 1 crore towards relief and

rehabilitation along with Rs. 3 lakhs which employees contributed separately.
