energy compliance is now required
DESCRIPTION
Failure to submit a benchmarking report will now result in fines that accrue quarterly. Let us help you wrestle the new Energy Compliance Requirments to the ground.TRANSCRIPT
Energy BenchmarkingCut costs—you’ve heard this from management over and over. But did you know that energy accounts for almost one-third of a typical building’s operating costs? And did you also know that almost all buidlings are using more energy than they need to use? Because energy savings go straight to the bottom line—starting with the next month’s utility bill— energy should be the first place you look to cut costs.
Next month’s bill is going to be less.
How does your building stack up.If you own one, or multiple buildings, where are your best opportunities for savings? Our Energy Benchmark™ service is a quick and easy way to assess the level of energy consumption and how it compares to similar buildings. It’s step ONE on the path to increased profitability and asset value through lower operating costs.
One.
Ride the Energy Star train.Step TWO is to complete an Energy Benchmark using EPA’s ENERGY STAR™ guidelines. Energy Star is a recognized mark of excellence in building performance, the ENERGY STAR™ certification label will increase the value of your building.
Plan for savings.Step THREE—we’ll sit down and review your energy consumption with you and see how efficient your building is today. We then can estimate the energy savings that can be expected—it’s often greater than what you might think. For example, if your energy bills are $10,000 per month, 15% energy savings is $18,000 per year. Not bad for a start.
Energy costs typically
account for 30% of the
total cost of operating a
building.
__________
Buildings that earn
the ENERGY STAR label
use about 35% less energy
than average buildings.
__________
A 15% reductionin energy
consumption can lower operating costs by
$12,000 per year for every 50,000 square feet of space.

Energy Service AgreementsWe believe that building services should continuously improve, not just maintain building performance. That’s why we offer Energy Service Agreements—going beyond standard preventive maintenance to not only make your building more comfortable and productive, but also less costly to operate.
Generating cash flow from Day 1.
Lower energy costs
Following the lead from the BOMA Energy Efficiency
Program (BEEP®) to identify low-cost and no-cost savings tactics, we address many of the most common energy-
wasting culprits.
Maintenance that pay for itself
We can identify immediate operating cost savings that
in many cases will more than pay for the entire cost of the service agreement—freeing up valuable cash for other
parts of your business.
No suprisesWith an Energy Service
Agreement you get a structured approach for
reducing energy costs and a superb maintenance program.
This means no surprises—when you see your utility bills or from unexpected equipment breakdowns.

We’ve developed a unique approach to service—one that is focused on lowering your costs by identifying how your building consumes energy and things you can to do to immediately begin eliminating wasted energy. We offer a variety of Energy Service packages that combine latest technologies with old-fashioned attention to detail that will identify specific problem areas where significant savings opportunities exist. You’ll see how any additional cost of our Energy Service Agreement over a standard maintenance agreement will be more than offset by utility bill savings, generating positive cash flow from Day 1.
Here’s how we do it
STEP 1: Benchmark energy costsWe’ll complete an Energy Benchmark™ using EPA’s ENERGY STAR® guidelines. By reviewing your energy consumption we see how efficient your building is today and estimate the energy savings that can be expected.
STEP 2: Identify cost saving opportunitiesWe’ll use the latest in energy analysis technology to gain insights into how your building is performing and identify specific actions you can take to start saving energy now.
STEP 3: Propose and implement retrofitsWe’ll facilitate the implementation of energy-saving recommendations, starting with low and no-cost items first. If larger capital items can be justified, we’ll work with you to plan and execute those projects within your available budget.
STEP 4: Continuous energy monitoring and diagnosisWe’ll monitor your building’s energy use 24x7, immediately alerting you if issues arise. It’s like having a full-time energy manager on staff for only a few dollars per day.

Energy ExpertTo stay on top of your energy use and understand what is happening day by day, we offer Energy Expert™. Developed in cooperation with the U.S. Department of Energy, Energy Expert documents actual savings delivered from energy projects and continuously monitors your building’s performance to ensure savings are persistent over time. This sophisticated, yet easy-to-understand software application creates a baseline of how your building consumes energy and uses an expert systems analysis to compare actual performance against expected every hour of every day.
Energy Expert puts your energy use in perspective. How does today compare to yesterday? The last 30 days? The last 12 months? And what potential problems lie ahead? Armed with this information, we will constantly monitor your building and identify areas for improvement, as well as react to alerts that your building’s energy usage is out of range and help avoid high peak demand charges.
Document energy savings. Ensure savings continue.
Continuous monitoring of your buildings’ energy preformance24 x 7 analysis of whole building energy use patterns, automatically adjusted for outside weather normal daily variation, ensures that your building operates at peak performance.
Prove the value of your investment in energy efficiencyDocument the savings that are actually delivered. A great tool for verifying the the impact of energy initiatives.
Know about problems immediatelyIf your expected energy use exceeds a given threshold, you will be alerted. It is like having a full time energy engineer in your building for a fraction of the price.

Getting StartedWe’ll install wireless pulse counters on the gas and electric meters of your building. They transmit real-time energy use information to a communication gateway, also located in your building. The gateway automatically sends the data via a cellular phone call to our server, where our analysis and reporting system takes over. All the data is immediately accessible through a private login from our website. It’s that simple.
Ongoing ProtectionWe will set up alerts in the system so we will always know how your building is using energy. If you go over your expected usage we’ll let you know. This will protect you against energy waste that often occurs if system performance degrades over time.
Lower Operating CostsYou can save the world and still earn a profit. ‘Green’ is a strategy to increase profitability and asset value by lowering both operating costs AND carbon footprint. Building owners and CFOs face rising operating costs and slowing rents. Our green building program will help.

Improve Tenant Comfort and HealthOver 90% of all commercial buildings have at least one indoor air problem. Surveys by BOMA and IFMA place HVAC, thermal comfort, and IAQ among the top 5 leading complaints. These problems can lead to tenant changes, and they contribute to lower asset value of the building. Worker absenteeism in ‘sick buildings’ means a huge loss in productivity, yet diagnosing these problems can be costly and time consuming.
Our Healthy Buildings Program will help. Utilizing BuildingAdviceTM, a portable wireless system for assessing building performance, we provide you with professional, detailed reports that document IAQ issues and provide recommendations to improve air quality.
