If you are aware that you have yet to turn in any of the above information, please contact the EAI office as soon as possible to complete your registration. CHECK-OUT 11:00 a.m. It is necessary to provide Executive Apartments, Inc. with Thirty Day Written Letter to Vacate prior to your departure if staying 90 days or longer. An email notification of your intent to vacate or extend will suffice. EAI reserves the right to rent your unit after your confirmed departure if written notification to extend is not received. Please inspect your apartment upon leaving and notify us of any problems as soon as possible. Prior to your checkout date, a Return Check-Out Envelope will be provided. Follow the instructions on the envelope. GENERAL ASSISTANCE / MAINTENANCE For general maintenance issues, please call the EAI office at (703) 418-1333 during regular business hours to submit a work order or email Tara Szoboszlay at [email protected]. While we do our best to complete all work orders as soon as possible, some instances may require more time than others. We ask for your patience and encourage you to follow up with the EAI office regarding your request, if it is not completed in a timely manner.

ALL maintenance issues are to be directed to Executive Apartments and NOT to the building office in which you reside. If the maintenance issue is or becomes an EMERGENCY and the EAI office is closed; only then should you call your building maintenance service (below). WHAT DOES EAI CONSTITUTE AS AN EMERGENCY-

• A life-threatening situation • Lock-out or inability to get into unit • Broken lock on unit • No heat in winter conditions • Flooding

HOUSEKEEPING Housekeeping services are provided weekly for most of our tenants. Housekeeping is not included for guests staying with Executive Apartments under certain government contracts, or at reduced per diem rates. Please check with our office for more information on your particular stay. EAI makes every attempt to clean your residence on the same day each week. Schedules may vary due to workload and holiday requirements.

No housekeeping services will be performed on federal holidays. EAI’s housekeeping staff is instructed not to handle the tenant’s personal items. Personal items should be put away prior to cleaning. EAI would like to remind all residents that personal items of value should be stored away appropriately, as we are not responsible for lost or stolen items. Tenants having authorized pets are required to secure them prior to any cleaning service being conducted. WHAT IS INCLUDED IN YOUR WEEKLY MAID SERVICE-

• Dusting/Disinfecting countertops • Bathroom showers/tub/toilet/sinks • Windows & Blinds

• Vacuuming/Mopping • Cleaning/replacing bed & bath linens • Emptying or running dishwasher

WHAT IS NOT INCLUDED IN YOUR MAID SERVICE-

• Personal laundry • Putting away personal effects Incidentals (toiletries, paper towels, toilet paper, etc) for long term stays are the responsibility of the tenant. Extra light bulbs can be found in the hall closet of your apartment. Please email or phone our office to submit a work order for replacement of vanity lights, appliance lights, fixture lights, or remote batteries. PARKING EAI guests requiring parking will be issued a parking hangtag or access card. Your hangtag MUST match the vehicle description submitted to EAI and must be displayed at all times. Ensure that the hangtag is visible and unobstructed. Please note: Concord residents are not required to display a tag. If you lose your hangtag, please notify the EAI office immediately so it can be deleted from the system and reissued. Each tag is the property of EAI and has a $100 replacement fee if it is lost or

stolen. One covered garage parking space is included for each unit. Additional parking spaces can be purchased, if space is available. Please call our office for more information. There are designated parking areas for each building. You can park ONLY in these areas. People with state-issued handicapped tags may park in any available handicapped space in a garage. NO TENANT SHOULD PARK IN SPACES MARKED “RESERVED.” EAI must have all of the following on file in order for a parking pass to be released to tenant:

• Vehicle Make • Vehicle Model • Vehicle Color • Vehicle Plate Number • Vehicle Plate State of Issue

Periodic checks of the garages are performed and you will be towed if:

• Your parking tag is not displayed in your vehicle • You park outside of your designated area • The tag does not match the vehicle description registered with EAI • You display a lost or deleted tag • You park in a reserved space that is not assigned to you • You park in an area that is not a designated space • Your vehicle is occupying more than one space • You are caught letting other people use your garage fob or parking tag

EAI will NOT be responsible for charges incurred from towing by fault of the tenant. Although every effort is made to provide a secure area for our tenant’s to park, parking on all premises is at your own risk. EAI is not responsible for any lost or stolen items or damages that are incurred within the parking garages and lots. TEMPORARY PARKING EAI does not provide temporary passes for guests. A second parking pass can be rented at our cost. These rates do vary and can be invoiced separately from your monthly rent. An additional form of payment will be accepted for this payment at your request. Each property also offers temporary parking for short-term stays, typically at a nightly rate. You may request this yourself at the front desk of your facility. This will be an out-of-pocket expense for you and will in no way be associated with EAI. The rates for these passes do vary from building to building.

• Any non-reserved spot in the parking garage is available for parking The Instrata Pentagon City

• P2 level of the parking garage Meridian at Pentagon City: Towers I & II

• Any non-reserved spot in the parking garage is available for parking 1401 Joyce at Pentagon Row

• P2 and P3 level of the parking garage. Do not park in spaces marked “Reserved.” Gramery

• P2 level of the parking garage Millennium

• P2 level of the parking garage GUEST POLICY CHECK-IN/REGISTRATION OF GUEST:

• While EAI does NOT require a complete registration for guests, we do require that you inform the office of the names of your guest(s) for security purposes and his/her stay dates

• When calling with the guest names, please notify EAI of any additional keys you may need • EAI requests a one-week notice on all guest requests • Rollaway beds are available on a first come first serve basis.

OCCUPANCY:

• EAI allows guests in its units at no additional charge, if it meets the criteria for maximum capacity of the unit, in accordance with the applicable housing codes.

o One-Bedroom – Maximum 2 people o One-Bedroom with Den – Maximum 3 people o Two-Bedroom – Maximum 4 people

GUEST LIABILITY:

• The EAI guest will be held financially responsible for all their guest actions, including damages, lost items, or theft that may occur during his/her stay

PAYMENT TERMS

• Rental rates generally follow the General Services Administration per diem lodging rates. o Two-Bedroom are usually set at the max per diem rate for lodging o One-Bedroom, One Bedroom with den are available at or below per diem

authorizations rates. • Rents for long term stays will be charged on a monthly basis, on the first business day of each

month, and can be made in the form of a credit card (American Express, MasterCard, and Visa), personal check, or certified check.

o An authorization form must be completed for all forms of payment • Special payment instructions are allowed, but must be approved by EAI. • EAI will provide the tenant with a written receipt for all monies received. Invoices are

generally sent to the email account we have on file, but hard copies can be provided if requested.

ELECTRONICS The following provides basic safety and troubleshooting tips for many of the electronics in your apartment.

• Follow all warnings and instructions marked on product. • If the electrical cord or plug supplying power to any component is damaged, unplug,

discontinue use, and call the Executive Apartments, Inc. office. • Do not use any electronics in or near a bathtub, shower, or pool.

• Do not block proper airflow around electronics or place anything over cords. • Do not overload outlets or extension cords. • Electrical outlets are often controlled by wall switches; if any equipment is not responding

when turned on, check to see that the wall switch is turned on. • Some outlets located near running water may have a built-in breaker. If a device plugged

into this type of outlet is not receiving power, press the outlet’s TEST/RESET button. If you need assistance, call the Executive Apartments, Inc. office.

TELEPHONE SERVICES All local and long distance calls within the Continental Unites States are free. You can access your voicemail by dialing *99. The default password is the last four digits of the phone number. TELEVISIONS Inside your apartment is a laminated guide for use of Remote Controls. CONNECTING TO THE INTERNET:

• In apartments with wireless service, the default unsecured setting is shown as a prefix and then the apartment number.

• You can also connect the Ethernet wire (it resembles a large telephone jack wire) into the internet socket on the back of your laptop or PC.

If the modem loses signal:

• Turn off the power to your laptop/PC. • Unplug the power cord and Ethernet cord from the back of the modem for 1 minute. • Using a paperclip or pen push in the reset button located on the rear of the modem. • Re-plug the power cord and Ethernet cord to the back of the modem. • The modem should now be reset.
