Western Sydney by helping businesses within the South West Growth Centre to capitalise on the economic gains from developoing a new Western Sydney Airport. Bringelly Road will be widened to two lanes in each direction for 5.7 kilometres with three lanes between the Upper Canal and Eastwood Road. The upgrade will create more than 400 jobs while about 4,000 additional jobs will be generated by the time the airport opens. The NSW Government progressed planning on upgrades including Bringelly Road before a decision was taken to build a new airport, which helped ensure that the Commonwealth was well placed to commit to investing in this region. Planning is progressing for the 31 kilometres, A$1.6 billion upgrade of The Northern Road and the 14 kilometre, A$1.3 Billion four lane motorway between the M7 Motorway and The Northern Road. These projects are about ensuring vital road infrastructure is in place ahead of the airport’s opening, expected towards the end of this decade.

Development options: The development options for this site:: Current rights permit the existing commercial poultry business to operate on the site (which this can be relocated to a new commercial site). The current zoning divides the site into 3 zones: 1) RD2 Permits medium density residential dwellings on the majority of the site 2) Educational establishments – while this portion of the site requires some planning and /or negotiation,

this provides the opportunity to either sell this portion to the NSW government at market value, or the possibilities to develop the site as a childcare facility or similar educational institution usage.

3) Drainage – there is a portion of the site that the Council will commit to purchase as a future drainage easement. Early discussions with the Council indicate the value of the said easement may possibly be traded for headworks charges which potentially assists with the cash flow when subdividing the balance of the land.

Description of Austral Suburb, NSW info:

Austral is a suburb of Sydney, in the state of New South Wales, Australia. It is 42 kilometres south-west of the Sydney central business district, in the local government area of the City of Liverpool.

It is bounded to the west by waterway Kemps Creek, to the east by a Sydney Water supply channel, to the north by a straight division, and to the south by Bringelly Road. Bonds Creek flows southeast-northwest through the suburb, and confluences with Kemps Creek near Fifteenth Avenue. It is of note in its design, its streets laid out in a grid pattern, and all horizontal ones named 'Avenue', in numbers from south to north increasing.

History The area that now constitutes the suburbs of Austral was a parcel of land in West Hoxton purchased by the Austral Banking and Land Proprietary. When residents pushed for a second public school in the Hoxton Park area in 1891, Austral Banking and Land Proprietary donated 3 acres (12,000 m2) of its land for the site and, in return, the school was named Austral Public School. The name of the school became synonymous with the area although it wasn't officially recognised until 1972.[2] Austral Post Office opened on 7 February 1894.[3]
