While completing and gathering rigorous field data for an ASHRAE Level III scope of work for a recent Lab Facility Client, Eneractive Engineers identified that there was a significant opportunity to reap additional low/no cost operational savings that had not been previously highlighted or were not addressed and as a result, were now out of optimal operation. As retro-cx (RCx) agents, the team realized that this additional scope of work would not only improve the savings of the IGA scope, but would allow for the best assessment of the use of capital due to a more accurate baseline evaluation.

Typically executed as a stand-alone scope of work, retro-cx has been considered invaluable when seeking to attain a granular understanding of what is occurring in a facility, as well as providing a background for ongoing energy management. However, as the retro-cx landscape continues to evolve in today’s energy market, this process has proven to be particularly advantageous as part of a larger, more comprehensive energy reduction plan. As the RCx process establishes and redefines new baselines of existing systems, integrating RCx into an IGA scope allows for a more effective and critical way to assess identified capital investments and projects.

6 TAB with new ventilation code requirement for offices

5 New ventilation schedule to match corrected VAV box layout reflecting accurate air change rates required by labs

Project SnapshotOriginating as an ASHRAE Level III IGA, the Eneractive Engineering Team unveiled certain valuable RCx elements during their testing to determine an accurate baseline.

The top 4 opportunities identified were:

1. VAV zones not mapped accurately on the BMS

2. VAV reheats were passing (50%)

3. VAV boxes were not meeting airflow; pressurization was off

4. 2 critical zones prevented the DAT from the central system AHUs from resetting

Mutual Redevelopment Housing (MRH), New York

Eneractive Solutions’ Power Plant Solutions Division was commissioned to retrofit four (4) 1200 HP natural and six (6) 1900 HP diesel engines with CO (Carbon Monoxide) catalyst to meet the current EPA RICE NESHAP, (Reciprocating Internal Combustion Engines, National Emissions Standards for Hazardous Air Pollutants) requirementsfor CO emissions.

Eneractive provided a turnkey solution which included engineering, fabrication/procurement and installation of all equipment.

The project was completed in July 2014 and all performance objectives were met.

Featured Projects

With the task of overseeing a 30% reduction of municipal greenhouse gas emissions by 2017, the Department of Citywide Administrative Services (DCAS) Energy Management contracted ENERActive Solutions to provide Measurement & Verification consulting services for analyzing and verifying energy savings of Accelerated Conservation and Efficiency (ACE) projects to a sample of municipal buildings in their portfolio. An innovative program launched by DCAS-EM, the ACE program fast tracks and streamlines funding

for straightforward and shovel-ready energy capital projects that can be contracted and managed by City agencies in City-owned buildings and facilities.

ACE projects represent a partnership between City agencies to provide cost savings and public health benefits. A number of agencies are sharing costs on recently-funded ACE projects. Thanks to this arrangement, ACE funds are able to support energy savings at twelve additional project sites and on the streets of all five boroughs.

A number of ACE projects also present opportunities for the City to leverage incentives for natural gas savings from the New York State Energy Research and Development Authority (NYSERDA).

Program Highlight: Measurement and Verification DemonstrationsThe ACE program’s projects provided a great starting point for DCAS Energy Management’s new measurement and verification efforts. In partnership with agencies like the Department of Parks and Recreation, the Department of Education and the NYC Fire Department, DCAS Energy Management has utilized third party measurement and verification (M&V) with Eneractive Solutions to confirm the energy and cost savings expected through deployment of specific energy conservation measures (ECMs), and optimized City investments in ECMs based on their performance in different building types. DCAS Energy Management’s M&V consultant completed several M&V analyses in the summer of 2014. Their findings were shared across agencies for a better understanding of how different energy conservation measures are performing, based on different parameters such as building use and type. Their presentation has served to educate agency staff on how to perform their own measurement and verification on certain ECMs.

Spotlight On

Eneractive takes on the Timberman Half Ironman

In keeping with our enthusiasm for health and wellness, we are proud to congratulate Eneractive team members Doug Millar, Chris Bitters, and Bill Gretta for completing the IRONMAN 70.3 Timberman on Sunday, August 17th. This event took place in Gilford, New Hampshire and, true to its namesake, consisted of a 1.2 mile swim through Lake Winnipesaukee, a 56 mile bike course, and 13.1 mile run along the edge of Lake Winnipesaukee with views of the White Mountains (70.3 total miles).

Being able to participate in such a rigorous event requires tremendous dedication, perseverance, and strength, and is nothing short of an amazing accomplishment! Doug, Chris, and Bill’s demonstration of those qualities both in and outside of the workplace makes us proud and honored to have them as part of the Eneractive team.

Another year, another nomination!

On July 1, 2014, Eneractive Solutions announced the acquisition of Westridge Energy, LLC of Shenandoah, VA. Westridge Energy is a technology leader in the development of energy metering and monitoring solutions nationwide.

Looking Ahead

The event has come a long way since it’s first year in 2012, where only 4 Special Olympic athletes competed. This year, there were 21 Special Olympic athletes competing, with 13 competing in all three legs of the triathlon! This is an amazing milestone, and shows how far this event has come in just three years. This year’s event drew in 253 total athletes as well as 116 volunteers. Over the years, One More Tri has raised over $61,000 for Special Olympics New Jersey.
